Selling a Three-Bedroom Townhome or Condo

Sellers who held their first price went under contract in a median 26 days at 99 percent of the first ask. The 194 who cut the price waited 81 days and closed at 94 percent.

Your biggest competitor is often a builder. 106 three-bedrooms built in 2024 or later sold in the last twelve months at a $545,500 median, and 147 new units were listed and did not sell. A resale townhome priced near the new ones has to show what the new ones do not: a finished yard, mature trees, a lower dues line or a better location. Unsold three-bedrooms asked $283 a foot at the median; sold ones closed at $242.

Buying a Three-Bedroom: Where You Have Leverage

The median three-bedroom closed at 97.5 percent of the first asking price; 44 of 539 sold above their final ask. New-construction communities often carry builder incentives, so compare the net price, not the list price. Ask about the garage (about two in three sales had one), the dues and what they cover, and the leasing rule: 39 listings that sold said renting is not allowed.

For first-time buyers, the first-time buyer page walks through the steps. For a detached house with three bedrooms, see the 3 bedroom homes page.

How does Patrick Higgins price a three-bedroom townhome?

Against resales in the same community first, then against new construction nearby, since a builder’s price sets the ceiling for resale. Sellers who priced right went under contract in a median 26 days. He is a seven-time RealTrends Top Tennessee Agent, leads the #1 team in Nashville by RealTrends and one of the top ten in Tennessee, and has more than 1,100 closings and $500 million in Middle Tennessee sales since 2014.

Can I buy a three-bedroom townhome in Nashville before it is listed?

Sometimes, through Compass. A Private Exclusive is a townhome or condo the owner markets inside the Compass network before any public listing; a Coming Soon is one that will reach Zillow and the other sites within days. Working with a Compass buyer’s agent gets you both at no extra cost, since the seller pays the commission at closing. Call 615-682-1718 with your price range and the parts of town you want.

Can I lease a three-bedroom townhome after I buy it?

It depends on the association. 39 of the 539 listings that sold said renting is not allowed; most allowed long-term leases. Read the master deed and current rules before you buy.

What is my three-bedroom townhome or condo worth?

Automated estimates miss on townhomes because they rarely know the end-unit premium, the garage, the upgrades or what the builder down the street is offering. Start with the instant home value tool for a quick figure, then call Patrick at 615-682-1718 for a pricing analysis drawn from your community’s sales and the new construction competing with you.
