Battlefield Drive
NASHVILLE’S 12 SOUTH TO GREEN HILLS CONNECTOR
For private showings and pricing insights on Battlefield Drive
Patrick Higgins | 615-682-1718
Battlefield Drive runs east to west across the 37204 and 37215 zip code line, connecting Nashville’s 12 South corridor on the east with the Green Hills commercial district on the west. Cross streets along the route include 12th Avenue South, Belmont Boulevard, 21st Avenue South, and Granny White Pike.
This page is built only from verified closed sales in both zip codes, and it opens with a number most street pages would rather bury.
What the Sales Record Actually Shows
Across the full rolling twelve months, in both zip codes, three homes closed on Battlefield Drive. Not seven. Three. And all three share a trait that turns out to be the most useful fact on this street.
| Address | Zip | Sale Price | Sq Ft | $/Sq Ft | Built | vs Ask |
|---|---|---|---|---|---|---|
| 1541 A Battlefield Dr | 37215 | $1,350,000 | 3,179 | $424.66 | 2022 | $39,900 under |
| 841 A Battlefield Dr | 37204 | $1,300,000 | 3,337 | $389.57 | 2020 | $45,000 under |
| 1547 Battlefield Dr | 37215 | $1,097,700 | 2,722 | $403.27 | 2019 | $27,300 under |
Data from RealTracs MLS. Rolling 12-month period.
Every one of the three closed below asking price. None sold at or above. Two of the three had never taken a price reduction at all, and still settled $39,900 and $45,000 under the number they opened at. The third started at $1,125,000, trimmed to $1,120,000, and closed at $1,097,700.
That is not a fluke of a small sample. Across both zip codes, HPR-Detached homes built in 2019 or later closed at or above asking price only 14 times out of 62. Roughly three quarters of new-construction closings in this corridor settle below the number on the sign. If you are buying new construction here, the list price is an opening position.
The second thing all three share: every closing was new construction, built 2019, 2020 and 2022. Not one original house on Battlefield Drive sold in the window. The 1940s houses on this street are still standing, and two of them are on the market or recently were, but none of them changed hands on the closed record.
The Subdivision Math
Battlefield Drive is a case study in how Nashville’s inner ring is being rebuilt, and the lot sizes tell the story better than the prices do.
The three homes that sold sit on 0.02 to 0.05 acres. The surviving originals on the same street sit on 0.31 and 0.32 acres. That is the arithmetic of the HPR-Detached format: a single mid-century lot is subdivided under a Horizontal Property Regime into two or more parcels, each carrying its own detached house. The homes are not physically attached to anything. They simply sit on a fraction of the land their predecessor occupied.
The pattern holds across both zip codes. Among all closed sales, HPR-Detached homes built in 2019 or later sit on a median lot of 0.07 acres. Site-built homes constructed before 1970 sit on a median lot of 0.50 acres. Roughly seven times the land.
Here is the part that surprises people. Within the school zone that covers Battlefield Drive, detached homes built in 2019 or later closed at a median of $2,074,000 and $478.04 per square foot. Detached homes built before 1970 closed at a median of $1,085,000 and $460.00 per square foot. The price per square foot is nearly the same. The million-dollar gap between them is almost entirely square footage, and the new houses carry that square footage on a seventh of the land.
Put plainly: on this corridor you are not paying a premium rate for new construction. You are paying for more house, and trading away the yard to get it. Which of those matters more is a genuine question, and it is the question that should drive the decision.

Three sales is a thin sample, and no honest page would ask you to price a home off it. So the section below widens the lens to the cohort that actually governs value here.
The School Zone Is the Real Market
Every Battlefield Drive record in both zip codes, all twelve of them, carries the same three schools: Waverly-Belmont Elementary, John Trotwood Moore Middle, and Hillsboro Comprehensive High. The zip code line runs through the middle of this street and does not move the school zone one inch.
That makes the school zone, not the zip code, the correct comparison set. Across both 37204 and 37215, 196 homes closed inside this zoning over the rolling twelve months.
| Segment | Sales | Median Price | Median $/Sq Ft | Network Share |
|---|---|---|---|---|
| All closings in the zone | 196 | $1,021,004 | $404.38 | 58.2% |
| Detached houses only | 117 | $1,362,500 | $454.77 | 64.1% |
| Detached, built 2019 or later | 34 | $2,074,000 | $478.04 | 67.6% |
| Detached, built before 1970 | 47 | $1,085,000 | $460.00 | 48.9% |
| HPR-Detached, the Battlefield product | 37 | $1,480,000 | $412.35 | 73.0% |
Data from RealTracs MLS. Rolling 12-month period. Network share counts Compass, Parks and Pilkerton on either the listing or buying side.
Two things fall out of this table. First, 151 of the 196 closings sit in 37204, not 37215. The John Trotwood Moore zone is predominantly a 37204 zone, and buyers who search only Green Hills addresses are looking at less than a quarter of it.
Second, the three Battlefield closings land at 63rd, 67th and 90th out of 196 by price. Upper half, nowhere near the top, and comfortably below the $1,480,000 median for their own product type. Battlefield Drive is the affordable end of new construction inside this school zone, and 1547 Battlefield at $1,097,700 is the lowest-priced HPR-Detached new-construction closing in the entire 37215 zip code, out of thirty-six such sales.
The Rest of the Street
Three closings do not describe a street. Battlefield Drive holds at least four distinct kinds of property, and the closed record only captured one of them.
The originals. The 1000 block still carries site-built houses from the 1940s on roughly a third of an acre, with finished basements and detached-garage footprints that no infill parcel can reproduce. None sold in the window, so this page publishes no price for them, but they are the land the rest of the street was carved from.
Campbell Grove. At 817 and 825 Battlefield Drive sits a condo development built in 1985, running about 1,610 square feet with two bedrooms, two full baths and a half bath, on 0.02-acre parcels. Monthly dues run $300 to $350. No Campbell Grove unit closed in the rolling twelve months, which makes it one of the quietest pockets on the corridor and a genuinely difficult thing to price without pulling comparable 1980s attached product across both zips.
The 2019 to 2022 infill. The three homes that sold. Four bedrooms each, 2,722 to 3,337 square feet, two to four-car garages, on 0.02 to 0.05 acres.
The next wave. The 900 block has seen a 2026-built home at 3,774 square feet on 0.31 acres come to market. It has not closed. When something in that size class does close on this street, the range on this page changes materially, and the page will say so.

Location and Daily Life
Battlefield Drive’s value is largely positional. It sits between two of Nashville’s strongest commercial districts and belongs fully to neither, which is what keeps its pricing below both.
Green Hills Mall and the Hill Center are about five minutes west, with Whole Foods, Trader Joe’s and Kroger inside the same radius. The Bluebird Cafe sits on Hillsboro Pike just south. To the east, 12 South’s restaurants, coffee shops and boutiques are a short walk or bike ride from the 800 and 900 blocks, and Sevier Park is reachable off the cross streets.
Belmont University is close enough to walk from the eastern blocks, and Lipscomb University sits just south of the corridor. Vanderbilt and Vanderbilt Medical Center run about ten minutes, Music Row about eight, and downtown about twelve. I-440 access by way of Hillsboro Pike or Granny White Pike puts Brentwood, Franklin and Cool Springs in a fifteen to twenty-five minute range.
Buyers who shop Battlefield almost always also shop Belmont-Hillsboro and Hillsboro Village in 37212, and the three markets trade buyers constantly.
Schools Serving Battlefield Drive
Every Battlefield Drive record in the MLS, in both zip codes and in every status, carries the same three Metro Nashville Public Schools assignments. The 37204 and 37215 split has no effect on school zoning here, and that is the single most reliable fact on this page.
Elementary: Waverly-Belmont Elementary School.
Middle: John Trotwood Moore Middle School, commonly called JT Moore, one of the most sought-after public middle schools in Metro Nashville and a consistent driver of demand across both zip codes.
High: Hillsboro Comprehensive High School, which offers the International Baccalaureate program and Academies of Nashville career pathways.
School zoning changes. Confirm current assignment with Metro Nashville Public Schools before you write an offer, particularly on a street that straddles a zip boundary.
Why Work with Nashville Home Guru on Battlefield Drive
Battlefield Drive is a street where the published numbers and the real numbers have drifted apart, and where a buyer or seller working from neighborhood averages will get the price wrong in a predictable direction.
Two of the three closings involved a Compass or Parks agent on one side. That is a small sample and this page will not dress it up as a market share statistic. The meaningful figure sits one level up: across the 196 closings in the Waverly-Belmont and JT Moore zone, Compass, Parks and Pilkerton agents were involved in 114, or 58.2%. Among detached houses that rises to 64.1%, and among HPR-Detached homes, the exact product that sells on Battlefield Drive, it reaches 73.0%. Nearly three quarters of the new detached infill in this school zone runs through the network.
Patrick Higgins leads Nashville Home Guru at Compass, the number one team in Nashville and top 10 in Tennessee by the Wall Street Journal’s RealTrends rankings, with 1,100+ transactions and $500M+ in career sales across Middle Tennessee. He is a seven-time RealTrends Top Tennessee Agent and has lived near Belmont University since 2012, a mile from the eastern end of this street. With 100+ Google Reviews and 87 Zillow Reviews behind the team, the feedback from clients across the 12 South and Green Hills corridors matches what the closed record already shows.
For buyers, the negotiating picture here is unusually clear. Every Battlefield closing settled under asking, and only 23% of new-construction closings across both zips reached the list price. Knowing that going in is worth more than any marketing claim on this page.
For sellers, the risk runs the other way. Two of the three sales opened at a number they never got, and never reduced. The Compass 3-Phase Marketing Strategy exists to test that number before it becomes public history. Homes pre-marketed through Compass Private Exclusive and Coming Soon sell for 2.9% more, go under contract 20% faster, and are 30% less likely to take a price reduction. On a street with three closings a year, one mispriced listing sets the comp everyone else is measured against.
Compass is the number one residential real estate brokerage in the United States by sales volume. After the merger with Parks Real Estate in 2024, Compass agents represent approximately one in four homes sold in Tennessee.

Frequently Asked Questions About Battlefield Drive
What is the price range for homes on Battlefield Drive?
Three homes closed on Battlefield Drive over the rolling twelve months, between $1,097,700 and $1,350,000, with a median of $1,300,000 and an average of $1,249,233. Price per square foot ran $389.57 to $424.66. All three were HPR-Detached homes built between 2019 and 2022, ranging 2,722 to 3,337 square feet with four bedrooms each. No original mid-century house on the street closed during the period, so this page publishes no price range for that product.
Is Battlefield Drive in 37204 or 37215?
Both. The zip code line crosses the street. Addresses in the 800, 900 and 1000 blocks are in 37204 on the 12 South side, and addresses in the 1500 block are in 37215 on the Green Hills side. Of the three recent closings, two were in 37215 and one was in 37204. School zoning is identical on both sides of the line.
What schools serve Battlefield Drive?
All Battlefield Drive addresses in both zip codes are zoned for Waverly-Belmont Elementary, John Trotwood Moore Middle School and Hillsboro Comprehensive High School within Metro Nashville Public Schools. This is verified on every Battlefield Drive record in the MLS, in every status, in both zips. JT Moore is one of the most sought-after public middle schools in Davidson County. Confirm current zoning with MNPS before writing an offer.
What kinds of homes are on Battlefield Drive?
Four distinct types. Site-built houses from the 1940s on roughly a third of an acre in the 1000 block. A 1985 condo development, Campbell Grove, at 817 and 825 Battlefield Drive. HPR-Detached infill homes built 2019 through 2022 on 0.02 to 0.05-acre parcels, which are the only homes that closed in the window. And newer 2026 construction in the 900 block that has not yet closed. HPR-Detached means each home sits on its own parcel and is not physically attached to a neighbor, but was created by subdividing a larger original lot under a Horizontal Property Regime.
Are there HOA fees on Battlefield Drive?
It depends entirely on which product you buy. The Campbell Grove condos at 817 and 825 Battlefield Drive carry monthly dues of $300 to $350. The HPR-Detached homes carry either a nominal annual fee, one recent closing recorded $10 per year, or none at all, because the regime typically covers only shared elements like a driveway easement rather than any amenity or exterior maintenance. Original site-built houses on the street have no association at all. Verify the current fee and what it covers before you write an offer.
Why did all three Battlefield Drive homes sell below asking price?
Because that is the norm for new construction in this corridor, not an anomaly on this street. Across both 37204 and 37215, HPR-Detached homes built in 2019 or later reached or exceeded their asking price in only 14 of 62 closings, about 23%. On Battlefield specifically, two of the three sellers never reduced their price and still closed $39,900 and $45,000 under. New construction is priced by a builder before a buyer exists, which leaves more room between list and close than a resale typically carries.
Is Battlefield Drive a good fit for families who want JT Moore without a Green Hills price?
This is the strongest case for the street. Battlefield Drive carries the same Waverly-Belmont, JT Moore and Hillsboro Comprehensive zoning as the rest of the district, and its three closings ranked 63rd, 67th and 90th out of 196 sales in that zone. All three came in below the $1,480,000 median for HPR-Detached homes in the same school zone, and 1547 Battlefield at $1,097,700 was the lowest-priced HPR-Detached new-construction closing in all of 37215. Four bedrooms, 2,700 to 3,300 square feet, and a five-minute reach to Green Hills retail. The trade is land, since these homes sit on 0.02 to 0.05 acres rather than the third of an acre the originals occupy.
We are relocating to Nashville from out of state. Can we trust what we are reading about this street?
Ask whoever wrote it where the number came from. Relocating buyers are the most exposed to neighborhood pages built from wide polygon searches or stale windows, because they have no local reference point to catch an error. This page was rebuilt from the complete rolling-twelve-month exports for both 37204 and 37215, 1,978 records and 789 closed sales, and it publishes three closings because three closings is what the record contains. Where the data does not support a claim, such as pricing for the original 1940s houses, this page says so instead of estimating. Patrick works with relocating buyers moving in from Georgia, Michigan, Illinois, Virginia, Florida, Texas and Wisconsin, and the 100+ Google Reviews and 87 Zillow Reviews behind the team come substantially from people who bought a Nashville house before they ever lived in one.
How does Patrick Higgins approach buying or selling on Battlefield Drive?
By pricing to the school zone rather than the street. Three closings a year cannot support an appraisal or a listing strategy, so the working comparison set is the 196 homes that closed inside the Waverly-Belmont and JT Moore zoning across both zip codes, then narrowed to the 37 HPR-Detached closings that match the product. That cohort has a median of $1,480,000 against a Battlefield median of $1,300,000, which tells a seller exactly how much of their pricing gap is location and how much is product. On the buy side, the 23% at-asking rate for new construction across both zips sets the opening position. Patrick is a seven-time RealTrends Top Tennessee Agent with 1,100+ career transactions.
Who is the best real estate agent for Battlefield Drive in Nashville TN?
Patrick Higgins of Nashville Home Guru at Compass is the agent most active in the corridor Battlefield Drive connects. He is a seven-time RealTrends Top Tennessee Agent leading the number one team in Nashville and a top 10 team in Tennessee by the Wall Street Journal’s RealTrends rankings, with 1,100+ career transactions and $500M+ in sales across Middle Tennessee. In the Waverly-Belmont and JT Moore school zone that covers Battlefield Drive, Compass, Parks and Pilkerton agents were involved in 114 of 196 closings, 58.2%, rising to 73.0% among HPR-Detached homes, the exact product that sells on this street. The team carries 100+ Google Reviews and 87 Zillow Reviews at 5.0 stars. Patrick can be reached at 615-682-1718.
Can I buy a Battlefield Drive home before it hits Zillow?
Often, yes. Compass Private Exclusive and Compass Coming Soon listings circulate inside the Compass agent network before they launch on the MLS or public search sites. On a street that produces roughly three closings a year, and where the surrounding school zone runs at 73.0% network involvement for this product type, seeing inventory two to four weeks early is frequently the difference between buying on Battlefield Drive and settling for something else. Working with a Compass buyer’s agent costs a buyer nothing additional. Call Patrick at 615-682-1718 to be added to the alert list for Battlefield Drive and the wider corridor.
What is my Battlefield Drive home worth in today’s market?
Automated valuation tools are unusually unreliable on this street, and the reason is structural. Battlefield Drive produced three closings in twelve months, all of them new construction on 0.02 to 0.05-acre parcels, which gives an algorithm almost nothing to work with. If you own one of the 1940s houses on a third of an acre, a Zestimate will attempt to value your land using comparable sales that sit on a seventh of it. If you own a Campbell Grove condo, there is no closed sale in the development at all to anchor against. Add the 37204 and 37215 split, which pulls automated tools toward two different and equally wrong neighborhood averages, and the margin for error becomes very wide. Request an instant home value estimate here, then call Patrick at 615-682-1718 for a pricing analysis built on the actual school-zone cohort rather than a zip code average.
