Bell Acres, Mount Juliet TN
ONE STREET | ACRE LOTS | 1960s BRICK RANCHES | WILSON COUNTY 37122
Every home here sits on more than an acre and every one was built between 1967 and 1970. That combination describes 33 of 1,320 sales in this zip.

One Street, and It Is Not the One Usually Named
Bell Acres sits off Saundersville Ferry Road in north Mount Juliet, Wilson County, zip 37122. Every filing on record is on Overlook Drive, a short dead-end running off the main road, and Overlook Drive belongs to Bell Acres alone with no competing subdivision on it.
Descriptions of this neighborhood commonly add Idlewood Drive. That is a different place. The Idlewood Drive address in this zip is recorded in Bell Grade Estates, and it sold for a materially different number. Three separate subdivisions in 37122 begin with the word Bell: Bell Acres, Bell Grade Estates and Bell Lake. Searching “Bell” alone will hand you all three.
Old Hickory Lake is roughly 1.7 miles north. Providence Marketplace is 4.4 miles, downtown Nashville about 15.3, and the I-40 interchange at Mount Juliet Road is 6.4 miles, so this is one of the quieter corners of the zip rather than a commuter-first location.
The Homes Are Remarkably Consistent
Five filings exist and they describe almost the same house five times. All five were built 1967 to 1970. All five are all-brick, one with vinyl siding added. All five sit on 1.01 to 1.30 acres. Square footage runs a narrow 1,701 to 2,209, and four of the five record a basement, three of them finished or partially finished.
Three are single-story with the primary bedroom on the main level; two are split levels. Four have an attached two-car garage, and the fifth has a two-car carport instead. Storage buildings appear on the lots.
That uniformity is the point. This is a small 1960s brick ranch pocket on acre lots, and it has not been redeveloped or infilled.

Data from RealTracs MLS, every Bell Acres filing on record. The auction sale is excluded from the median, the range and every percentage-of-ask figure on this page, because it carried no published asking price.
Two numbers put that in context. Across the rolling 12 months in this zip, only 10.5 percent of sales sat on an acre or more, and only 5.6 percent were built in 1975 or earlier. Homes doing both come to 33 of 1,320, and those 33 carry a median of $472,000 against a zip-wide median of $589,995.
That $472,000 cohort, not the zip median, is the honest comparison for a Bell Acres house. The lower headline price is not a discount for the neighborhood; it is what older houses on large lots trade for here, and the acreage is doing quiet work inside that number.

The Auction and What Followed
One address here holds the clearest before-and-after in the whole zip, and it is worth walking through because the acquisition price is visible, which is unusual.
701 Overlook Drive sold at public auction in October 2024 for $325,600. The listing carried no asking price at all, and its remarks advertised a Saturday morning auction with a two-hour open house beforehand. The listing and selling side were the same firm.
The same address came back to market in February 2025 at $529,900. The new remarks itemized the work: new windows, garage doors, deck, interior doors, refinished hardwoods, quartz countertops, tile floors and showers, roof, vanities, gutters, appliances and fixtures. The MLS basement field also changed from partially finished to fully finished. It sold in May 2025 for $512,500.
That is $186,900 more on the same house in about seven months, with the work spelled out in the listing rather than merely asserted. Two honest caveats belong with it. The renovation cost does not appear anywhere in the MLS, so the figure is gross, not profit. And the second sale took 71 days to find a buyer, the slowest of the five here, then came in $17,400 under ask. Renovation supported a large increase; it did not make the house sell instantly.
Set against that, 703 Overlook Drive went under contract in one day in January 2023 and 710 Overlook took eight. Both had also been renovated, and both were priced closer to what the pocket pays.
Pace, Ask and One Concession
The four open-market sales landed at 96.7, 97.9, 98.0 and 103.5 percent of their original asking price. Only one exceeded ask: 695 Overlook Drive, the 1.3-acre lot at the end of the street, which opened at $425,000 and closed at $440,000.
Worth noting, because it cuts against a pattern that holds elsewhere in this zip: 695 Overlook is the one home here with no garage, only a two-car carport, and it still cleared its asking price. On a large enough lot with genuine privacy, the missing garage did not decide the outcome. One sale is a data point rather than a rule, but it is a useful counterweight.
One more detail the headline numbers hide. 710 Overlook Drive recorded a $6,000 seller concession, so its $441,000 close netted closer to $435,000. Concessions are common in this zip and they do not appear in any published sale price, which is one reason a sold figure alone is a weak basis for pricing.
Septic, No HOA and Rentals
Four of the five filings record a septic tank with city water. The fifth records public sewer, on the same street between two septic addresses. That inconsistency is in the record itself and cannot be resolved from the MLS, so confirm the specific address with Wilson County rather than assuming either way. Where septic applies, the field’s location, age and condition belong at the top of the inspection list.
No filing records an HOA. No dues, no architectural review, no transfer fee at resale, and no community amenities on any record, which is consistent. Three filings note that long-term rentals are permitted, which follows from there being no association to restrict them. Wilson County zoning still applies, so no HOA is not the same as no rules.
Schools
| Level | What the five filings record |
|---|---|
| Elementary | Lakeview Elementary 4, Mt. Juliet Elementary 1 |
| Middle | Mt. Juliet Middle, all 5 |
| High | Green Hill High 4, Mt. Juliet High 1 |
Data from RealTracs MLS, school fields as recorded on each filing. Zoning is set by Wilson County Schools and can change; confirm current assignment for a specific address with the district.
The high school on record is Green Hill, on four of five filings. Descriptions of this pocket routinely say Mount Juliet High. Green Hill opened in 2020 and took in part of the surrounding zone, so anything written before then names a school that has since changed for many of these streets.
There is a sharper reason not to trust any single source here, including the MLS. 701 Overlook Drive recorded Lakeview Elementary and Mt. Juliet High in June 2024, then Mt. Juliet Elementary and Green Hill High in February 2025. The same house, eight months apart, listed with two different elementary schools and two different high schools. At least one of those entries is wrong, and the MLS gives no way to tell which.
So the counts above are reported as counts, not resolved into an answer. Ask Wilson County Schools about the specific address before an offer depends on it.
Why Work with Nashville Home Guru?
Five sales across four addresses, one of them an auction with no asking price, and a school record that contradicts itself. Pricing a Bell Acres house means knowing which of those numbers can be used and which cannot, and knowing that the right comparison set is acre-lot homes of this vintage rather than the zip at large.
Patrick Higgins is a seven-time RealTrends Top Tennessee Agent and founder of Nashville Home Guru at Compass, with more than 1,100 transactions and over $500 million in career sales across Middle Tennessee since 2014. With 100+ Google Reviews and 87 Zillow Reviews behind that record, what clients tend to describe is being shown the working rather than handed a number.
Across Mount Juliet, Compass and Parks agents were involved in 14.7 percent of closed sales over the rolling 12 months. In Bell Acres a Parks Compass agent represented the buyer on one of the five sales, at 710 Overlook Drive.
For sellers here, the specific problem is that a buyer’s agent has four usable comparables to work from and one of them was an auction. Establishing the number before the listing goes public matters more than usual. The Compass 3-Phase Marketing Strategy is built for that: homes pre-marketed through Private Exclusive and Coming Soon sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction. You can read how it works at selling your home on your terms.

Frequently Asked Questions
What streets are in Bell Acres?
Overlook Drive, and only Overlook Drive. All five filings on record are there, and no other subdivision claims the street, so a search on it returns Bell Acres cleanly. Descriptions of this neighborhood commonly add Idlewood Drive, which is a different place: the Idlewood Drive address in this zip is recorded in Bell Grade Estates. Three subdivisions in 37122 start with Bell, so use the full name.
What do homes cost in Bell Acres Mount Juliet TN?
The four open-market sales on record run $440,000 to $512,500, with a median of $448,000 and a price per square foot of $205.97 to $262.82. A fifth sale at $325,600 was a public auction with no published asking price, and it is held separate from those figures. The right benchmark is not the zip median of $589,995 but the $472,000 median for the 33 zip sales that were, like these, on an acre or more and built in 1975 or earlier.
How big are the lots and how old are the homes in Bell Acres?
Lots run 1.01 to 1.30 acres on every single filing, and all five homes were built between 1967 and 1970. Both are unusual for this zip: only 10.5 percent of Mount Juliet sales over the rolling 12 months sat on an acre or more, against a median lot of 0.29 acres, and only 5.6 percent were built in 1975 or earlier. The homes are all brick, one with vinyl siding added, 1,701 to 2,209 square feet, four with a basement. Three are single-story with the primary bedroom on the main floor; two are split levels.
Does Bell Acres have an HOA?
No filing on record shows a homeowners association, dues, community amenities, architectural review or a transfer fee at resale. Three filings note that long-term rentals are permitted, which follows from there being no association to restrict them. Wilson County zoning still governs what you can build or park, so the absence of an association is not the absence of rules.
Is Bell Acres on septic or city sewer?
Four of the five filings record a septic tank with city water; the fifth records public sewer, on the same street between two septic addresses. That conflict sits in the MLS record itself and cannot be resolved from it, so confirm the specific address with Wilson County. Where septic applies, have the field’s location, age and condition inspected before closing.
What schools serve Bell Acres?
Mt. Juliet Middle on all five filings. Elementary records Lakeview on four and Mt. Juliet Elementary on one; high school records Green Hill on four and Mt. Juliet High on one. Green Hill opened in 2020 and absorbed part of this zone, which is why older descriptions still say Mount Juliet High. One address here recorded two different elementary schools and two different high schools eight months apart, so confirm the specific address with Wilson County Schools.
Was there really an auction in Bell Acres?
Yes. 701 Overlook Drive sold at public auction in October 2024 for $325,600, advertised in its own listing remarks with a Saturday morning sale and an open house beforehand. It carried no asking price, which is why this page excludes it from the median, the range and every percentage-of-ask figure. Auction results also frequently carry a buyer’s premium on top of the recorded price, so treating one as a straight comparable will mislead you in both directions.
Do renovated homes sell for more in Bell Acres?
The record supports it, with a caveat. 701 Overlook Drive sold at auction for $325,600 in October 2024 and, after a renovation itemized in its next listing, sold for $512,500 in May 2025. That is $186,900 more on the same house in about seven months. But the renovation cost is not in the MLS, so the figure is gross rather than profit, and that sale took 71 days to find a buyer, the slowest of the five, then closed $17,400 under ask.
Do homes here sell close to asking price?
The four open-market sales closed at 96.7, 97.9, 98.0 and 103.5 percent of original ask, and went under contract in 1, 8, 23 and 71 days. Only 695 Overlook Drive exceeded its ask. One caution on reading those numbers: 710 Overlook Drive recorded a $6,000 seller concession, so its $441,000 close netted nearer $435,000. Concessions never appear in a published sale price.
Is Bell Acres a good fit if you want acreage and no HOA at a moderate price?
That is precisely the trade on offer here: an acre or more, no association, no dues, and single-level brick construction, at a median well under the zip’s. The honest trade-offs are the age of the houses, septic on most of them, an unsettled school record, no sidewalks or amenities, and a market thin enough that comparables have to be drawn from the wider acre-lot cohort rather than the street.
How does Patrick Higgins approach pricing in Bell Acres?
By throwing out the numbers that cannot carry weight and naming the ones that can. The auction is not a comparable. The zip median is the wrong benchmark for a 1967 house on an acre; the $472,000 vintage-and-acreage cohort is the right one. And a $6,000 concession on one sale means the published price overstates what that seller actually netted. Who is the best real estate agent for Bell Acres in Mount Juliet TN?
Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent, ranked in the top 1 percent statewide, with more than 1,100 transactions and over $500 million in residential sales across Middle Tennessee since 2014. Compass and Parks agents were involved in 14.7 percent of Mount Juliet closed sales over the past year, including the buyer side of one of the five sales on this street. What his team publishes here is what the filings show, including the auction, the concession and the school conflict that most descriptions leave out. 100+ Google Reviews and 87 Zillow Reviews at 5.0 stars.
Can I buy in Bell Acres before it hits Zillow?
On a street with four addresses in the record, this is close to the only practical route. Compass runs two pre-market programs, Private Exclusive and Coming Soon, where a seller can market to Compass agents and their buyers before a listing publishes to the portals, and a Compass buyer’s agent can show you that inventory at no additional cost to you. More useful still on a street this size is simply telling an agent what you want, so a conversation can happen before a sign does.
What is my Bell Acres home worth in today’s market?
An automated tool will struggle here, and the reasons are specific. It will read the $325,600 auction as an ordinary sale and drag your value down. It will not know that a $441,000 close netted $435,000 after a concession. And it will reach for nearby sales without distinguishing acre lots from quarter-acre ones, which in this zip is a large difference. You can get an instant estimate here as a starting point, then call Patrick at 615-682-1718 for a valuation built from the right cohort.
