The one people most often get wrong: Cool Springs is 37067. It is not a separate city and it does not have its own zip code. If a listing says Cool Springs, it is in 37067.

Which Zip Code Covers What
37064 is the largest and most varied, covering west Franklin, the historic downtown and Main Street district, and the rural corridor running out toward Leiper’s Fork along Carters Creek Pike and Southall Road. It contains Westhaven, Highlands at Ladd Park, Lockwood Glen, Starnes Creek and most of the city’s new construction.
37067 is the Cool Springs corridor and east Franklin: the Galleria, the office parks, the medical corridor and direct I-65 access, plus the residential communities built out around them through the 1990s and 2000s. Poplar Farms, McKays Mill, Carronbridge and Lookaway Farms sit here.
37069 is the northern and western flank, anchored by Grassland, running toward Hillsboro Road and the Brentwood line. Largest lots, oldest housing stock, highest concentration of estate property. Fieldstone Farms, Temple Hills, Laurelbrooke, Legends Ridge and Cottonwood Estates.

Read the bottom rows before the top ones. The medians across all three zip codes land within about $107,000 of each other, which means the price question is close to a wash and the interesting differences are elsewhere: lot size, housing age, school-zone complexity, and the failure rate.
The Number No One Publishes
Across all three Franklin zip codes, roughly four in ten listings never sold. 43.8 percent in 37064, 40.2 percent in 37067, 42.4 percent in 37069.
That is not a slow market. The median home contracts in 32 to 42 days depending on the zip. It is a market that punishes the opening number: the median sale closes between 96.5 and 97.8 percent of what the seller first asked, and the listings that miss do not correct, they withdraw.

It is not a house. That sale is 727 acres on Dickinson Lane with a 1948 farmhouse of 5,488 square feet on it, which works out to about $48,000 an acre. It is a land transaction that happened to have a structure attached. The genuine ceiling for a house in 37069 is $11,710,000, a 14,562 square foot home on two and a half acres in Laurelbrooke.
The same distinction applies at every level of this market. A price range that mixes land sales with house sales tells you nothing useful about what your money buys.
Schools Are the Real Difference Between These Zip Codes
All three are Williamson County Schools, consistently the top-ranked district in Tennessee, so district quality is not a differentiator. Zone complexity very much is, and it varies enormously.
37069 is one zone. Of 322 sales, 320 fed Franklin High School, 99.4 percent. If you buy in 37069 you know your high school before you know your street. For a relocating family choosing sight-unseen, that certainty is worth real money.
37067 splits three ways: Fred J. Page served 157 sales, Centennial 155 and Ravenwood 92. Roughly even thirds, so the zip code tells you nothing and the address tells you everything.
37064 splits four ways: Independence 600, Centennial 327, Fred J. Page 258 and Franklin High 117. It is the largest zip code and the least predictable. Two homes a quarter-mile apart can feed different high schools.
Elementary and middle assignments run on their own boundaries again, separate from the high school zones, and all of them are redrawn periodically. Verify at the specific street address, never at the zip code or the neighborhood name.
Picking Between Them
Since the medians are close, the choice comes down to what you are optimizing for.
Pick 37064 for range. It has by far the most inventory, 1,296 sales against 364 and 302, the newest housing at a 2014 median year, and roughly a third of sales built in the 2020s. It also holds downtown Franklin and Westhaven, the two genuinely walkable options in the city. The trade is the smallest lots at 0.23 acres and four school zones to navigate. Pick 37067 for value. It is the Cool Springs corridor, so I-65, the Galleria, the office parks and the medical district are all close, and at $307 per square foot it is the cheapest of the three by a clear margin while delivering the largest median home at 3,041 square feet. Pick 37069 for land. Largest lots at 0.42 acres, nearly double 37064, the highest share of $2 million-plus sales at 18.5 percent, and one high school zone.
