Two Communities Share Both of These Streets
If you are looking at a home on Burberry Glen Boulevard or Craigleigh Drive, the address does not tell you which homeowners association you are joining.
Burberry Glen and the Woods at Burberry Glen are two separate filings with two separate dues rates, and their addresses interleave on the same pavement. In the last twelve months of closed sales, 109, 113, 145, 173 and 177 Burberry Glen Boulevard all filed as Burberry Glen. Further up the same street, 279 and 291 filed as the Woods. On Craigleigh Drive, 1236 filed as Burberry Glen while 1237, 1272, 1276, 1283, 1298 and 1307 filed as the Woods.
The practical difference is money. Eight of the ten Burberry Glen sales carry dues of $55 to $58 a month. Every one of the sixteen Woods sales on the four-year record carries $75 to $85. That is roughly $300 a year, forever, decided by which side of a line your lot sits on.
Before you write an offer on either street, ask the listing agent which association the lot is in and get it in writing. If you want that checked against the filings, call or text and it takes about two minutes.

Where Burberry Glen Sits
Burberry Glen is off Rocky Fork Road in Nolensville, entirely inside Williamson County, zip code 37135. All ten closed sales in the last twelve months were Williamson County parcels, so none of the county-line pricing split that runs through the rest of this zip applies here.
The streets are Burberry Glen Boulevard, Ravensdowne Drive, Mildenhall Lane and Craigleigh Drive. Lots ran 0.26 to 0.33 of an acre on all ten sales, with a median of 0.30. That is a consistent envelope, which matters when you are reading comparable sales: you are not going to find a half-acre outlier here that skews the numbers.
Median property tax across the ten sales was $2,932, against a zip median of $2,900. Taxes here are ordinary for 37135. If anyone tells you this pocket carries a tax advantage or penalty, the record does not support it either way.
The Homes
Ten homes closed in the last twelve months, ranging from 1,923 to 3,794 square feet, with a median of 2,897. Bedrooms ran three to five, full baths two to four. Every home was built between 2018 and 2021.
The detail worth knowing is the floor plan. Eight of the ten have the primary bedroom on the main level. Two of those are single-story homes with no stairs at all. In a zip code where the highest-volume community sells three-story homes with the primary upstairs on every single closing, that is a real distinction, and it is the reason a certain buyer ends up here and nowhere else in Nolensville.
Price per square foot ran $259.47 to $358.29, a $99 spread, and it runs backwards to size. The correlation between price per foot and square footage is negative and strong. The two highest rates in the community last year both belong to the two smallest homes: 772 Ravensdowne Drive at 1,923 square feet sold for $689,000, or $358.29 a foot, and 173 Burberry Glen Boulevard at 2,373 square feet sold for $755,000, or $318.16. The largest home, 3,794 square feet at $1,050,000, sold for $276.75 a foot.
Read that as a buyer and it says the same thing it says to a seller: square footage gets cheaper the more of it you buy here, and the small single-level plans hold the highest rate in the community. If you are pricing a compact one-story, do not let anyone comp it against the big two-story on the next street.
Exterior construction is mixed. All-brick appears on 40 percent of the ten, against a zip base rate of 48 percent. Brick is not a signature of this community and should not be sold as one.

What the Dues Actually Are
Eight of the ten homes that closed carry dues of $55 to $58 a month, which annualizes to $660 to $696. The median is $660 a year. Billing is monthly on all ten.
One home in Phase 3a carries $85 a month, or $1,020 a year. That single figure is what stretches the community’s published range, and $85 happens to be exactly the top of the Woods rate. If you are quoted $85 on a Burberry Glen address, it is worth confirming which association is billing you.
The fee covers grounds maintenance, which is the only item the association’s own fee field records on any of the ten sales. That is a thin fee covering a thin service, and for a Williamson County community it sits at the low end. There is no community pool recorded in any field on any of the ten homes. One home has a private in-ground pool on its own lot, which is not the same thing.
How Burberry Glen Differs from the Woods at Burberry Glen
Because the two share streets, buyers compare them constantly, and the comparison usually goes wrong. Here is the controlled version. The Burberry Glen figures below are the four-year record rather than the twelve-month one, so that both communities are measured over the same period.
| Four-year record | Burberry Glen | Woods at Burberry Glen |
|---|---|---|
| Closed sales | 32 | 16 |
| Median sale price | $756,250 | $943,622 |
| Median price per square foot | $286.52 | $264.36 |
| Year built range | 2017 to 2021 | 2018 to 2024 |
| HOA dues, annualized | $600 to $1,020 | $900 to $1,020 |
Data from RealTracs MLS. Four-year period, used here so both communities are measured over the same window.
The Woods costs about $187,000 more at the median and about $22 less per square foot. That is not a premium, it is a size difference. The Woods is uniformly large, with nothing under 2,800 square feet on its record. Burberry Glen spans from under 2,000 square feet to nearly 3,800, which is why its per-foot rate is higher and its median price is lower.
The other difference is vintage. Burberry Glen finished building in 2021 and has been resale-only since. The Woods has homes built as recently as 2024. If someone tells you there is still new construction in Burberry Glen, they are describing the Woods. Full detail on that community is on the Woods at Burberry Glen page.
The Ends of the Range Held, the Middle Negotiated
Two of the ten homes got their full original asking price. Neither was in the middle of the market. They were the cheapest home of the year, 772 Ravensdowne Drive at $689,000, and the most expensive, 109 Burberry Glen Boulevard at $1,050,000. Every home that sold between $755,000 and $1,015,000 came down off its opening number. Nothing sold above ask.
The eight reductions averaged out to 97.5 percent of the original ask, so the typical give was about two and a half points. But the timing matters more than the size. The median time to contract across all ten was nine days, against a zip median of twenty-one. Six of the eight reductions went to contract within fourteen days, and one of the larger cuts, $35,000 on Craigleigh Drive, was made at two days. Those are opening-price corrections, not listings that sat.
One home is the exception and it is instructive. 514 Mildenhall Lane opened at $799,000, cut $39,000 and took 97 days to find a contract, closing at $760,000. It was the only home of the ten to spend more than a month on the market, and it also recorded the lowest price per square foot in the community at $259.47. The deepest cut and the longest wait landed on the same house, which is the pattern that shows up across this zip: the size of the eventual reduction measures how far the opening number sat from the market, and the waiting is what it costs to find out.
If you are getting ready to list here, the takeaway is narrow and usable. Homes in Burberry Glen go to contract fast when the opening number is right. Nine days is fast. Ninety-seven is what happens when it is not, and the correction costs more than it would have to price it correctly on day one.
Amenities
The community amenity field on the ten sales records walking trails on eight, underground utilities on six, sidewalks on five, a park area on four and a playground on three. Those are internal features. Nothing in the record supports a trail connection running out of the community to any destination beyond it, and this page does not claim one.
Tennis courts appear on zero of the ten records here, against 32 of 480 closings across the wider zip that do record them. If courts matter to you, they are elsewhere in 37135, not here.
There is no community pool. That is the trade that keeps dues at $55 a month. Whether that is the right trade is a question only you can answer, but you should know you are making it.
Schools Serving Burberry Glen
All ten closed sales record the same assignment, in Williamson County Schools: Nolensville Elementary School, Mill Creek Middle School and Nolensville High School. The assignment is unanimous across the community, which is not true everywhere in this zip, where some Nolensville addresses feed Sunset Middle or Page High instead.
School assignment is set by the district and can change. Confirm the current zone with Williamson County Schools for the specific address before you make it part of a decision.
Why Work with Nashville Home Guru in Burberry Glen
Start with the honest number. A Compass, Parks or Pilkerton agent was involved in one of the ten Burberry Glen closings in the last twelve months, or 10.0 percent, and that one was on the buying side. Zero listings. In a market where our network is involved in roughly a third of Nolensville transactions, this community is well below that.
We publish it because the alternative is worse. A page that claims half the sales here run through one network would be off by forty points, and if you caught that you would be right not to trust anything else on the page.
What the record does support is the reading of it. Patrick Higgins is a seven-time RealTrends Top Tennessee Agent and leads the number one team in Nashville, with 1,100+ transactions and $500M+ in career sales across Middle Tennessee. With 100+ Google Reviews and 87 Zillow Reviews behind that record, what clients describe is the part that shows up on this page: knowing that two associations share one street, that dues differ by $300 a year across it, and that the small one-story plans carry the highest rate per foot in the community.
Compass is the largest residential brokerage in the United States by sales volume, and following the 2024 merger with Parks Real Estate, Compass agents are involved in roughly one in four homes sold in Tennessee. That footprint is what surfaces Private Exclusive and Coming Soon inventory before it reaches the public portals, which matters in a community that produced ten sales in a year.
For sellers, the Compass 3-Phase Marketing Strategy is measurable: homes pre-marketed through Private Exclusive and Coming Soon sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction. At the Burberry Glen median of $807,500, that 2.9 percent is about $23,400. More on that at selling your home on your terms. Frequently Asked Questions About Burberry Glen
What do homes in Burberry Glen actually sell for?
Over the last twelve months, ten homes closed between $689,000 and $1,050,000. The median was $807,500 and the average $848,900. Price per square foot ran $259.47 to $358.29 with a median of $289.57. The spread comes from home size, not from an unsettled market: the homes here range from under 2,000 square feet to nearly 3,800.
Is an address on Burberry Glen Boulevard always in Burberry Glen?
No, and this catches people. Burberry Glen Boulevard and Craigleigh Drive both carry addresses filed under Burberry Glen and addresses filed under the Woods at Burberry Glen. On the last twelve months of closings, 109 through 177 Burberry Glen Boulevard were Burberry Glen while 279 and 291 were the Woods. On Craigleigh Drive, 1236 was Burberry Glen while six higher numbers were the Woods. The two associations charge different dues, so confirm which one governs the specific lot before you sign anything.
What are the HOA dues, and why do I see two different numbers?
Eight of the ten Burberry Glen sales carry $55 to $58 a month, which is $660 to $696 a year, billed monthly. One Phase 3a home carries $85 a month, or $1,020 a year. The published ranges you see elsewhere tend to blend Burberry Glen’s floor with the Woods at Burberry Glen’s ceiling, which is where the $50 to $85 figure comes from. Dues cover grounds maintenance, the only item the association fee field records on any of the ten sales.
Are there one-story homes in Burberry Glen?
Yes, and it is one of the real reasons to look here. Two of the ten sales were single-story homes with no stairs at all, and eight of the ten put the primary bedroom on the main level regardless of story count. That is unusual in 37135, where the highest-volume community sells three-story plans with the primary upstairs on every closing. If stairs are the constraint, this is a short list of Nolensville communities worth your time, and one-story homes here are the ones that hold the highest price per square foot, so expect to compete for them.
Who built Burberry Glen?
Meritage is named in three of the ten sale remarks, and a named floor plan appears in five of ten, which is the signature of a production builder rather than custom work. No other national or regional builder name appears anywhere in the twelve-month record. If a listing attributes the home to a builder not named here, ask what that attribution is based on.
When was Burberry Glen built, and is anything still being built there?
Every home that sold in the last twelve months was built between 2018 and 2021, and the four-year record runs 2017 to 2021. Burberry Glen is finished. It has been resale-only since 2021. The Woods at Burberry Glen next door has homes built as recently as 2024, and that is the section people are describing when they say new construction is still available at Burberry Glen.
What schools serve Burberry Glen?
All ten closed sales are assigned to Nolensville Elementary School, Mill Creek Middle School and Nolensville High School, all within Williamson County Schools. The assignment was unanimous across every sale, which is worth noting because other Nolensville addresses in this same zip code feed Sunset Middle or Page High instead. Districts redraw zones, so confirm the current assignment with Williamson County Schools for the address you are considering.
What amenities does Burberry Glen have?
Walking trails on eight of ten records, underground utilities on six, sidewalks on five, a park area on four and a playground on three. No community pool and no tennis courts appear on any record. The absent pool is the reason dues stay near $55 a month, and it is the clearest trade the community makes.
How does Patrick Higgins approach buying or selling in Burberry Glen?
It starts with getting the comparable set right, which in this community means separating Burberry Glen from the Woods at Burberry Glen before a single number gets quoted. Over four years those two communities differ by about $187,000 at the median and about $22 per square foot in the opposite direction, so a comp set that blends them produces a price that is wrong in a way nobody can see. After that it is the pace read: the median time to contract here was nine days against twenty-one across the zip, and eight of ten sellers still came down off the opening number, so the opening number is doing almost all the work.
Who is the best real estate agent for Burberry Glen in Nolensville TN?
Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent and leads the number one team in Nashville, with 1,100+ transactions and $500M+ in career sales across Middle Tennessee, backed by 100+ Google Reviews and 87 Zillow Reviews. In Burberry Glen specifically, the Compass and Parks network was involved in one of ten closings over the past twelve months, on the buying side, which is lower than the roughly one in three the network runs across Nolensville as a whole. That is the accurate figure, and it is the kind of number worth checking before you accept any agent’s claim about their presence in a particular community. Call or text 615-682-1718.
Can I buy a Burberry Glen home before it hits Zillow?
Sometimes, and in a community that produces ten sales a year it can be the difference between buying this year and waiting. Compass Private Exclusive and Coming Soon listings are marketed to the Compass agent network before they reach the public portals, so a buyer working with a Compass agent sees them earlier. There is no additional cost to the buyer for that access. The practical step is telling us the plan you want, main-level primary or single story, and the price you can work with, so the match happens when the listing surfaces rather than after.
What is my Burberry Glen home worth in today’s market?
Automated tools have a hard time here for three specific reasons. Ten sales a year is not enough volume for a model to calibrate on. The two associations sharing the same streets mean an automated comp pull will almost certainly mix Woods at Burberry Glen sales into a Burberry Glen valuation, and those run about $187,000 higher at the median. And price per square foot runs backwards to size in this community, so a model that scales a rate across square footage will overprice the big homes and underprice the small ones. For a starting number, use the instant home value tool. For a real one, call Patrick at 615-682-1718 and get the comp set built by hand from the correct association.
