Three things in that table are worth acting on. First, the HOA is not one number. A Drees home carries $175 a month, which is $2,100 a year. The Parks Compass and Kings Chapel Realty homes carry $2,400 a year. That is a $300 annual difference between neighbours in the same community, and it is worth confirming which structure applies to the specific homesite you are considering.

Second, the entire Parks Compass tier is already under contract. Six homes, six contracts, nothing left. If you have seen those larger St Charles Drive and Creole Lane homesites advertised, they are spoken for — and they include the community’s largest lot at 1.56 acres and its highest price at $2,856,294.

Third, on the builders themselves: Drees Homes appears in the MLS by name and is unambiguous. The premium tier is listed by Parks Compass, a brokerage — the community is widely described as having Partners in Building as its custom builder, and that is entirely plausible since a brokerage commonly lists on a builder’s behalf, but no MLS record names Partners in Building. Two more homes are listed by Kings Chapel Realty on Jenna Lane at $2,309,500 and $2,372,500. If the identity of your builder matters to your warranty or your contract, ask for it in writing rather than taking it from a website, including this one.

The Base Price Is Not the Price

This is the most useful thing in the Fox Farms data and no one has published it. On a to-be-built home, the advertised list price is a starting point, and the MLS record shows what happens between the advertisement and the contract. Four Fox Farms homes went under contract at a price above their original list.

527 Divine Court was advertised at $1,980,900 and is under contract at $2,262,325 — $281,425 more, a 14.2% increase before the house exists. That is not a builder raising prices on a buyer; it is a buyer adding structural options, and it is entirely normal. But it is why the number on the sign is close to meaningless as a budget. If you walk into Fox Farms with $2,000,000 in mind and fall for a plan advertised at $1,980,900, you are not going to leave at $1,980,900.

The practical takeaway: get the structural options decided and priced before you sign, not at the design center afterward. Structural changes — a moved wall, an extended garage, a finished basement, a covered porch — must be locked in early and are the expensive ones. Cosmetic selections can wait. Confusing the two is the most common and most costly mistake in a build like this.

If you pull the Fox Farms MLS history you will find 26 expired listings against 18 current ones, and that looks alarming until you look closer. It is not 26 homes that failed to sell. Those 26 expirations belong to only ten addresses, and eight of the ten are listed again right now.

510 St Charles Drive expired four times. 536 Divine Court, 520 Jenna Lane, 516 Jenna Lane and 1539 Divine Court expired three times each. This is ordinary builder-listing churn: a to-be-built listing is entered on a short term, expires, and is re-entered. It reflects MLS mechanics, not buyer rejection. I am mentioning it only because if you or a lender pulls the raw history, you should know what you are looking at rather than reading it as a distressed community.

The genuine read on demand is the other number: 10 of the 18 current homes are already under contract, and two of the three sellers have no available inventory left at all.

Lots, the STEP System and What Ownership Costs

Homesites run 0.40 to 1.56 acres with a median of 0.53 and an average of 0.71 — a wide spread inside one community, and the single biggest driver of the $1,049,394 gap between the cheapest and most expensive listing. The largest lot is 6117 St Charles Drive at 1.56 acres; the smallest are the two Kings Chapel Realty homes on Jenna Lane at 0.40. Homes run 3,710 to 6,491 square feet, median 4,786, with four to six bedrooms, four to six full baths, and three- or four-car garages.

Every Fox Farms homesite is on a STEP system — Septic Tank Effluent Pump — the same shared arrangement used by Fiddler’s Glen and Arrington Ridge nearby. It is a hybrid between septic and municipal sewer: each home has its own tank, but rather than a conventional drain field a pump moves the liquid effluent into a shared low-pressure line serving the community. You pump the tank on a schedule, the pump is yours to maintain and eventually replace, and you are on a community system rather than a city one. Ask the builder who is responsible for the pump during the warranty period and what the community system’s capacity commitment is. Water is utility district water on 25 records and city water on 19.

On property taxes, be careful with anything you see quoted here. The MLS shows $7,500 identically on 32 of the 44 records. That is a builder-entered placeholder, not an assessment — these houses do not exist yet and cannot have been assessed. Your actual Williamson County bill will be set after completion, based on the finished home. Do not budget against the MLS figure; ask what comparable completed homes in Kings Chapel next door are actually assessed at.

The Streets in Fox Farms

Four streets appear in the Fox Farms MLS record: Divine Court, Jenna Lane, St Charles Drive and Creole Lane. The lots and the sellers divide along them. Drees is on Divine Court, Jenna Lane and the 500-block of St Charles Drive. Parks Compass holds Creole Lane and the larger St Charles Drive homesites in the 1500 and 6100 blocks — where the 1.15, 1.26 and 1.56-acre lots are. Kings Chapel Realty has the two homes in the 6300 block of Jenna Lane.

One small thing that will trip up a search: the MLS spells Divine Court both ways, with one record entered as “Devine Court”. It is one street. If a search comes back short, that is often why.

Amenities — What the Builder Says

Fox Farms is marketed as a gated community with a pool, clubhouse, fitness center, tennis courts, pickleball courts, sidewalks and underground utilities, with smart home infrastructure standard on most plans. I am attributing all of that to the builder rather than stating it as verified, because none of it appears in any MLS field — and in a community where nothing is built, an amenity is a plan until it is poured.

That is not scepticism about this particular builder. It is the standard advice for any pre-construction purchase: get the amenity delivery schedule in writing, find out which phase triggers construction of the pool and courts, and understand what happens to your dues if the timeline slips. Buyers in the first phase of a community routinely pay full dues for a year or more before the amenities they are paying for exist.

Schools Serving Fox Farms

All 44 Fox Farms records list Arrington Elementary School, Fred J. Page Middle School and Fred J. Page High School — no split, consistent across every homesite and every seller. Arrington Elementary is on Cox Road, one of Williamson County’s newer elementary schools; Page Middle and Page High share a campus on Arno Road in Franklin.

Williamson County Schools is consistently among Tennessee’s highest-rated districts and is a durable part of demand across this corridor. One caution specific to new construction: school zoning is redrawn as growth arrives, and a community that adds several hundred students to a corridor is exactly the kind of thing that prompts a redraw. Confirm the current assignment with Williamson County Schools before you sign, and do not assume today’s zoning survives to your closing.

How Fox Farms Compares

Fox Farms cannot be compared on sale price, because it has none. What can be compared is what it is asking against what its neighbours have actually closed at over the same twelve months — and on that basis Fox Farms is asking a premium to every established community in Arrington except Black Hawk.

The honest framing: Fox Farms is asking a $231,754 premium over Kings Chapel’s median, on a lot that is 0.08 acres larger, in a community next door to it where nothing has been delivered yet. Kings Chapel closed 54 homes in twelve months at $1,850,000; that is the deepest, best-tested price signal in Arrington and it is the number a Fox Farms appraisal will lean on.

That premium may well be justified — newer construction, a fuller amenity plan, and larger lots at the top end. But you should go in knowing you are paying it, and knowing that the first Fox Farms resale will be priced against Kings Chapel comps, not against what you paid the builder. That gap is the single biggest financial risk in buying the first phase of any new community, and it is worth talking through before you choose your lot and your options.

Who Is Actually Selling Fox Farms

Here it is substantial: Parks Compass is the listing office on 6 of the 18 current Fox Farms records — and all six are under contract. Parks Compass is on both sides of three of them: 6212 Creole Lane, 1505 St Charles Drive and 1501 St Charles Drive.

To be precise about what that does and does not mean: that tier is sold out, so those homes are not available to you. What it means practically is that we have been inside the contract structure, the options pricing and the lot selection process on the premium side of this community six times over.
