Do Gated Communities in Franklin Sell for a Premium?
Yes, but far less of it is the gate than people assume, and the honest answer needs two numbers rather than one.
The gated median of $1,517,500 sits well above Franklin’s overall market, where 37064 ran a $970,000 median and 37067 ran $862,500 over the same twelve months. On its face that is a premium of more than half a million dollars.
But the gated set is not a like-for-like sample. It is loaded with estate product that would command a premium behind a gate or not: Laurelbrooke at a $2,987,500 median, Legends Ridge at $2,372,500, Hidden River at $4,900,000. Strip to the entry tier and the picture inverts: Parkside at Aspen Grove sold at a $430,000 median and Residences of Grant Park at $485,000, both below the Franklin median, both gated.
