Glen Hills Mt Juliet TN | Old Hickory Lake Homes, No HOA

Glen Hills, Mount Juliet TN

OLD HICKORY LAKE | BEACON HILL DR & WEEPING ELM RD | WILSON COUNTY 37122

A lakefront home here sold for $1,292,500 with a dock on a deep-water cove. Another house on the same street sold for $261,500. Glen Hills is not one market.

Patrick Higgins | 615-682-1718

This Is a Lake Neighborhood

Glen Hills sits off Saundersville Ferry Road in north Mount Juliet, Wilson County, zip 37122, right up against Old Hickory Lake. That last part is the headline, and it is the part most descriptions of this neighborhood leave out entirely.

One home here is genuinely lakefront, with its own dock. 433 Beacon Hill Drive carries a Lake Front designation and a dock in the MLS record, and its listing described boating, fishing and paddleboarding straight from the shore, on a deep-water cove with quick access to the main channel and west-facing sunset views. It sold in April 2026.

The others are not on the water but are close to it. Two record a lake view. One listing described the house as across the street from Old Hickory and a few miles from Cedar Creek Marina; another described a short walk to neighborhood lake access and a dock. Treat that claim as unverified, because no filing here records a homeowners association or any community amenity, and shared lake access usually sits with one.

The Streets, Corrected

Descriptions of Glen Hills routinely list five streets: Beacon Hill Drive, Glen Court, Moss Drive, Noel Drive and Weeping Elm Road. The record supports two.

Every filing is on Beacon Hill Drive or Weeping Elm Road. Glen Court and Moss Drive return no filings anywhere in this zip. Noel Drive is a different neighborhood: the Noel Drive addresses in 37122 are recorded in The Oaks of Lakeview, where sales run $550,000 to $775,000, and none are Glen Hills.

Both real streets are also shared, which matters more than it sounds. Beacon Hill Drive is Glen Hills. Beacon Hill Lane is Beacon Hill Estates. Two different subdivisions, one street name, a single letter apart in the address. Weeping Elm Road splits the same way, with some addresses in Glen Hills and others in Beacon Hill Estates. Searching either street name returns both neighborhoods mixed together, so check the subdivision on the specific listing.

Market Data

Five sales exist and they span $261,500 to $1,292,500. Publishing one median across that range would be arithmetic, not information, so this page splits them by what was actually sold.

Group Sales Price
Lakefront with dock 1 $1,292,500
Near-lake, ordinary condition 3 $387,000 to $477,000
Distressed, cash only 1 $261,500
Metric Glen Hills
Closed sales on record 5, across 4 addresses
Median, three ordinary sales $405,000
Price per square foot, those three $188.37 to $224.35
Square footage 1,725 to 2,475
Lot size 0.29 to 0.96 acres
Year built 1959 to 1983
Construction Brick on 4, hand-hewn log on 1
Property tax $658 to $1,854
HOA None on any filing
Waste water Septic tank on all five, city water
Waterfront 1 Lake Front with dock; 2 record a lake view

Data from RealTracs MLS, every Glen Hills filing on record. The lakefront sale and the cash-only distressed sale are excluded from the median and the per-foot range, because neither is comparable to an ordinary house here.

For scale on that lakefront number: across the rolling 12 months, only 21 of 1,320 Mount Juliet sales recorded lakefront and only 18 a dock or slip. This street holds one of each. That is the whole reason a house here can carry a seven-figure price while its neighbor trades in the high $300,000s.

The Lakefront Sale Is the Outlier, and It Beat Its Ask

433 Beacon Hill Drive opened at $1,097,800 and sold for $1,292,500, going under contract in a single day. That is roughly 118 percent of the asking price, the largest overage recorded on any home in this series.

A caution on reading that per square foot. The house records 2,200 square feet, but 1,100 are basement, so half the recorded space is below grade. Ranking this or any Old Hickory house on a headline per-foot figure without subtracting the basement will mislead you badly.

Worth noting too: this home records no garage. On a lakefront lot with a dock on a deep-water cove, the garage was not what buyers were bidding for. One sale is not a rule, but it is a reminder that on the water the frontage sets the price and most other features are rounding.

Old Hickory is a US Army Corps of Engineers lake, which means docks are permitted rather than simply owned. If you are buying anything here that claims water access, ask what physically exists, ask to see the permit, and confirm it transfers. On this street that question is worth several hundred thousand dollars.

The Same House, Twice, Six Months Apart

426 Beacon Hill Drive sold twice in 2025 and the pair is instructive.

In March it sold for $261,500. Its own listing, in capital letters, said the house needed many repairs, would only go cash, and that mold was present with a disclosure required. It still went under contract in four days and closed slightly above its $249,900 ask.

In September the same address sold for $405,000, relisted as totally remodeled with a new kitchen, bathrooms, flooring, paint, roof and some plumbing and electrical work. That is $143,500 more on the same house in six months.

Two honest caveats, the same two that apply to every renovation story. The work is not costed anywhere in the MLS, so that figure is gross rather than profit. And the renovated sale opened at $429,900 and closed at $405,000 after 45 days, so it took a $24,900 haircut and six weeks. Renovation supported a much higher number; it did not make the house sell instantly or at ask.

One more oddity in that pair. The distressed filing recorded renting as forbidden; the renovated filing recorded long-term rentals as allowed. Same house, same year, no association on either. At least one of those entries is wrong.

The Log Home Took the Longest

560 Weeping Elm Road is a hand-hewn log home with a lake view, a screened back porch and a detached two-car garage. It opened at $450,000 and sold at $387,000 after 108 days, about 86 percent of ask, the slowest and deepest discount on the street.

That is worth stating carefully. Log construction is rare here, roughly six of 1,320 sales across the zip over the rolling 12 months, and rare product draws a smaller pool of buyers. A long marketing period on an unusual house is not by itself proof the price was wrong; it often just means the right buyer took longer to arrive. But if you are selling something uncommon, plan for that timeline rather than being surprised by it.

Septic, Lots and No HOA

All five filings record a septic tank with city water. No public sewer appears anywhere in this record, which is common in this part of north Mount Juliet and means the septic field’s location, age and condition belong at the top of your inspection list, particularly on the older houses.

No filing records an HOA, so no dues, no architectural review and no transfer fee at resale. No filing records community amenities either, which is consistent, and is why the one listing’s mention of neighborhood lake access needs confirming rather than assuming. Lots run 0.29 to 0.96 acres, and Wilson County zoning still applies.

Schools

Level What the five filings record
Elementary Lakeview Elementary, all 5
Middle Mt. Juliet Middle, all 5
High Green Hill High 4, Mt. Juliet High 1

Data from RealTracs MLS, school fields as recorded on each filing. Zoning is set by Wilson County Schools and can change; confirm current assignment for a specific address with the district.

Elementary and middle are unanimous. The high school on record is Green Hill, on four of five filings, and the single Mt. Juliet High entry is the oldest of the five, from a 2024 closing. Descriptions of this pocket still commonly say Mount Juliet High. Green Hill opened in 2020 and absorbed part of the surrounding zone, so anything written before then names a school that has since changed for many of these streets.

With one dissenting record in the set, confirm the address with Wilson County Schools before an offer depends on it.

Why Work with Nashville Home Guru?

Five sales spanning $261,500 to $1,292,500, on two streets that both share their names with a neighboring subdivision, with one lakefront dock in the mix. There is no version of pricing a Glen Hills house that starts with a neighborhood average. It starts with establishing which of those five sales your house is actually like.

Patrick Higgins is a seven-time RealTrends Top Tennessee Agent and founder of Nashville Home Guru at Compass, with more than 1,100 transactions and over $500 million in career sales across Middle Tennessee since 2014. With 100+ Google Reviews and 87 Zillow Reviews behind that record, what clients describe is being told which comparables do not apply, which on a street like this is most of the work.

Across Mount Juliet, Compass and Parks agents were involved in 14.7 percent of closed sales over the rolling 12 months. In Glen Hills our network was not on any of the five sales, which is worth saying plainly rather than reaching for a number that sounds better.

For sellers, the specific risk here is being priced off the wrong neighbor. A lakefront comp will overprice an interior lot; the cash-only distressed sale will underprice a maintained one. Establishing the number before the listing is public is what the Compass 3-Phase Marketing Strategy is built for: homes pre-marketed through Private Exclusive and Coming Soon sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction. You can read how it works at selling your home on your terms.

Frequently Asked Questions

Is Glen Hills on Old Hickory Lake?

Partly, and the distinction is worth several hundred thousand dollars. One home on record, 433 Beacon Hill Drive, carries a Lake Front designation and a dock, on what its listing called a deep-water cove with quick access to the main channel. The rest are near the lake rather than on it, with two recording a lake view. Across the whole zip only 21 of 1,320 sales over the past year recorded lakefront and only 18 a dock or slip, so genuine frontage here is rare.

What streets are in Glen Hills?

Beacon Hill Drive and Weeping Elm Road. Descriptions commonly add Glen Court, Moss Drive and Noel Drive; Glen Court and Moss Drive return no filings anywhere in this zip, and the Noel Drive addresses in 37122 are recorded in The Oaks of Lakeview, a different neighborhood at a different price point. Both real streets are shared with Beacon Hill Estates, so check the subdivision on the specific listing.

What is the difference between Beacon Hill Drive and Beacon Hill Lane?

They are different subdivisions. Beacon Hill Drive addresses are recorded in Glen Hills; Beacon Hill Lane addresses are recorded in Beacon Hill Estates, where sales have run $510,000 to $665,000. One letter in the address separates them, and a street-name search will return both mixed together. There is also a Beacon Hill Village in Old Hickory, which is a condominium community and a third thing entirely.

What do homes cost in Glen Hills Mount Juliet TN?

It depends entirely on which kind of house. Three ordinary sales ran $387,000 to $477,000 with a median of $405,000 and a per-foot range of $188.37 to $224.35. Separately, the one lakefront home with a dock sold for $1,292,500, and one distressed cash-only house sold for $261,500. A single blended median across all five would be arithmetic rather than information, so this page does not publish one.

Does Glen Hills have an HOA or community lake access?

No filing on record shows a homeowners association, dues, architectural review, transfer fee or any community amenity. One listing did describe a short walk to neighborhood lake access and a dock, which is worth verifying rather than assuming, since shared access of that kind normally sits with an association and no association appears anywhere in this record. Confirm what conveys with the specific property before relying on it.

Is Glen Hills on septic or city sewer?

Septic tank on all five filings, with city water. No public sewer appears anywhere in this record. That is common in this part of north Mount Juliet, and it means the septic field’s location, age and condition should be inspected carefully, particularly given the age of the houses.

What schools serve Glen Hills?

Lakeview Elementary and Mt. Juliet Middle on all five filings. The high school records Green Hill on four and Mt. Juliet High on one, and the dissenting entry is the oldest in the set. Green Hill opened in 2020 and absorbed part of this zone, which is why older descriptions still name Mount Juliet High. Confirm the specific address with Wilson County Schools before an offer depends on it.

Do renovated homes sell for more in Glen Hills?

The record shows it clearly at one address. 426 Beacon Hill Drive sold in March 2025 for $261,500, listed as needing many repairs, cash only, with mold present and a disclosure required. The same house sold in September 2025 for $405,000 after a remodel that its listing itemized as new kitchen, bathrooms, flooring, paint, roof and some plumbing and electrical. That is $143,500 more in six months. The renovation cost is not in the MLS, so the figure is gross, and the renovated sale still took 45 days and closed $24,900 under its ask.

How old are the homes in Glen Hills, and why did the log home take so long to sell?

Homes here were built between 1959 and 1983, ranging 1,725 to 2,475 square feet on lots of 0.29 to 0.96 acres, with taxes on record of $658 to $1,854. Four are brick or brick with siding. The fifth, 560 Weeping Elm Road, opened at $450,000 and sold at $387,000 after 108 days, about 86 percent of ask. It is a hand-hewn log home, a construction type appearing on roughly six of 1,320 zip sales over the past year, and rare product simply has a smaller buyer pool. A long marketing period on an unusual house is not proof the price was wrong; often the right buyer just takes longer to arrive. Plan for the timeline rather than reacting to it.

Is Glen Hills a good fit if you want lake proximity without lakefront pricing?

That is the main trade available here. Three of the five sales landed between $387,000 and $477,000 on lots up to nearly an acre, close to the water, with no HOA and no dues. The honest trade-offs are the age of the houses, septic rather than sewer on every one of them, streets shared with a neighboring subdivision, and a price record so wide that comparables have to be chosen carefully rather than averaged.

How does Patrick Higgins approach pricing in Glen Hills?

By ruling comparables out before ruling any in. The lakefront sale will overprice an interior lot; the cash-only distressed sale will underprice a maintained one. On the lakefront home he subtracts the basement before looking at any per-foot figure, because half its recorded square footage is below grade. And on anything claiming water access he asks what physically exists and whether the Corps permit transfers. Patrick is a seven-time RealTrends Top Tennessee Agent with more than 1,100 transactions across Middle Tennessee.

Who is the best real estate agent for Glen Hills in Mount Juliet TN?

Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent, ranked in the top 1 percent statewide, with more than 1,100 transactions and over $500 million in residential sales across Middle Tennessee since 2014. Compass and Parks agents were involved in 14.7 percent of Mount Juliet closed sales over the past year, though none of the five here. What his team publishes for this street is what the filings show, including the lakefront dock, the street-name collision and the school split that most descriptions omit. 100+ Google Reviews and 87 Zillow Reviews at 5.0 stars.

Can I buy in Glen Hills before it hits Zillow?

On a street with four addresses in the record, and only one of them lakefront, this is close to the only reliable route. Compass runs two pre-market programs, Private Exclusive and Coming Soon, where a seller can market to Compass agents and their buyers before publishing to the portals, and a Compass buyer’s agent can show you that inventory at no additional cost to you. On a street this size, telling an agent exactly what you want matters more than watching listing alerts.

What is my Glen Hills home worth in today’s market?

An automated valuation will struggle here for reasons that are easy to name. It will average a $1,292,500 lakefront sale against a $261,500 mold-disclosure sale and land somewhere true of neither. It will not subtract the basement from the lakefront home’s square footage. And it will pull comparables off Beacon Hill Lane, which is a different subdivision. You can get an instant estimate here as a starting point, then call Patrick at 615-682-1718 for a valuation built from the right handful of sales.
