If You Are Selling, Here Is What Actually Happens

Ten homes closed in McGavock Farms over the past year. Not a single seller cut their list price. Every one of them held the number they launched at, start to finish.

Only two of the ten got it.

The median result was 95.75% of asking. The largest gap was on Lysander Lane, where a home asked $3,849,900 and closed at $3,400,000. That is $449,900 conceded at the table by a seller who never once reduced their price publicly.

This is a specific and unusual pattern, and it is the opposite of what happens in most Brentwood neighborhoods. In Brenthaven, sellers cut. Here they hold and then negotiate. Both end in the same place, but they require completely different listing strategies, and confusing the two is expensive.

What it tells you is that in McGavock Farms the launch number is a starting position rather than a signal, and buyers at this level know it. If you price with an expectation of holding firm, you will not hold firm. If you price with an expectation of negotiating, you should decide in advance how much room you built in and why, because the two sellers who got full price are the ones who priced like they meant it.

Data from RealTracs MLS. Rolling 12-month period, all six McGavock Farms subdivision designations. Median $2,137,500, average $2,480,500.

Two things jump out of that table if you own here.

The first is that the two Lysander Lane sales are the top two prices and they also produced the widest spread in rate per foot in the neighborhood, $458 and $612. Lysander Lane backs the Brentwood Country Club golf course, and that premium is real. It is also why the highest-rate home there is one of the smaller houses on the street: you are paying for position, not footage.

The second is the per-foot inversion in the original section. The 5,722 square foot house on Post Oak brought $376 a foot. The 5,665 square foot house on Old Orchard brought $313. Meanwhile a 4,020 square foot house on Stonewall brought $529 and got full price. Bigger 1990s house, lower rate, every time, because the buyer at 5,700 feet is pricing a renovation they can see coming.

The Land This Neighborhood Sits On

McGavock Farms was built on Midway Plantation, and that is not neighborhood folklore. The City of Brentwood states it directly on its own parks pages: Midway “at one time included the Brentwood Country Club, Meadowlake, McGavock Farms, and the Virginia Springs office park area.”

Midway ran about 1,000 acres, 600 of them improved by 1850, worked by 38 enslaved people, growing corn and tobacco. The house at the center of it was built in 1846 by Lysander McGavock, who had married Elizabeth Crockett in 1822, replacing an earlier home on the site that burned. A 1991 Williamson County Historical Society marker at Franklin Road and Country Club Drive commemorates it. A separate 1992 marker commemorates the Midway Plantation Slave Cemetery nearby.

That 1846 house is still standing, and it is the clubhouse at Brentwood Country Club next door. When you drive McGavock Road you are on the plantation’s ground, and the name on the sign is the family’s.

One correction worth making, since it circulates: Midway is not on the National Register of Historic Places. The National Register “McGavock” property in Williamson County is the McGavock-Gaines House on Carothers Road in Franklin, a different house entirely.

Location and Daily Life

McGavock Farms sits between Franklin Road and Granny White Pike, bounded by Murray Lane to the south, immediately adjacent to Brentwood Country Club. Streets are McGavock Road, Lysander Lane, Post Oak Circle, Curlybark Place, Stonewall Place, Old Orchard Road, Hereford Court, Margarets Place and Chiswell Court.

Granny White Park is next door and it is 32 acres, at 610 Granny White Pike, purchased by the city from the State of Tennessee in 1986. It carries walking and exercise trails, the Rotary Pavilion, a multipurpose athletic field, four lighted tennis courts, lighted baseball and softball fields with covered dugouts, and the Miles Together Inclusive Playground with two large jungle gyms and swings. Restrooms sit by the ball fields and near the pavilion. The pavilion holds 150 and is reservable February through October. It backs directly onto Brentwood Middle and Brentwood High.

Crockett Park, 164 acres and the second-largest in the city system, is a short drive. Brentwood runs 1,027 acres of parks and greenways across 14 parks, which is a meaningful amenity base for a neighborhood whose own HOA collects less than $70 a month.

Maryland Farms and Cool Springs are both about ten minutes. Downtown Franklin runs about fifteen. I-65 puts downtown Nashville roughly twenty-five minutes out in normal traffic. Brentwood Middle and Brentwood High are close enough that a lot of families here walk.

The Homes

Ten sales, ten different houses, but the neighborhood divides cleanly into two builds.

The originals run 1990 to 1997 across Sections 2, 3 and 4, from 4,020 to 5,722 square feet. Traditional Southern estate architecture: brick, columned entries, formal dining, deep rear setbacks. They closed between $1,775,000 and $2,850,000 at $313 to $529 a foot.

The 2005 and 2006 homes in Sections 5-A and 5-B and along Lysander Lane are larger and were specified higher, 5,558 to 8,086 square feet, closing at $3,175,000 to $3,400,000 and $411 to $612 a foot. Open plans, larger primary suites, the finishes mid-2000s buyers expected at this price.

Three-car garages are standard, nine of ten, with one at four. Three of the ten sales had a finished or partially finished basement, which is uncommon enough in Brentwood to price for. In-ground pools appear but are not the norm.

Lots run 0.68 to 1.01 acres with a median of 0.82, larger than most Brentwood communities in this band, and the rolling terrain does real work separating houses from each other.

Patrick Higgins of Nashville Home Guru at Compass has the closed record for every street in McGavock Farms, including what each home asked and what it actually brought.

Schools

Williamson County Schools, confirmed identical on all ten closed sales.

Elementary: Scales Elementary
Middle: Brentwood Middle School
High: Brentwood High School

All three sit close to the neighborhood, and Granny White Park backs onto the middle and high school campuses. Brentwood Academy is a short drive for families weighing private options. Every McGavock Farms sale is in Williamson County, so the county-line question that complicates parts of Brentwood does not apply here.

Why Work with Nashville Home Guru

Compass and Parks agents were on one side or the other of 5 of the 10 McGavock Farms closings last year, half the neighborhood, split evenly between listing and buying side. Across Brentwood 37027 the network was involved in 52.1% of the 280 sales above $2,000,000, which is the band this neighborhood sits in.

What matters more than the share is what Patrick does with the record. In a neighborhood where nobody reduces price but almost nobody gets their number either, the listing question is not what to ask, it is how much negotiating room you are deliberately building in and what you will trade it for. Patrick prices McGavock Farms homes by section and vintage, separates golf-frontage position on Lysander Lane from interior lots, and then sets the ask against the actual concession pattern rather than against list prices that never held.

He is a seven-time RealTrends Top Tennessee Agent leading the team ranked number one in Nashville and top 10 in Tennessee by the Wall Street Journal’s RealTrends, with 1,100+ transactions and $500M+ across Middle Tennessee since 2014. With 100+ Google Reviews and 87 Zillow Reviews, pricing accuracy is the recurring theme.

Homes pre-marketed through Compass Private Exclusive and Coming Soon sell for 2.9% more, go under contract 20% faster and are 30% less likely to take a reduction. On the $2,137,500 median that is roughly $62,000, and in a neighborhood that concedes a median 4.25% at the table, closing even part of that gap is the whole conversation.

For buyers, ten sales a year in a community this size means most of what trades is known before it publishes. Compass Private Exclusive inventory circulates inside the brokerage first, and buyer representation costs you nothing in Tennessee.

Frequently Asked Questions

What do homes in McGavock Farms sell for?

Ten homes closed in the past 12 months from $1,775,000 to $3,400,000, with a median of $2,137,500 and an average of $2,480,500. Price per square foot ran $313 to $612 with a median of $439, on homes of 4,020 to 8,086 square feet. The 1990 to 1997 originals closed between $1,775,000 and $2,850,000. The 2005 and 2006 homes closed between $3,175,000 and $3,400,000.

Who is the best agent to sell a McGavock Farms home in Brentwood TN?

Patrick Higgins of Nashville Home Guru at Compass. The thing that decides outcomes here is unusual: across ten closings last year not one seller reduced their list price, and only two got it. The median result was 95.75% of asking and the largest single concession was $449,900 on Lysander Lane. That means the listing decision is not what to ask but how much negotiating room you are deliberately building in. Patrick prices by section and vintage, separates Lysander Lane golf frontage from interior lots, and sets the ask against the real concession pattern rather than against list prices that never held. He is a seven-time RealTrends Top Tennessee Agent leading the number one team in Nashville and a top 10 team in Tennessee by the Wall Street Journal’s RealTrends, with 1,100+ transactions and $500M+ since 2014. Compass and Parks agents were on 5 of the 10 closings. With 100+ Google Reviews and 87 Zillow Reviews, pricing accuracy is what clients cite. Call or text 615-682-1718.

What is my McGavock Farms home worth?

It turns on three things an automated tool cannot read: your section, your vintage, and whether you have golf frontage. A 4,020 square foot 1990 home on Stonewall Place brought $529 a foot and full price. A 5,665 square foot 1993 home on Old Orchard brought $313. A 5,558 square foot 2005 home on Lysander Lane brought $612. Those are the same neighborhood in the same year. The median is $2,137,500 and the range is $1,775,000 to $3,400,000, but the useful number for you is which of those three profiles your house matches. Start with an instant estimate, then call 615-682-1718.

Do McGavock Farms sellers have to cut their price?

Apparently not, and that is the most distinctive thing about this market. Across all ten closings in the past 12 months, zero sellers reduced their list price. What happened instead is that eight of the ten conceded at the negotiating table, at a median of 95.75% of asking. The pattern is the reverse of neighborhoods like Brenthaven where sellers hold too long and then cut publicly. Here the reduction happens privately, inside the contract, which is better for your listing history but means your ask needs to be built with that concession already accounted for.

Was McGavock Farms built on the McGavock plantation?

Yes, and the City of Brentwood says so on its own website. Midway Plantation “at one time included the Brentwood Country Club, Meadowlake, McGavock Farms, and the Virginia Springs office park area.” Midway ran roughly 1,000 acres, 600 improved by 1850, worked by 38 enslaved people. The 1846 house Lysander McGavock built at the center of it still stands and serves today as the Brentwood Country Club clubhouse next door. A 1991 Williamson County Historical Society marker commemorates the house and a separate 1992 marker commemorates the Midway Plantation Slave Cemetery.

Does McGavock Farms have golf course views?

Some homes do. Lysander Lane backs the Brentwood Country Club course, and the two Lysander Lane sales in the past year were the two highest prices in the neighborhood at $3,175,000 and $3,400,000. The higher of the two was also the smaller house at 5,558 square feet, which produced the highest rate per foot in the community at $612. That is what a position premium looks like in the data: you are paying for the frontage rather than the footage. Buying club membership is a separate decision from buying a house here.

What are the HOA fees in McGavock Farms?

Roughly $708 to $825 a year. The recorded structure varies by section, with some homes billed $750 to $825 annually and others $59 to $65 monthly, so confirm which applies to a specific address. Either way it is among the lowest in Brentwood’s luxury tier, and that reflects a community built around private estate lots rather than maintained common areas or resort amenities. Granny White Park next door is maintained by the City of Brentwood, not by the association.

How big is Granny White Park?

32 acres, at 610 Granny White Pike, purchased by the City of Brentwood from the State of Tennessee in 1986. It carries walking and exercise trails, the Rotary Pavilion, a multipurpose athletic field, four lighted tennis courts, lighted baseball and softball fields with covered dugouts, and the Miles Together Inclusive Playground. Restrooms sit by the ball fields and near the pavilion, and the pavilion holds 150 and is reservable February through October. It backs onto Brentwood Middle and Brentwood High. Note that Granny White Park has no dog park; Brentwood’s is Miss Peggy’s Bark Park on the east side of town.

What schools serve McGavock Farms?

Scales Elementary, Brentwood Middle School and Brentwood High School, all Williamson County Schools, confirmed identical on all ten closed sales. All three are close to the neighborhood and Granny White Park backs onto the middle and high school campuses. Brentwood Academy is a short drive for families weighing private options.

Why do the bigger 1990s homes sell for less per square foot?

Because at that size the buyer is pricing a renovation they can see coming. The 5,722 square foot house on Post Oak Circle brought $376 a foot and the 5,665 square foot house on Old Orchard brought $313, while a 4,020 square foot house on Stonewall Place brought $529 and got full asking. More square footage of 1990s finish means more kitchen, more bathrooms and more flooring to update, and buyers discount for all of it. If you own a large original here, your comp set is other large originals, not the updated smaller houses down the street.

How many homes are in McGavock Farms?

Approximately 191 single-family estate homes across six section designations, fully built out with no new construction available. That figure comes from long-circulating community and brokerage material rather than a county parcel count, so treat it as approximate. What is verified from the closed record is that the community spans construction from 1990 through 2006 on lots of 0.68 to 1.01 acres.

Can I sell a McGavock Farms home off-market?

Yes, and at this price point a meaningful number of owners prefer it. Through Compass Private Exclusive your home is marketed to Compass agents and their qualified buyers nationwide with no address published, no photos indexed by third-party portals and no days counter running. If it does not produce the right offer inside an agreed window it moves to a Coming Soon launch and then public MLS with the counter starting at zero, so nothing is spent. With ten sales a year in this community, the buyer pool is small enough that reaching it directly is often more effective than reaching everyone. Call or text 615-682-1718.

Is McGavock Farms a good fit for an executive relocating to Nashville?

It is one of the more straightforward answers in Brentwood for that buyer. Median lot 0.82 acres, houses 4,000 to 8,000 square feet, all three Williamson County schools within a short distance, Brentwood Country Club adjacent if you want it, Maryland Farms ten minutes and downtown Nashville about twenty-five. The trade-off is age: unless you are at $3,000,000 and up you are buying a house from the early 1990s, so budget for kitchens and primary baths. With ten sales a year, timing matters more than in a deeper market, which is where off-market access earns its keep.
