The renovation was real. New bathrooms taken to the studs, a rebuilt primary bath, three bedrooms on the main level, and the best view in the neighborhood. On paper this should have worked.
What it ran into is the gap between an acquisition price and a market price. A house bought quietly at $1,575,000 does not become a $1,829,000 house because $150,000 went into it, and Brentwood buyers at this level can see the purchase price. By the second listing the ask was down to $1,749,999, barely above the all-in cost, and it still did not sell.
This is not a criticism of anyone. It is the single most useful thing anyone can show you about Montclair: the neighborhood has a ceiling that tracks finish and square footage, and it does not stretch to accommodate what a seller has spent.
The House That Listened Sold in Five Days
The counter-example is next door, and it is just as instructive.
1736 Richbourg Park Drive came to market in June 2025 at $2,199,000. It was reduced to $2,149,000. It sat for ninety-eight days, offered thirty thousand dollars in flexible cash toward closing, and came off the market on the first of October without a buyer.
It went back on that same day. It was under contract in five days and closed on the thirty-first of October at $2,000,000.
Ninety-eight days of nothing, then five days once the number was right. The clearing price was about $150,000 below where the house started, and the market had already said so once. The difference between those two outcomes was not the house, the photos or the season. It was the number.

One of those four is not a market sale. 1735 Richbourg Park is marked “For Comp Purposes” in its own listing record, closed at exactly the asking price with no public exposure. The Montclair subdivision sits off Moores Lane in the heart of Brentwood, next to Nashville Golf and Athletic Club, roughly five minutes from Cool Springs and minutes from I-65. Downtown Nashville is about twenty minutes north, downtown Franklin about ten south.
One point of confusion worth clearing up: this is the Montclair neighborhood in Brentwood, a community of single-family homes in Williamson County. It is a different place from The Montclair condominiums on West End Avenue in Nashville. If you are searching for the high-rise condos, that is the page you want.
CPS Land developed the community beginning in 2002, with homes completed between 2003 and 2007 across approximately 139 home sites. It is the same developer behind Annandale, and the family resemblance shows in the streetscape: underground utilities, sidewalks, roundabouts and a consistent architectural standard.
The four streets with transaction records are Montclair Boulevard, Richbourg Park Drive, Surrey Drive and Forsyth Park Drive. Lots run from 0.48 to 0.79 acres, so the half-acre description is roughly right, with meaningful variation at the top end.
What backs a given lot matters more for daily life than for price. Some homes back the golf course with lake views. Others back protected TVA land, which is arguably the more durable amenity since nothing will ever be built on it. The community also carries a reported thirty-plus acres of preserved open space and a paved greenway path along the Little Harpeth River that ties into Brentwood’s wider trail network toward Crockett Park and the library.
The Homes
Four to six bedrooms, roughly 3,800 to 5,700 square feet, on 2003 to 2007 foundations. Construction across the closed records is all brick, all brick with wood siding, and partial brick with stone, so the exterior is not uniformly masonry and is worth confirming on a specific house. At least one home was custom built by Steve Cates and carries a weeping mortar brick exterior.
Interiors are what you would expect of the period at this price: hardwood on the main level, high ceilings, formal living and dining, a bonus room, and a main-level primary suite in many plans. Several have in-ground pools.
The variable is how much has been done since. That is not a soft observation about taste. It is the measurable difference between $329 and $444 a foot in a neighborhood where the houses are otherwise remarkably similar.
Amenities
Dues of $1,356 a year, billed either $339 quarterly or $113 monthly, cover grounds maintenance on the common areas and the pool and club facilities. The community pool complex includes a main pool, a separate children’s pool and a cabana, alongside a play park.
Sidewalks run throughout and utilities are underground. Longtime residents point to the social calendar, including a Fourth of July parade, an Easter egg hunt and a children’s Christmas party, as the thing that makes the neighborhood feel smaller than it is.
