Nolensville TN Home Prices

480 CLOSED SALES | THREE COUNTIES | THE FOUR-YEAR RECORD | ZIP 37135

Four years ago, one Nolensville seller in two got their original asking price. Today it is under one in three, and the wait has gone from 23 days to 39. The price barely moved.

Patrick Higgins | 615-682-1718

The Median Is $788,950. It Describes Almost Nobody.

Four hundred and eighty homes closed in the 37135 zip code over the past twelve months. The median was $788,950 at $283.72 a square foot.

That number is accurate and close to useless, because Nolensville’s zip code sits across three counties, and the three have almost nothing in common.

County Sales Median price Per sq ft Median tax
Williamson 325 $919,500 $295.84 $2,803
Davidson 134 $488,750 $260.24 $2,900
Rutherford 21 $675,000 $227.16 n/a

Data from RealTracs MLS. All closed sales in zip 37135, rolling 12-month period.

$430,750 separates the Williamson median from the Davidson median, inside one zip code and one mailing address. If a national site has quoted you a single Nolensville number, it is an average of three markets you would never compare to each other.

Look at the tax column again, because it runs the wrong way. Davidson-side homes sell for roughly half as much and pay more property tax, $2,900 against $2,803. That is the difference between the two county rates, and on a monthly payment it is real money that never shows up in a price comparison.

If what you actually want is what is on the market right now rather than what things have sold for, that lives on the Nolensville homes for sale page and the 37135 zip code search. This page is the sold record.

Four Years of Nolensville Prices

Here is every rolling twelve-month period back to September 2022, which is as far as the MLS export reaches.

Year ending Sept Sales Median Change Per sq ft
2023 618 $750,000 n/a $273.11
2024 476 $797,450 +6.3% $280.69
2025 472 $740,500 −7.1% $276.94
2026 480 $788,950 +6.5% $283.72

Data from RealTracs MLS. Rolling 12-month periods ending 10 September of each year.

Over the full four years the median rose 5.2 percent and the price per square foot rose 3.9 percent. After inflation, that is a decline.

The path matters more than the total. Up 6.3, down 7.1, up 6.5. Nolensville did not drift; it gave back a year and took it again. Anyone who bought at the top of the 2024 window and needed to sell in the 2025 window sold into a lower market.

Williamson Homes Did Not Get Cheaper. They Got Smaller.

This is the part that costs sellers money, and it is invisible in any single figure.

Year ending Sept Williamson median Per sq ft Davidson median Per sq ft
2023 $854,990 $276.38 $472,000 $272.17
2024 $910,000 $290.56 $473,887 $267.85
2025 $950,000 $290.20 $499,945 $263.40
2026 $919,500 $295.84 $488,750 $260.24

The Williamson median fell 3.2 percent last year. Its price per square foot went up, to the highest figure in the four-year record. Both are true because the median Williamson home that sold shrank from 3,301 to 3,183 square feet.

Smaller houses sold, so the middle price came down. The houses themselves were worth more per foot than ever. A seller who reads “Nolensville is down 3 percent” and takes 3 percent off their number has misread a change in what sold as a change in what things are worth.

The Davidson side ran the opposite way on both measures: the median rose over four years while price per foot fell 4.4 percent, because the homes selling there grew from 1,752 to 1,876 square feet. More house, less per foot.

What Actually Changed Is Leverage

Price is close to where it was in 2023. The seller’s position is not.

Year ending Sept Sold at or above the original ask Median % of original ask Median days to contract
2023 318 of 618, 51% 100.0% 23
2024 202 of 476, 42% 99.0% 28
2025 157 of 472, 33% 98.2% 28.5
2026 148 of 480, 31% 98.1% 39

Data from RealTracs MLS. Measured against the original list price, not a reduced one.

Half of Nolensville sellers used to get their opening number. Under a third do now, and it takes 70 percent longer to get to a contract. Every year moved the same direction.

Which makes the opening number the whole game. In the current twelve months, the 332 sellers who never reduced took a median 99.3 percent of asking in 26 days. The 148 who reduced took 93.9 percent after 83.5 days. That gap is 5.4 points and 57 days, and it is the difference between pricing to the market and pricing to a hope.

What a Given Size Actually Costs

On the Williamson side, price per square foot is a U. The middle of the market is the cheapest per foot and both ends are the dearest.

Size Sales Median price Per sq ft
Under 2,000 sq ft 26 $545,000 $325.58
2,000 to 2,499 43 $680,000 $295.84
2,500 to 2,999 65 $789,900 $284.93
3,000 to 3,499 68 $915,000 $280.10
3,500 to 3,999 53 $1,080,000 $289.86
4,000 sq ft and up 70 $1,500,000 $326.65

Data from RealTracs MLS. Williamson County portion of zip 37135, rolling 12-month period.

A small home carries a scarcity premium, because Nolensville does not build many of them. A very large home carries a finish premium, because that is where the custom work is. If you own something between 3,000 and 3,500 square feet, you own the most efficiently priced house in the market, which is good news buying and worth knowing selling.

New Construction Against Resale

Ninety of the 480 sales, roughly one in five, were built in 2025 or 2026.

Type Sales Median Per sq ft
Built 2025 or later 90 $896,767 $319.29
Everything else 390 $775,000 $280.13

A $39 per foot premium for new, on nearly identical median square footage. If you are selling a resale within sight of an active builder section, that is the number you are competing against, and it is not a number you should try to match.

Houses, Townhomes and Condos Are Three Different Markets

Of the 480 sales, 419 were site built, 49 townhouses, 9 flat condos and 2 zero-lot-line attached.

Property type Sales Median Per sq ft
Site built house 419 $855,000 $289.33
Townhouse 49 $420,000 $241.43
Flat condo 9 $287,400 $242.21

$567,600 between the detached median and the flat-condo median. The zip-wide $788,950 sits above every attached home that sold and below most detached ones. Any comparison you run should start by matching the property type, then the county.

One caution on the top of the range. The highest sale in the past year was $6,100,000 for a 5,352 square foot house on 44.85 acres. Two more above $2,000,000 sat on three and five acres. Those are land sales with houses on them, and they will wreck an estimate if a model treats them as neighborhood comparables.

Where the Sales Are

Seventeen communities recorded ten or more closings in the past twelve months. Each has its own record, and most differ from the zip median by more than $200,000 in one direction or the other.

Community Sales Median Per sq ft
Burkitt Village 34 $562,500 $293.64
Carothers Farms 34 $428,825 $250.67
Bent Creek 33 $738,000 $262.91
Annecy 26 $1,279,500 $331.22
Fairington 25 $934,762 $370.84
Stonebrook 21 $565,000 $280.56
Burkitt Place 20 $685,500 $255.01
Burkitt Springs 16 $439,500 $287.08
Burkitt Commons 16 $421,000 $216.96
Scales Farmstead 16 $976,635 $303.88
Carothers Crossing 15 $410,970 $250.00
Arrington Retreat 13 $940,000 $296.31
Winterset Woods 13 $750,000 $276.78
McFarlin Pointe 11 $639,900 $199.20
Benington 11 $1,300,000 $326.22
Nolen Mill 10 $536,500 $293.43

Data from RealTracs MLS. Rolling 12-month period. Subdivision phase and section strings grouped into their parent community.

The spread runs from $410,970 in Carothers Crossing to $1,300,000 in Benington. On price per foot the order changes completely: Fairington leads at $370.84 while Benington, at more than double the price, sits at $326.22. A community median and a community price per foot answer different questions, and the one you want depends on whether you are choosing a neighborhood or pricing a house.

Five High Schools Serve One Zip Code

Because 37135 crosses three counties, it also crosses school districts. Recorded high school assignment on the past twelve months of sales:

High school recorded District Filings
Nolensville High Williamson County 307
Cane Ridge High Metro Nashville 134
Stewarts Creek High Rutherford County 21
Fred J Page High Williamson County 17
Ravenwood High Williamson County 1

A Nolensville mailing address tells you nothing about which of the five you are in. Assignments are set by the districts, not by the post office, and they are subject to rezoning. Verify the current assignment for a specific address with the district before it factors into an offer, and call 615-682-1718 if you want us to pull what is on record for an address you are considering.

Why Work with Nashville Home Guru?

Every figure on this page came out of the RealTracs filings directly, recomputed for this page rather than copied from a portal. That is the same work that goes into pricing a house here, and it is why the county split, the size mix and the pace record are on this page and not on the national estimate you were shown.

Patrick Higgins is a seven-time RealTrends Top Tennessee Agent and founder of Nashville Home Guru at Compass, with more than 1,100 transactions and over $500 million in career sales across Middle Tennessee. With 100+ Google Reviews and 87 Zillow Reviews behind that record, what clients tend to describe is being shown the filings rather than a summary of them.

Across Nolensville, Compass and Parks agents were on a side of roughly one in three closings over the past twelve months. The team publishes a page like this one for individual communities too, which is where the numbers that actually price your house live.

For sellers, the leverage trend is the argument. Half of sellers got their opening number four years ago; under a third do now. The 332 sellers who never reduced took 99.3 percent of asking in 26 days, against 93.9 percent after 83.5 days for those who did. Getting the opening number right before the public clock starts is exactly what the Compass 3-Phase Marketing Strategy exists to do. Homes pre-marketed through Private Exclusive and Coming Soon sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction.

Frequently Asked Questions

What is the median home price in Nolensville TN?

Across the whole 37135 zip code, $788,950 over the past twelve months, on 480 closed sales at a median $283.72 per square foot. That figure blends three counties, so it is worth going one level down: the Williamson County portion closed at a median of $919,500, the Davidson County portion at $488,750, and the small Rutherford County portion at $675,000.

Why do different sites quote different Nolensville median prices?

Because the 37135 zip code crosses three county lines, and a single median blends markets that are $430,750 apart. A site drawing on all of 37135 reports about $788,950. A site drawing only on Williamson County addresses reports around $919,500. Both are arithmetically correct and neither describes a specific house. Match the county first, then the property type, before comparing anything.

Have Nolensville home prices gone up or down?

Over four years, up 5.2 percent on the median and 3.9 percent per square foot, which is a decline after inflation. The path was not smooth: up 6.3 percent, then down 7.1 percent, then up 6.5 percent. The current median of $788,950 is still slightly below the $797,450 figure from two years ago.

How much have Nolensville homes appreciated in the last four years?

It depends on which side of the zip code you own. Williamson County addresses went from a median $854,990 to $919,500, up 7.5 percent, with price per square foot up 7.0 percent to $295.84. Davidson County addresses went from $472,000 to $488,750, up 3.5 percent, but their price per square foot fell 4.4 percent. Rutherford County addresses are effectively flat over the period.

Is the Nolensville market slowing down?

On price, no. On leverage, clearly. Median days to contract went from 23 in the year ending September 2023 to 39 today, a 70 percent increase, and the share of homes selling at or above the original asking price fell from 51 percent to 31 percent. Prices held roughly flat while the seller’s negotiating position weakened every single year.

What is my Nolensville home worth?

Automated estimates struggle in this zip code more than most, and the reasons are all on this page. Three counties with different tax rates and price levels, a per-square-foot curve that is a U rather than a line, a $567,600 gap between detached and attached product, and a handful of multi-acre land sales at the top that will distort any model treating them as neighborhood comparables. Start with an instant estimate, then call Patrick at 615-682-1718 for a valuation matched to your county, community and product type.

How long does it take to sell a home in Nolensville?

A median 39 days to get under contract over the past twelve months, up from 23 four years ago. The number splits sharply by pricing approach: the 332 sellers who never reduced their price went under contract in a median 26 days at 99.3 percent of asking, while the 148 who reduced took 83.5 days and 93.9 percent.

Should I reduce my price if my Nolensville home has not sold?

The record here argues for getting the opening number right rather than correcting it later. A reduction in this market is associated with 5.4 points less of the original asking price and 57 more days on the way there. That is a correlation rather than a cause, since homes that need reductions often had other problems, but the size of the gap is consistent year after year. Talk it through before you cut. Call 615-682-1718.

Is new construction more expensive than resale in Nolensville?

Yes, by about $39 a square foot. Homes built in 2025 or later closed at a median $896,767 and $319.29 per square foot; everything else closed at $775,000 and $280.13, on almost identical median square footage. New construction was 90 of the 480 sales, roughly one in five.

What are townhomes and condos selling for in Nolensville?

Townhouses closed at a median of $420,000 and $241.43 per square foot across 49 sales. Flat condos closed at $287,400 and $242.21 across 9 sales. Both sit far below the $855,000 median for a site-built house, which is why the zip-wide figure of $788,950 is above every attached home that sold last year.

Which schools serve Nolensville TN?

Five high schools appear on Nolensville sales because the zip code crosses three counties. Nolensville High is recorded on 307 of the past year’s filings and Fred J Page on 17, both Williamson County Schools. Cane Ridge High is recorded on 134, in Metro Nashville. Stewarts Creek High is recorded on 21, in Rutherford County. Ravenwood High is recorded on one. A Nolensville mailing address does not determine the assignment, and zoning can change, so verify the current assignment for a specific address with the district.

How does Patrick Higgins price a home in Nolensville?

County first, then property type, then size band, then community. Those four cuts explain most of the variation in this zip code, and skipping any of them produces a number that is wrong in a predictable direction. The pace record then sets the strategy, because in a market where under a third of sellers reach their opening number, the opening number is the decision that matters most.
