Two Products, and They Behave Completely Differently
Parkvue is really two communities sharing a name, and almost everything that matters here follows from that.
The condominiums sit in two buildings at 7483 and 7487 Highway 70 South. They are flat-style, two bedrooms and two full baths, 1,130 square feet, built in 2020, with monthly dues of about $200. Four of them sold in the past year, from $299,999 to $347,000.
The cottages line Parkvue Place Drive and Broussard Boulevard. They are detached, three stories, three or four bedrooms, 1,783 to 2,013 square feet, with two-car garages and dues of about $130 a month. Two sold in the past year, at $495,000 and $500,000.
One practical note before you search: these are for sale, not rentals. A surprising share of the people who land here are looking for a rental. Parkvue is an ownership community, though long-term rental by an owner is permitted on most records.
Location and Daily Life
Parkvue sits along Highway 70 South in the heart of Bellevue, which is one of the more genuinely convenient positions in West Nashville. One Bellevue Place is within walking distance, putting Publix, Sprouts and a run of restaurants and shops at the doorstep. Red Caboose Park and the Bellevue Library are a short walk. Percy Warner and Edwin Warner Parks are a few minutes by car.
Downtown Nashville is about twenty minutes on I-40 and Franklin is comparable heading south. For anyone working in West Nashville, The Nations or Sylvan Park the drive is shorter still. That positioning is what the community sells, and it is why the listings here consistently describe walking to coffee or groceries rather than yard work.

Split by product: the four condos medianed $309,000 at $273.45 a square foot, closing at 96.3% of their original asking price in a median 42 days. The two cottages medianed $497,500 at $263.17, also at 96.3% of asking, but in a median 130 days.
The Cottages Take Four Months, and Here Is Why
This is the most useful thing on the page for anyone who owns a Parkvue cottage or is thinking of buying one.
The two detached homes that sold took 127 and 133 days to go under contract. Across ZIP code 37221, the comparable cohort of houses between 1,700 and 2,200 square feet built since 2015 sold at a median of $497,500 in 20 days at 99.0% of asking. Parkvue’s cottages hit exactly that median price. They took roughly six times as long to get there.
The failure rate says the same thing more bluntly. Counting every Parkvue filing over the period, eight of eighteen failed to sell, seven cancelled and one expired. Across the whole ZIP code the equivalent figure is 263 of 1,291, or 20.4%. More than double the market rate. Of the eleven detached filings alone, five were cancelled.
The mechanism is not mysterious once you look at the inventory. Four cottages have been offered at the same time in a community with eleven detached filings, nearly all of them 2,013 square feet, all within about $20,000 of one another. They are not competing with Bellevue. They compete with each other, and a buyer choosing between four near-identical homes has no reason to move quickly or pay a premium.
One address makes the point exactly. 638 Parkvue Place Drive was listed, cancelled, relisted and eventually closed at $495,000, having opened at $535,000. A $40,000 walk-down and 127 days. Two doors away, 636 sold at full asking, though it also took 133 days to find the buyer.

The Condos Are the Stronger Half
The condominium side of Parkvue looks much healthier, and it commands a real premium for its age. The four sales averaged $273.45 a square foot. Across ZIP code 37221, attached homes between 1,000 and 1,300 square feet medianed $245.06 a foot, so Parkvue runs about 12% above the size cohort. Set against attached homes built since 2018, which median $272.57 a foot, Parkvue sits right on the line. You are paying for 2020 construction and getting 2020 construction.
They also move: 26 to 58 days to contract, against 46 days for the ZIP’s attached market as a whole. The units are two-bedroom, two-bath, 1,130 square feet, single-level, with open plans and nine-foot ceilings. First-floor units are stepless, and one of the sales was marketed on exactly that, with the primary bedroom on the entry level. Upper units trade the steps for privacy and tree-canopy views.
Dues, Rentals and What to Ask For
Parkvue has two separate fee structures. The condominiums pay about $200 a month, with one record at $205 and one at $215, covering exterior maintenance, grounds maintenance, pest control and trash pickup. The cottages pay about $130 a month, covering exterior and grounds maintenance. There is no pool, clubhouse or fitness center, which is the trade for keeping the fees where they are.
Five of the six sold records list long-term rentals as allowed, and pets are permitted on most. On short-term rental, one cottage was marketed as approved for it. That approval belongs to that property. Short-term rental in Nashville is governed by Metro permitting, not by an MLS field or by the association, and a permit does not automatically transfer with a sale. Verify the current status for any specific address before you count on it.
You should not need to telephone the association to settle any of this. The seller’s disclosure states the current dues, what they cover, the reserve position, any pending or special assessment, and the recorded restrictions including rental and pet policy. It comes with any property under contract. If a listing does not have one attached, ask the listing agent, or Patrick can request it as part of your offer, which is faster and puts the answer in writing.
If You Already Own Here, or You Are a Lender
Two quick notes, because this page turns up in searches that have nothing to do with buying or selling.
This is a brokerage page, not the association. If you own here and need a repair, a gate or key question, a trash or landscaping issue, or anything else the dues pay for, the association is the right contact and not this office. Their details are on your dues statement and in your closing documents. Calling an agent will only add a step.
Lenders: the association issues the documents, not the listing agent. Condominium questionnaires, project certification and warrantability, master insurance certificates, budgets, reserve studies and owner-occupancy figures all come from the association or its management, and no agent can supply or certify them. If Patrick represents a party in your transaction he is glad to help you reach the right person quickly, which is usually the difference between a two-day answer and a two-week one. Otherwise the request should go to the association directly.
Schools
Seventeen of the eighteen Parkvue records are zoned to Westmeade, Bellevue Middle, James Lawson, all Metro Nashville Public Schools in Davidson County.
One record on Parkvue Place Drive lists Harpeth Valley Elementary and Maplewood Comprehensive High School instead. That combination is worth flagging rather than repeating: Maplewood is in East Nashville, roughly twenty miles away, and Harpeth Valley Elementary does not feed it. A single record disagreeing with seventeen others on both school fields reads as a data-entry error rather than a genuine zoning split. Confirm the assignment for the specific address with Metro Nashville Public Schools rather than relying on any listing, here or anywhere else.

Data from RealTracs MLS. Rolling 12-month period.
Both halves of Parkvue are priced correctly against their cohorts. The condos land on the newer-attached figure, the cottages land exactly on the 2015-and-newer house figure. Nothing here is overpriced in the abstract. They are only overpriced relative to each other, which is a very different problem and a solvable one.

Why Work with Nashville Home Guru in Parkvue?
Patrick Higgins, a seven-time RealTrends Top Tennessee Agent and a top 1% producer, leads Nashville Home Guru at Compass, the #1 team in Nashville and top 10 in Tennessee by the Wall Street Journal’s RealTrends, with 1,100+ transactions and $500M+ in career sales across Davidson County and Middle Tennessee. Across ZIP code 37221, Compass, Parks and Pilkerton agents were on one side of 287 of 719 closings this year, just under 40%. In Parkvue, our network was on two of six, including both sides of one condominium.
The reason this community needs careful reading is that its two halves tell opposite stories, and most published descriptions of it report a single sale and stop. Six homes sold. The condos moved in 26 to 58 days at a premium to their size cohort. The cottages took four months, and more filings here ended in cancellation than in the ZIP code at large by a factor of two. Buyers can start with the home buyer’s guide, owners can request a market analysis through the selling in greater Nashville page. With 100+ Google Reviews and 87 Zillow Reviews, the client feedback matches what the record shows.
If you own a Parkvue cottage, the timing question is the whole conversation: going to market alongside three near-identical neighbors is the single biggest risk to your price, and it is one of the few risks a seller can actually control. The Compass 3-Phase Marketing Strategy exists for that, with pre-marketed homes selling for 2.9% more, going under contract 20% faster and being 30% less likely to take a price reduction. Frequently Asked Questions About Parkvue
What did homes in Parkvue sell for?
Six homes closed in the rolling twelve months, from $299,999 to $500,000. The four condominiums medianed $309,000 at $273.45 a square foot, closing in a median 42 days at 96.3% of their original asking price. The two detached cottages medianed $497,500 at $263.17, also at 96.3% of asking, but in a median 130 days.
Is Parkvue condos or houses?
Both, and they are genuinely different products. The condominiums are flat-style, two-bedroom, 1,130 square foot units in two buildings at 7483 and 7487 Highway 70 South, with dues of about $200 a month. The cottages are detached three-story homes of 1,783 to 2,013 square feet on Parkvue Place Drive and Broussard Boulevard, with two-car garages and dues of about $130. They sell at different speeds and different prices, so treat them as separate markets.
Is Parkvue apartments for rent?
No. Parkvue is an ownership community of condominiums and detached cottages, all for sale rather than rent, and a lot of people arrive here expecting apartments. Owners may rent their homes long-term on most records, so units do occasionally come up for lease privately, but there is no leasing office and no apartment management company.
When was Parkvue built?
2020 and 2021, which makes it one of the newest residential communities in Bellevue. That age is worth real money on the condominium side: Parkvue condos sold at $273.45 a square foot against $245.06 for the ZIP code’s comparable 1,000 to 1,300 square foot attached cohort, and they land almost exactly on the $272.57 figure for attached homes built since 2018.
Why do Parkvue cottages take so long to sell?
Because they compete with each other. The two that sold took 127 and 133 days, against 20 days for the ZIP code’s comparable cohort of houses between 1,700 and 2,200 square feet built since 2015, which medianed the same $497,500. Four cottages have been offered simultaneously in a community with eleven detached filings, nearly all 2,013 square feet and within about $20,000 of one another. A buyer choosing between four near-identical homes has no reason to hurry or to pay a premium.
How many Parkvue listings have failed to sell?
Eight of eighteen filings ended without a sale, seven cancelled and one expired. Across all of ZIP code 37221 the equivalent rate is 263 of 1,291 filings, or 20.4%, so Parkvue runs at more than double the market rate, and five of the eleven detached filings account for most of it. One address was listed, cancelled, relisted and finally closed at $495,000 after opening at $535,000.
What are the HOA fees in Parkvue?
Two structures. The condominiums pay about $200 a month, with individual records at $205 and $215, covering exterior maintenance, grounds maintenance, pest control and trash pickup. The detached cottages pay about $130 a month for exterior and grounds maintenance. There is no pool, clubhouse or fitness center, which is the trade for keeping dues where they are in a 2020-built community. Dues change, so treat a sold listing as history and confirm the current figure for the specific unit through the seller’s disclosure.
Who do I ask about dues, reserves, assessments or rental rules?
The seller’s disclosure, which comes with any property under contract, rather than the association. It states the current dues and billing frequency, what they cover, the reserve position, any pending or special assessment, and the recorded restrictions including rental and pet policy. If a listing does not have one attached, the listing agent can provide it, or Patrick can request it as part of your offer, which is usually faster and gets you the answer in writing.
Can I rent out my Parkvue home, or use it as a short-term rental?
Long-term rental is listed as allowed on five of the six sold records, and pets are permitted on most. Short-term rental is a different question. One cottage here was marketed as approved for it, but that approval belongs to that property. Short-term rental in Nashville is governed by Metro permitting rather than by the association or an MLS field, and a permit does not automatically transfer with a sale. Verify the current status for the specific address before relying on it.
Are there stepless or single-level homes in Parkvue?
Yes, on the condominium side. The condos are single-level 1,130 square foot flats, and first-floor units offer stepless entry through a private patio, with the primary bedroom on the entry level. One of the four sales was marketed on exactly that basis. The detached cottages are the opposite: all three stories, with bedrooms on the upper levels, so they suit a different buyer entirely.
What schools serve Parkvue?
Seventeen of the eighteen records show Westmeade Elementary, Bellevue Middle and James Lawson High School, all Metro Nashville Public Schools. One record on Parkvue Place Drive instead lists Harpeth Valley Elementary and Maplewood Comprehensive High School, which is worth flagging rather than repeating: Maplewood is in East Nashville, roughly twenty miles away, and Harpeth Valley does not feed it. A single record disagreeing with seventeen on both fields reads as a data-entry error. Confirm the assignment for a specific address with Metro Nashville Public Schools.
How does Patrick Higgins approach buying or selling in Parkvue?
By treating the two halves as two markets, because they behave nothing alike. Condominium comparables come from the ZIP code’s newer attached stock, where Parkvue commands a premium and sells inside two months. Cottage comparables come from the 2015-and-newer house cohort, where Parkvue matches on price and loses badly on time. On the sell side, the decisive variable for a cottage is not the price so much as how many neighbors are on the market the week you list, because more Parkvue filings have ended in cancellation than the ZIP code average by a factor of two. That work draws on 1,100+ transactions and $500M+ in Middle Tennessee sales.
Who is the best real estate agent for Parkvue in Nashville TN?
Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent and a top 1% producer, leading the #1 team in Nashville and a top 10 team in Tennessee by the Wall Street Journal’s RealTrends rankings, with 1,100+ transactions and $500M+ in career sales across Middle Tennessee. Across ZIP code 37221, Compass, Parks and Pilkerton agents were on one side of nearly 40% of all closings this year, and in Parkvue our network was involved in two of the six sales including both sides of one condominium. He publishes verified RealTracs figures rather than automated estimates, including the corrections older descriptions of this community missed, and carries 100+ Google Reviews and 87 Zillow Reviews at 5.0 stars.
What is my Parkvue home worth in today’s market?
Automated estimates struggle here because they blend the two products. A model that averages a 1,130 square foot condominium with a 2,013 square foot three-story cottage produces a number that describes neither. They also miss the timing problem entirely, which is the single largest factor in what a cottage actually realizes, and they cannot see that more filings here have been cancelled than sold on the detached side. Start with an instant estimate through the home value tool, then call Patrick at 615-682-1718 for an analysis matched to your product type and the current competing inventory.
