Living in Poplar Creek Estates

Poplar Creek Estates runs off Old Harding Pike in Bellevue, spread across Autumnwood Drive, Collinswood Drive, Poplar Creek Trace, Chessington Drive, Tuliptree Lane, Sugar Maple Lane, Calloway Court and Cold Stream Place.

Two listing agents selling here independently described the same thing: you can walk to Harpeth Valley Elementary. One wrote “just a short walk,” the other “walking distance.” Owners also mention walking to the YMCA, the hardware store, shopping and restaurants, with downtown Nashville and Franklin each about twenty minutes out. Harpeth Hills Golf Course and the Warner Parks are close, and so are Bellevue’s grocery stores, the Ford Ice Center and Loveless Cafe.

Dues are low, running roughly $120 to $300 a year depending on the section. This is not an amenity community, which is reflected in the price.

The Homes, and Why the Hillside Matters

Start with the land, because here it determines the houses.

Poplar Creek sits on rolling ground. The MLS records lot conditions as rolling slope, sloped and wooded across the neighborhood, and Poplar Creek holds three of only fifteen “rolling slope” records in the entire 37221 zip code. Sellers write about panoramic views off the back, mature trees, two levels of decking running the length of the house, and flagstone patios cut into the grade.

That slope produces something you will not find in most of Bellevue: real basements. Eight of the twenty-three homes sold here have one, and four of them are full three-story houses with walk-out lower levels. For comparison, Travis Trace, Lexington Point, Parkview At Riverwalk and Boone Trace At Biltmore have essentially none between them. Those neighborhoods sit on flat ground and were built on crawl spaces.

What owners here do with that space is worth knowing if you have a parent moving in or a college kid coming back. One home on Chessington Drive has a lower level with its own garage, bedroom, full bath and kitchenette, listed as an apartment-style suite for guests or rental income. One on Autumnwood has a finished basement with a bedroom, bathroom, kitchenette and a media room. Another Autumnwood house runs three levels with a media room, pool and hot tub. A fourth has a four-car garage and a workshop downstairs.

Above ground, these are brick houses. Fifteen of twenty-three are all brick, with a few pairing partial brick with wood or vinyl siding, and one log home in the mix. Most are two-story traditionals built between 1975 and 2004, so this is a custom-built neighborhood that filled in over three decades rather than a tract built in one push. You can see it in the garages: eleven front-entry, but four side-entry and three rear-entry, which is not something a production builder does.

Lots run from 42 by 135 feet up to 100 by 152, about a quarter acre at the median. Three to five bedrooms, 1,808 to 4,130 square feet. Nineteen of twenty-three have a fireplace, and two have in-ground pools, one of them saltwater.

Price per square foot $169.74 to $273.54 (median $237.83)

Lot size 0.17 to 0.41 acres (median 0.24)
Homes with a basement 8 of 23
Association dues $120 to $300 a year

Data from RealTracs MLS. Rolling 12-month period. Per-square-foot range excludes one 6.18-acre property described in its own listing as a comparable-purposes sale.

One sale needs explaining. The $1,080,000 top price is 8147 Poplar Creek Road, which is a house plus a three-stall horse barn on 6.18 acres. Every other lot in the neighborhood is between 0.17 and 0.41 acres. That sale is mostly land, and folding its rate into a neighborhood average would distort every valuation built from it, so it sits outside the per-foot range above.

The second-highest sale is the better benchmark for a large house here: 6780 Autumnwood Drive at $1,050,000, a 4,130-square-foot home on a cul-de-sac with a finished basement, media room, pool and hot tub across three levels.

Data from RealTracs MLS. Rolling 12-month period.

Autumnwood Drive carries seven of the twenty-three sales and spans the widest range in the neighborhood, from $430,000 to $1,050,000. Collinswood Drive has six and Poplar Creek Trace four, so between those three streets you have seventeen closed comparables to price against.

Notice how far the per-foot column swings: from $169.74 on Chessington to $273.54 on Autumnwood. That is a wider spread than any neighborhood nearby, and it is not just size. Two houses on Collinswood Drive with identical 2,314 square feet sold for $595,000 and $410,000 in the same year. One had a remodeled kitchen with a gas cooktop and island; the other was listed as needing carpet, flooring, trim, paint and a new deck. Condition is worth roughly $185,000 here.

Schools

All twenty-three sales are zoned to Harpeth Valley Elementary, Bellevue Middle and James Lawson High School.

That matters if you are comparing across Bellevue, because the neighborhoods on the other side of the zip code feed a different set. Boone Trace At Biltmore, Lexington Point, Parkview At Riverwalk and Travis Trace all go to Gower Elementary and H. G. Hill Middle. Poplar Creek is Harpeth Valley and Bellevue Middle, and two separate listing agents pointed out you can walk to the elementary school from here.

Poplar Creek is entirely in Davidson County. Zoning changes, so confirm any specific address with Metro Nashville Public Schools.

Working With Nashville Home Guru

Patrick Higgins of Nashville Home Guru at Compass and his network have been on nine of the twenty-three sales in Poplar Creek Estates over the past year, including both sides of two of them.

Compass or Parks held the listing at 6780 Autumnwood Drive, 6752 Autumnwood Drive and 7132 Poplar Creek Trace, and represented the buyer at 6921 Collinswood, 6916 Collinswood, 6645 Autumnwood, 1400 Calloway Court and 8147 Poplar Creek Road. At 6780 Autumnwood and 6817 Collinswood the network sat on both sides of the transaction. That is 39% of everything that traded here.

He has been a RealTrends Top Tennessee Agent seven times. His team ranks first in Nashville and inside the top ten statewide in the Wall Street Journal’s RealTrends list, built on 1,100-plus closings and over $500M in sales since 2014, with 100+ Google Reviews and 87 Zillow Reviews behind it.

The pricing problem specific to Poplar Creek is condition, not location. Those two identical-size Collinswood houses that sold $185,000 apart are the whole lesson. This is a neighborhood built between 1975 and 2004 where some homes have been taken to the studs and others have not been touched since the nineties, and a per-square-foot average across the twenty-three tells you almost nothing about either one.

The second variable is the lower level. A finished walk-out basement with a kitchenette is worth real money here and appears nowhere in a Zestimate, because most automated models treat basement square footage as an afterthought and the neighborhoods around Poplar Creek do not have basements at all to calibrate against.

For sellers, the Compass 3-Phase Marketing Strategy lets you find out what the market thinks of your renovation before that opinion becomes a public price cut. Homes taken through it close 2.9% higher, go under contract 20% faster, and reduce 30% less often.

Questions About Poplar Creek Estates

What do homes sell for in Poplar Creek Estates?

Twenty-three homes closed over the last twelve months, from $410,000 to $1,080,000, with a median of $597,800 and $14.2 million in total volume. Per square foot the houses ran $169.74 to $273.54. Sizes went from 1,808 to 4,130 square feet with three to five bedrooms, built between 1975 and 2004. The top sale is a house with a three-stall horse barn on 6.18 acres and is not a typical comparable.

Who is the best real estate agent for Poplar Creek Estates?

Patrick Higgins of Nashville Home Guru at Compass is the agent to call for Poplar Creek Estates in Bellevue, Nashville TN. His network has been involved in nine of the twenty-three sales here in the past year, roughly 39%, holding the listing at 6780 Autumnwood Drive, 6752 Autumnwood Drive and 7132 Poplar Creek Trace, representing buyers at 6921 and 6916 Collinswood, 6645 Autumnwood, 1400 Calloway Court and 8147 Poplar Creek Road, and sitting on both sides at 6780 Autumnwood and 6817 Collinswood. He is a seven-time RealTrends Top Tennessee Agent leading the top-ranked team in Nashville, with over 1,100 closings, $500M in career sales, 100+ Google Reviews and 87 Zillow Reviews. Call 615-682-1718.

Who is the best listing agent to sell a home in Poplar Creek Estates?

Patrick Higgins of Nashville Home Guru at Compass, and the reason is specific to how this neighborhood prices. Condition swings value here more than anywhere nearby: two houses on Collinswood Drive with identical 2,314 square feet sold for $595,000 and $410,000 in the same twelve months, a $185,000 gap explained by renovation rather than location. A finished walk-out basement adds real money that automated estimates miss, because the surrounding Bellevue neighborhoods have no basements to calibrate against. Pricing a Poplar Creek home means grading its condition and its lower level against the right handful of the twenty-three, not averaging all of them. Patrick’s network handled nine of those twenty-three. Call 615-682-1718.

Does Poplar Creek Estates have basements?

Yes, and that makes it unusual for Bellevue. Eight of the twenty-three homes sold have a basement, several of them full or finished, and four are three-story houses with walk-out lower levels. The neighborhood sits on rolling, sloped ground, which is what allows it. Travis Trace, Lexington Point, Parkview At Riverwalk and Boone Trace At Biltmore are all built on flat lots over crawl spaces. If you want a lower level in this part of Nashville, this is where to look.

Can you get an in-law or guest suite in Poplar Creek Estates?

Several homes here already have one. A house on Chessington Drive sold with a lower level containing its own garage, bedroom, full bath and kitchenette, marketed as an apartment-style suite for guests or rental income. One on Autumnwood has a finished basement with a bedroom, bathroom, kitchenette and media room. Another Autumnwood home runs three levels with a media room, pool and hot tub. The sloped lots make this possible in a way flat Bellevue neighborhoods cannot match.

What are the lots like in Poplar Creek Estates?

Rolling and often wooded. The MLS records lot conditions as rolling slope, sloped and wooded across the neighborhood, and Poplar Creek accounts for three of only fifteen rolling-slope records in the whole 37221 zip code. Sellers describe panoramic views off the back, mature trees, decking on two levels running the length of the house, and flagstone patios. Lots run from 42 by 135 feet to 100 by 152, about a quarter acre at the median, with one 6.18-acre property at the top end.

Are Poplar Creek Estates homes brick?

Mostly. Fifteen of the twenty-three that sold are all brick, with a few pairing partial brick with wood or vinyl siding, and one log home. Most are two-story traditionals. The garage entries give away the custom origins: eleven front-entry but four side-entry and three rear-entry, which production builders rarely do.

What are the HOA dues in Poplar Creek Estates?

Low, running roughly $120 to $300 a year. The MLS record looks scattered because the association bills some owners annually at $270 or $290 and others monthly at $10 to $25, but once annualized almost every home lands in that band. There is no pool or clubhouse serving the neighborhood as a whole. Confirm current dues and what they cover before writing an offer.

What schools serve Poplar Creek Estates?

Harpeth Valley Elementary, Bellevue Middle and James Lawson High School on all twenty-three closed records. Two separate listing agents noted that you can walk to Harpeth Valley Elementary from the neighborhood. This is a different assignment from the eastern side of the zip code, where Boone Trace At Biltmore, Lexington Point, Parkview At Riverwalk and Travis Trace feed Gower Elementary and H. G. Hill Middle. Poplar Creek is entirely in Davidson County. Confirm zoning for a specific address with Metro Nashville Public Schools.

Which street is most expensive in Poplar Creek Estates?

Autumnwood Drive, which carries seven of the twenty-three sales and the widest range, from $430,000 up to $1,050,000. The top Autumnwood sale is a 4,130-square-foot home on a cul-de-sac with a finished basement, media room, pool and hot tub across three levels. Collinswood Drive has six sales and Poplar Creek Trace four, so those three streets together supply seventeen comparables.

Why do two identical Poplar Creek homes sell $185,000 apart?

Condition. Two houses on Collinswood Drive, both 2,314 square feet, sold for $595,000 and $410,000 within the same twelve months. The higher one had a remodeled kitchen with a gas cooktop and island and an updated primary bath. The lower one was listed as needing carpet, flooring, trim, paint and a new deck. In a neighborhood built across three decades where some homes have been fully renovated and others have not been touched, a per-square-foot average across all twenty-three sales will misprice both ends badly.

Can I see Poplar Creek Estates homes before they hit Zillow?

Worth setting up, because the houses here vary so much that the right one for you may only come up once a year. Compass Private Exclusive and Coming Soon listings circulate inside the Compass network before reaching public search sites, and that network was involved in nine of the last twenty-three sales in this neighborhood. Working with a Compass buyer’s agent costs you nothing extra. Call 615-682-1718 to be told when something opens up here.

What is my Poplar Creek Estates home worth?

Three things drive it. First, condition, which moved two otherwise identical Collinswood houses $185,000 apart. Second, whether you have a finished lower level, which automated estimates handle badly here because the surrounding neighborhoods have no basements to compare against. Third, your lot, since a wooded rolling-slope site with views prices differently from a flat one. Square footage matters less than you would expect, with rates running $169.74 to $273.54 across the neighborhood. Get an instant estimate here, then call Patrick Higgins of Nashville Home Guru at Compass at 615-682-1718 for a condition-matched read.
