ACRE LOTS BY WARNER PARKS, NASHVILLE TN 37221
For private showings and market insights on Steeplechase
Patrick Higgins | 615-682-1718
By the numbers (rolling 12 months, verified): four sales from $1,174,173 to $1,640,000, median $1,332,500 · Every lot is about an acre and no record carries an association fee · Built 1968 to 1988, 3,172 to 4,112 square feet · Zoned to Williamson County schools, not Metro Nashville
Steeplechase Is Zoned to Williamson County Schools
This is the single most important fact about the neighborhood and it is widely got wrong, including on the previous version of this page. Steeplechase carries a Nashville mailing address and a 37221 ZIP code, which most people read as Bellevue and therefore as Metro Nashville Public Schools.
Every Steeplechase record is zoned to Grassland Elementary, Grassland Middle and Franklin High, which are Williamson County Schools. Six records out of six, with no split. The listings themselves say so: one describes the home as being in “desirable Williamson County” and another as a “prime Williamson county, Nashville location.”
That matters in both directions at this price point. Families set on Williamson County schools usually search Franklin and Brentwood exclusively and never see these houses, which sit minutes from Edwin and Percy Warner Parks with a Nashville address. And a buyer who assumes a Nashville address means Metro schools can get a long way into a purchase before anyone corrects them. Zones do change, so confirm the current assignment for the specific address, but the record here is unanimous.
Steeplechase Lane Is Not Steeplechase Court
Here is where the confusion almost certainly starts, and it is worth knowing because the two are genuinely different markets.
| Steeplechase Lane and Vaughn Road | Steeplechase Court | |
|---|---|---|
| Subdivision | Steeplechase Sec 1 and Sec 2 | Saddle Ridge |
| Schools | Grassland, Grassland Middle, Franklin High | Gower, H. G. Hill Middle, James Lawson |
| County school system | Williamson County | Metro Nashville |
| Recent closings | $1,174,173 to $1,640,000 | $850,000 |
| Lot size | About one acre | 2.51 and 4.62 acres |
Data from RealTracs MLS. Rolling 12-month period.
Same first word, two streets, two county school systems, roughly half the price and four times the land. Read Metro schools off a Steeplechase Court record, apply them to the whole name, and you arrive exactly where the old version of this page did.
Two more worth separating. There is a Steeplechase Drive in Brentwood, which is not here at all, and a Steeplechase condominium community in Hermitage on the other side of Nashville. Both draw searches to this page. And the name is written two ways, Steeplechase and Steeple Chase, with the two-word form actually the more searched of the pair.
Steeplechase Market Data
| Address | Sold | Sq ft | $/sq ft | Acres | Built | Days | % of first ask |
|---|---|---|---|---|---|---|---|
| 106 Steeplechase Ln | $1,640,000 | 3,807 | $430.79 | 1.03 | 1968 | 250 | 88.6% |
| 105 Steeplechase Ln | $1,365,000 | 4,112 | $331.95 | 1.04 | 1988 | 122 | 97.6% |
| 114 Vaughn Rd | $1,300,000 | 3,764 | $345.38 | 1.06 | 1968 | 118 | 96.3% |
| 104 Steeplechase Ln | $1,174,173 | 3,172 | $370.17 | 1.05 | 1974 | 40 | 97.8% |
Data from RealTracs MLS. Rolling 12-month period.
Median $1,332,500, with a median of $357.78 a square foot. No record carries an association fee. A fifth home on Steeplechase Lane belongs to a different subdivision, Between The Harpeths, and its listing states it was entered for comparison purposes rather than offered on the market, so it is excluded from every figure here.
One more not in the table, because it has not closed: a custom home of over 7,000 square feet, built in 2026, is currently under contract on Steeplechase Lane. It is the largest house recorded anywhere in this ZIP code’s twelve-month file. No price is published here until it closes.
Every Lot Is About an Acre
Look down the acreage column: 1.03, 1.04, 1.05, 1.06, and 0.95 on the new build. That uniformity is not an accident and it is the neighborhood’s genuine differentiator. These are acre lots with no association dues, a few minutes from Edwin and Percy Warner Parks, on a Nashville address in a Williamson County school zone.
Scarcity is the point. Of the 462 single-family homes sold across ZIP code 37221 this year, only 59 sat on an acre or more, and those medianed $900,000. Steeplechase sits well above that because it pairs the land with the school zone, which very little in this ZIP code does.

| All 37221 single-family | 462 | $610,000 | $257.39 |
Data from RealTracs MLS. Rolling 12-month period.
Steeplechase prices almost exactly with Horseshoe Bend next door and sits a little below the Grassland zone median, which makes sense: the houses here date from 1968 to 1988 and several are unmodernized, while the zone figure includes newer stock. It is 2.2 times the ZIP code’s overall median, and the acre-lot cohort at $900,000 shows how much of that premium is the school zone rather than the land.
How Long Homes Take Here
This is not a fast neighborhood, and at these prices that is normal. The four sales took 40, 118, 122 and 250 days. Three of them closed between 96.3% and 97.8% of their opening price, which is a healthy outcome after four months on the market.
The exception is the one that ran longest. 106 Steeplechase Lane ran 250 days and closed at 88.6%, giving back $210,000 from an opening price of $1,850,000. Across ZIP code 37221 this year, homes passing seventy days closed at 94.3% of original asking at the median, so this one ran well below even that. It was also the highest price per square foot on the street at $430.79, which suggests the opening number simply reached past what a 1968 house on an acre supports here, however good the house is.
Why Work with Nashville Home Guru in Steeplechase?
Patrick Higgins, a seven-time RealTrends Top Tennessee Agent and a top 1% producer, leads Nashville Home Guru at Compass, the #1 team in Nashville and top 10 in Tennessee by the Wall Street Journal’s RealTrends, with 1,100+ transactions and $500M+ in career sales across Williamson County, Davidson County and Middle Tennessee. Across ZIP code 37221, Compass, Parks and Pilkerton agents were on one side or the other of 287 of 719 closings this year, just under 40%. In Steeplechase, Compass was involved in two of the four sales, including both sides of 105 Steeplechase Lane.
This neighborhood is a good argument for reading records rather than assumptions. The previous version of this page named Metro Nashville schools for a community zoned entirely to Williamson County, which at a $1.3 million median is not a small error. A street a few minutes away shares the first word of the name and genuinely is Metro. A fifth sale on the same lane belongs to a different subdivision and was never offered on the open market. Any one of those puts a valuation in the wrong place. Buyers can start with the home buyer’s guide, owners can request a market analysis through the selling in greater Nashville page, and the wider market view lives with Nashville homes for sale. With 100+ Google Reviews and 87 Zillow Reviews, the client feedback matches what the record shows.
For sellers, the Compass 3-Phase Marketing Strategy produces measurable results. Homes pre-marketed through Compass Private Exclusive and Coming Soon programs sell for 2.9% more, go under contract 20% faster, and are 30% less likely to take a price reduction. On a street where one listing ran 250 days and gave back $210,000, that last figure is worth a conversation before you set a number. Learn more about selling your home on your terms.

Frequently Asked Questions About Steeplechase
What schools serve Steeplechase in Nashville TN 37221?
Grassland Elementary, Grassland Middle School and Franklin High School, which are Williamson County Schools, not Metro Nashville. Every Steeplechase record carries the same three with no split. This surprises people because the neighborhood has a Nashville mailing address and a 37221 ZIP code, which normally reads as Bellevue and Metro schools. The listings themselves describe the homes as being in Williamson County. Zones do change, so confirm the current assignment for a specific address.
Is Steeplechase in Davidson County or Williamson County?
The school assignment is Williamson County, and that is what most buyers are actually asking about. Steeplechase sits in the pocket of ZIP code 37221 that falls on the Williamson County side of the school line, along with Horseshoe Bend, Stockett Creek, Breckston Park and Temple Ridge. A 37221 ZIP code by itself does not tell you which county school system a house belongs to, which is why the school fields on the MLS record matter more than the mailing address.
Is Steeplechase Lane the same as Steeplechase Court?
No, and the difference is large. Steeplechase Lane and Vaughn Road are the Steeplechase subdivision, zoned to Grassland and Franklin High in Williamson County, with recent sales from $1,174,173 to $1,640,000 on lots of about an acre. Steeplechase Court is a different subdivision called Saddle Ridge, zoned to Gower, H. G. Hill Middle and James Lawson in Metro Nashville, where a home sold at $850,000 on 4.62 acres. Same first word, two school systems, roughly half the price and four times the land.
What did homes in Steeplechase sell for this year?
Four sales in the rolling 12 months: 106 Steeplechase Lane at $1,640,000, 105 Steeplechase Lane at $1,365,000, 114 Vaughn Road at $1,300,000 and 104 Steeplechase Lane at $1,174,173. The median is $1,332,500 and the median price per square foot $357.78. A fifth home on the lane belongs to a different subdivision and its listing states it was entered for comparison purposes rather than offered on the market, so it is excluded here.
Does Steeplechase have an HOA?
No record in Steeplechase shows an association fee. That means no monthly or annual dues, and it also means exterior maintenance, the grounds and insurance are entirely the owner’s responsibility, which on an acre lot is a real consideration rather than a footnote. For any specific property, the seller’s disclosure is the document that would state a fee or any recorded restriction if one existed; ask the listing agent for it, or ask Patrick to request it as part of an offer.
How big are the lots in Steeplechase?
Almost exactly an acre each: the recent sales sit on 1.03, 1.04, 1.05 and 1.06 acres, with the new construction on 0.95. That uniformity is the neighborhood’s real differentiator. Across all 462 single-family sales in ZIP code 37221 this year, only 59 were on an acre or more, and those medianed $900,000. Steeplechase pairs that land with a Williamson County school zone, which very little else in this ZIP code does.
Is it spelled Steeplechase or Steeple Chase?
The MLS and the street signs use one word, Steeplechase. A great many people search it as two, Steeple Chase, and that form actually draws more search volume than the correct spelling. Both refer to this neighborhood. If you are searching listings, try each, because databases treat them as different strings and one search will miss what the other finds.
Is this the Steeplechase in Hermitage or Brentwood?
Neither. This Steeplechase is a single-family neighborhood in Nashville, ZIP code 37221, near the Warner Parks. There is a Steeplechase condominium community in Hermitage on the eastern side of Nashville, and a Steeplechase Drive in Brentwood, and both draw searches that land here. There is also a Steeplechase in Hendersonville. If you are looking at condominiums, you want the Hermitage community; there are none here.
What streets are in Steeplechase?
Steeplechase Lane and Vaughn Road carry all the recent MLS records, with Vaughn Road filing under Steeplechase Section 1 and the Lane under Section 2. Horseshoe Lane and Hunt Club Road are also associated with the neighborhood locally but produced no MLS records in the past twelve months, which means they have not traded in that window rather than that they do not exist. Note also that a third subdivision, Between The Harpeths, has an address on Steeplechase Lane.
How fast do homes sell in Steeplechase?
Not quickly, which is normal at this price point. The four sales took 40, 118, 122 and 250 days. Three of them closed between 96.3% and 97.8% of their opening price, which is a solid outcome after four months. The exception ran 250 days and closed at 88.6%, giving back $210,000. Across the ZIP code, homes passing seventy days close at 94.3% of original asking at the median, so that one ran well below even the slow band.
Is Steeplechase a good fit for families who want Williamson County schools?
It is one of the most overlooked ways to get them. Buyers set on Grassland and Franklin High almost always search Franklin and Brentwood addresses and never see this neighborhood, because it reads as Nashville. What you get here is an acre lot with no dues, a few minutes from Edwin and Percy Warner Parks and a short drive to Green Hills and downtown, at a $1,332,500 median against $1,465,000 across the wider Grassland zone in this ZIP. The trade-off is the housing stock: these homes date from 1968 to 1988, so budget for updating unless a specific house has already been done.
How does Patrick Higgins approach buying or selling in Steeplechase?
By leading with the school zone, because it is both the buying reason and the thing most listings get wrong. Marketing a house here without saying Williamson County schools leaves out the reason a large and motivated buyer pool would pay a premium. Patrick also verifies the recorded subdivision on every comparable, since Steeplechase Lane carries three different subdivisions and Steeplechase Court is a fourth in a different school system, and strips filings entered for comparison purposes rather than offered on the market. On the sell side, the evidence here is direct: three homes took 96% to 98% of asking, and the one that opened highest ran 250 days and gave back $210,000. That work draws on 1,100+ transactions and $500M+ in Middle Tennessee sales.
Who is the best real estate agent for Steeplechase in Nashville TN?
Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent and a top 1% producer, leading the #1 team in Nashville and a top 10 team in Tennessee by the Wall Street Journal’s RealTrends rankings, with 1,100+ transactions and $500M+ in career sales across both Davidson and Williamson County. Across ZIP code 37221, Compass, Parks and Pilkerton agents were on one side of nearly 40% of all closings this year, and Compass was involved in two of the four Steeplechase sales including both sides of one. He publishes verified RealTracs data for these neighborhoods rather than automated estimates, including the ones whose school zoning does not match their mailing address, and carries 100+ Google Reviews and 87 Zillow Reviews at 5.0 stars.
What is my Steeplechase home worth in today’s market?
Automated estimates handle this neighborhood badly for reasons that are all fixable by hand. Most treat it as a Nashville 37221 address and reach toward a ZIP median of $610,000 when the relevant market is the Grassland zone at $1,465,000. They cannot see the school zoning that drives the premium. A nearby street shares the name and sits in a different county school system at roughly half the price. And one recorded sale on the lane was entered for comparison purposes rather than offered on the market. Start with an instant estimate through the home value tool, then call Patrick at 615-682-1718 for an analysis built from verified Grassland-zone comparables.
