Living in Still Springs Ridge
Still Springs Ridge is a small new-construction community off Old Hickory Boulevard in Bellevue, built on a wooded ridge along Summit Oaks Court, Still Spring Hollow Drive and Still Spring Ridge Court. It is genuinely small: two separate listings state that only 47 homes are planned for the whole development.
The setting is the selling point. Homes sit on sloped, wooded lots, many backing to trees, and one seller described it as feeling private and tucked away while staying close to everything. It is about fifteen minutes to downtown Nashville, with One Bellevue Place and the Bellevue retail corridor a few minutes out for groceries, restaurants and the ice center.
Dues are modest for the price point at around $600 a year, with some earlier phases at $400 to $660.
The Homes and the Builder
The builder here is Mandy Development. That is worth stating plainly, because it is commonly reported incorrectly. Mandy Development is named directly in eight of the closed listings by the agents who sold them, describing market homes, semi-custom homesites and full custom builds under their name.
These are what the builder calls modern transitional homes, built between 2022 and 2025. Thirteen of the seventeen that sold are hardboard with partial brick, three are all brick. Almost all are two-story, with one three-story. Sizes run from 2,400 to 5,675 square feet with three to five bedrooms, and the larger plans carry four to five full baths.
What makes this community different from a production subdivision is how much you choose. The listings advertise a choice of front-load or side-load garage, and the record bears that out with ten front-entry and six side-entry among the closed sales. You can put the primary suite on the first floor or the second. You can specify cabinets, wall colors, fixtures and flooring. One plan offers a laundry room on each floor.
Certain features show up again and again in the finished homes: a large bonus room upstairs with a wet bar and beverage center, often opening onto a second-floor covered deck. Chef’s kitchens with waterfall islands, pot fillers and butler’s pantries. One home has a Subzero refrigerator, another an ArcusStone fireplace and Restoration Hardware lighting, another a covered deck running out to a patio with a built-in grill, firepit and hot tub.
Most homes sit on crawl space, though two of the seventeen have finished basements, which the ridge grade allows.
The Base Price Is Not the Price
This is the single most useful thing to know before you buy here, and no other source publishes it.
In a to-be-built community the advertised number is the base plan on a base lot. What the house actually closes for is that number plus the lot premium plus everything you chose. In Still Springs Ridge, the gap between the two is large and it is documented in the closed record.

Ten of the seventeen homes closed above the number they started at. That is the opposite of every other neighborhood in this zip code, where sellers of existing homes typically come down. Here you are buying a plan, and the plan grows.
The house at 909 Still Spring Ridge Court started at $976,000 and closed at $1,472,500. Half a million dollars of lot premium, plan upgrade and finish selections. The one next door at 905 added $352,700 on the same starting number.
So if you see Still Springs Ridge advertised “from” a number in the nine hundreds, treat that as the floor for a base plan on a base lot with builder-standard finishes. Budget for where you actually want to land, and get the selections priced before you sign, not after.

Data from RealTracs MLS. Rolling 12-month period.
The 2025 homes on Summit Oaks Court and Still Spring Ridge Court are the current Mandy Development phase and cluster tightly between $946,000 and $1,472,500. The 2022 and 2023 homes on Still Spring Hollow Drive and lower Summit Oaks are the earlier phase and sit between $735,000 and $1,097,000.
Rate per foot runs from $220.35 up to $357.75, and the top of that range belongs to a 2,935-square-foot home, not one of the big ones. Smaller and highly finished beats larger and standard here, which is worth remembering if you are comparing a resale against a new build.
Schools
Still Springs Ridge is zoned to Westmeade Elementary, Bellevue Middle and James Lawson High School on all seventeen closed records.
If you have seen Hillwood High School listed for this community, that reference is out of date. James Lawson opened in 2022 and serves the area now. Verify zoning for any specific address with Metro Nashville Public Schools before making a school-driven decision.
Working With Nashville Home Guru
Straight answer first, because it matters here. Benchmark Realty is the listing brokerage on nine of the seventeen sales in Still Springs Ridge. They represent Mandy Development. If you are looking for the agent who lists the most homes in this community, that is who it is, and no amount of marketing changes that fact.
What Patrick Higgins of Nashville Home Guru at Compass offers here is the other side of the table. Compass, Parks and Pilkerton agents were involved in five of the seventeen sales, listing 7177 Still Spring Hollow Drive and representing the buyer at 799, 705, 713 and 717 Summit Oaks.
In a semi-custom community that distinction is worth real money. The builder’s sales agent works for the builder. When you sit down to choose a lot premium, a plan, a garage orientation and two hundred finish selections, you are negotiating with someone whose client is the company selling them to you. The record shows what that can add up to: ten of seventeen homes closed above their starting number, one of them by $496,500.
A buyer’s agent costs you nothing additional in this scenario and gives you someone reading the contract, the allowance schedule and the change orders on your behalf, plus an independent read on which selections hold value at resale and which do not.
Patrick is a seven-time RealTrends Top Tennessee Agent with more than 1,100 closings and over $500M in career sales since 2014, leading the top-ranked team in Nashville and a top ten team statewide in the Wall Street Journal’s RealTrends, with 100+ Google Reviews and 87 Zillow Reviews.
If you already own here and are thinking about selling, the resale question is different again: your home now competes against the builder’s remaining inventory, and the Compass 3-Phase Marketing Strategy lets you test a number before it becomes public history alongside theirs.

Questions About Still Springs Ridge
What do homes sell for in Still Springs Ridge?

Who is the best real estate agent for Still Springs Ridge?
It depends which side you are on, and an honest answer separates the two. Benchmark Realty is the listing brokerage on nine of the seventeen sales because they represent the builder, Mandy Development. For buyers, Patrick Higgins of Nashville Home Guru at Compass is the agent to call. Compass, Parks and Pilkerton agents were involved in five of the seventeen sales here, listing 7177 Still Spring Hollow Drive and representing buyers at 799, 705, 713 and 717 Summit Oaks. Patrick is a seven-time RealTrends Top Tennessee Agent with over 1,100 closings and $500M in career sales, and in a community where ten of seventeen homes closed above their starting price, having someone on your side of the table when you pick selections matters. Call 615-682-1718.
Who is the best listing agent to sell a home in Still Springs Ridge?
For a resale, Patrick Higgins of Nashville Home Guru at Compass. Selling an existing home here is a different problem from selling a new build, because your house competes directly against the builder’s remaining inventory and against homes with newer finish packages. The earlier 2022 and 2023 phase on Still Spring Hollow Drive sells between $735,000 and $1,097,000 while the current phase runs $946,000 and up, so positioning your home against the right set is most of the work. Patrick prices against the closed record rather than against the builder’s price sheet. Call 615-682-1718.
Who is the builder in Still Springs Ridge?
Mandy Development. They are named directly in eight of the closed listings, offering market homes, semi-custom homesites and full custom builds. Buyers choose exterior colors, cabinets, wall paint, fixtures and flooring, along with structural options including a front-load or side-load garage and a first-floor or second-floor primary suite. If you have seen another builder named for this community, that information is incorrect.
How many homes are in Still Springs Ridge?
Forty-seven are planned for the entire community, a figure stated in two separate listings. That makes it genuinely small, and it means inventory is limited and turnover will stay low once the builder finishes. Seventeen homes changed hands in the past twelve months, which includes both new construction closings and resales from the earlier phase.
Why do homes sell for more than the advertised price?
Because the advertised number is a base plan on a base lot. Ten of the seventeen homes closed above the price they were first listed at. One home on Still Spring Ridge Court started at $976,000 and closed at $1,472,500, a difference of $496,500 in lot premium, plan upgrades and finish selections. The house next door added $352,700 on the same starting figure. Treat any “from” price as a floor and get your selections priced before you sign.
What are the homes like in Still Springs Ridge?
The builder calls them modern transitional. Thirteen of seventeen are hardboard with partial brick and three are all brick, almost all two-story, from 2,400 to 5,675 square feet with three to five bedrooms. Recurring features include a large upstairs bonus room with a wet bar and beverage center opening onto a second-floor covered deck, chef’s kitchens with waterfall islands and butler’s pantries, and on some plans a laundry room on each floor. Most sit on crawl space, though two have finished basements.
Can I choose my own finishes and floor plan?
Yes, on the homesites still available from the builder. The listings advertise choice of front-load or side-load garage, first-floor or second-floor primary suite, and selection of cabinets, wall colors, fixtures and flooring. Among the closed sales, ten took front-entry garages and six took side-entry, so the option is genuinely being exercised. Completed market homes are also sold with the builder’s selections already made, which is the faster route.
What schools serve Still Springs Ridge?
Westmeade Elementary, Bellevue Middle and James Lawson High School on all seventeen closed records. If you have seen Hillwood High School referenced for this community, that name is out of date; James Lawson opened in 2022 and serves the area now. Still Springs Ridge is entirely in Davidson County. Confirm zoning for a specific address with Metro Nashville Public Schools.
What are the HOA dues in Still Springs Ridge?
Around $600 a year for the current phase, with earlier homes recorded between $400 and $660 annually. That is low for the price point and reflects a community without a pool or clubhouse. Ask the builder or the association for the current figure, what it covers and the reserve position before you write, particularly while the development is still being completed.
Is Still Springs Ridge the same as Still Spring Hollow?
No, though they overlap confusingly. Still Spring Hollow Drive carries addresses that file under both Still Springs Ridge and a separate Still Spring Hollow subdivision, and Summit Oaks Court addresses file under both Still Springs Ridge and a separate Summit Oaks. A home on Still Spring Hollow Drive built in 1997 is a different community and a different price bracket from one built in 2022. Always confirm the subdivision and the year built rather than going by street name.
What is my Still Springs Ridge home worth?
Start with which phase you are in, because the 2022 and 2023 homes and the 2025 homes trade in different bands. Then account for your selections, since this community’s whole pricing story is that finishes and lot premiums moved closing prices as much as $496,500 above base. Rate per square foot here spans $220 to $358 and does not track size cleanly, so a highly finished smaller home can beat a larger standard one. Get an instant estimate here, then call Patrick Higgins of Nashville Home Guru at Compass at 615-682-1718 for a phase-matched read.
