Same 2,736 square feet, same 1978 build, no addition. Someone made $345,000 on a house that had been sitting in plain sight on a golf course street.
That single record tells you more about Temple Hills than any market summary can. This is a 1970s golf community where the pricing is genuinely hard, where a third of the listings are worth substantially more than they are being asked, and where 55 percent never sell.

Temple Hills sits off Sneed Road in the Grassland area of Franklin, the seat of Williamson County. It is not in Franklin County, Tennessee, which is a separate rural county near the Alabama line about ninety minutes south.
The Number Everyone Has Wrong
Search Temple Hills anywhere and you will be told homes here top out somewhere around $2.3 to $2.6 million. That is not what the record says.
6701 Hastings Lane closed at $6,350,000. It is 11,321 square feet on 1.69 acres, built in 2022, and it closed at $561 per square foot, which is 97.7 percent of a $6,500,000 first ask, after 107 days. It is the highest close in Temple Hills history by a margin of more than four million dollars, and almost nothing published about this neighborhood accounts for it.
That matters beyond trivia. If you own one of the newer Hastings Lane, Stableford Lane or Bentgrass Court homes, every automated estimate on your property is anchored to a ceiling that is roughly $3.75 million too low.

Two figures there deserve attention. Only four of eighteen sellers got their original asking price, and 26 of 47 never sold. Temple Hills is not a market where you list high and let the market find you. It is a market where the wrong opening number costs you the sale entirely.
The Three Temple Hills
RealTracs files this community under fourteen different subdivision spellings, which is why community-level averages published elsewhere rarely reproduce. Grouped properly, there are three distinct markets here.

The original sections are the community as most people know it: brick and brick-and-siding traditionals built between 1978 and 1999, mostly 2,100 to 3,800 square feet, on lots from a fifth of an acre to two thirds. Streets are named for golf courses, which is how you can spot them from a distance: Saint Andrews, Baltusrol, Oakmont, Carnoustie, Doral, Wexford, Stratford. This is where twelve of the eighteen sales happened and where the pricing is most inconsistent.
The Links is the early-2000s section, two closings this year at almost exactly $1,505,000, both around 4,200 to 5,050 square feet on two thirds of an acre. Worth noting that the two behaved nothing alike: 424 Sandcastle Road went under contract in a single day, and 720 Wild Timber Court took 79 and closed $139,900 below its first ask.
Country Club Estates is the newer custom cluster on Hastings Lane, Stableford Lane and Bentgrass Court, built 2009 to 2022, and it is where the money and the patience both live. Four sales, a median of $1,885,000, and a median 133 days to contract, six times what the original sections take. Two of the four closed more than seven percent under their first ask. If you own here, the marketing plan matters more than the price you start at, because the buyer pool for a $2 million custom home in a 1970s golf community is small and slow and not reachable through a listing portal.
Golf Frontage Starts Under $600,000
This is the finding most likely to change what you do next, and it contradicts nearly everything else published about this neighborhood.

Neither of the two Links sales mentions a fairway anywhere in its remarks. The section widely described as the golf-frontage address produced no golf-frontage sales this year, and the cheapest house in the entire community backs a fairway.
If a golf course lot is what you actually want, the honest advice is to stop shopping by section name. Six of the seven fairway homes that traded this year closed between $588,500 and $1,003,000. Buying the section rather than the lot is how people here pay several hundred thousand dollars for a view they could have had for less.
Temple Hills Country Club
Temple Hills Country Club is a private 27-hole club that opened in 1972, laid out by course architect Leon Howard, and is operated today by Invited, the club group formerly known as ClubCorp. Beyond golf it runs a pool, tennis and pickleball courts, and clubhouse dining.
The two questions people actually search for are what it costs and whether they have to join. The second is easy: no. Club membership is entirely separate from owning a home here and separate from the HOA. Plenty of residents belong, plenty do not, and the fairway views and mature landscaping come with the address either way.
On cost, the club does not publish its pricing, and neither will we invent it. You are buying more house per dollar than anywhere comparable in 37069, in exchange for a market where more than half of sellers do not find a buyer. Buyers should read that as opportunity. Temple Hills sits off Sneed Road in Grassland, roughly fifteen minutes from downtown Franklin’s Main Street and twenty-five from downtown Nashville. Sneed connects to Hillsboro Pike running north toward Green Hills and south toward Leiper’s Fork, with I-65 reachable via Highway 96.
Every one of the twenty-one closings was zoned to the same three schools: Grassland Elementary, Grassland Middle and Franklin High, all Williamson County Schools. That is unusual and worth knowing. Most Franklin communities split across zones, and buyers elsewhere in the city have to verify assignment street by street. Here the record shows one hundred percent consistency across every sale. On HOA dues, correct the number you have probably seen. Published figures for Temple Hills usually quote something in the neighborhood of $78 a month, which comes from averaging fees that are billed on different schedules.
