The Crossings at Barton Village in Lebanon
The Crossings at Barton Village is a new townhome community on Barton Village Boulevard on the south side of Lebanon, Tennessee 37090, in Wilson County. Richmond American Homes is the builder; the listings are filed under its parent company, Sekisui House. The first closing was February 2026 and twelve homes have closed since, all in the last seven months.
The name needs one sentence of explanation, because it causes confusion. Barton Village is a master-planned area with two separate communities in it. Del Webb Barton Village is a Pulte community of single-family homes that is age-restricted under its association covenants. The Crossings at Barton Village is this one: three-story townhomes, a different builder, a different association, and no age restriction of any kind. Anyone searching for Barton Village homes who is not looking for the age-restricted community is looking for The Crossings, and until now there was no page for it.
Every home on record is the same plan, the Kimberly: four bedrooms, three and a half baths, 1,962 square feet on three stories with a two-car garage. All brick with fiber cement, irrigation on every lot, nine-foot ceilings and eight-foot doors per the builder’s remarks, white cabinetry, laminate flooring on the main level. The community has a clubhouse and a pool on record, and it is the only townhome community in Lebanon that has both.

One Plan, Twelve Closings
With a single plan there is no footprint table to give you. Here is the closed record for the Kimberly, split by the one thing that varies.
| Sales | Median | Range | Sq Ft | Beds / Baths | |
|---|---|---|---|---|---|
| End units | 5 | $384,990 | $369,990 to $389,990 | 1,962 | 4 / 3.5 |
| Interior units | 7 | $369,990 | $354,990 to $374,990 | 1,962 | 4 / 3.5 |
| All twelve | 12 | $369,990 | $354,990 to $389,990 | 1,962 | 4 / 3.5 |
Data from RealTracs MLS. Rolling 12-month period.
The end-unit premium on record is about $15,000 at the median. Five of the twelve closings were filed as end units. The product is otherwise identical from one closing to the next, which makes The Crossings unusually easy to price: the only questions are end or interior, and what the builder is offering that month.

Homes here go under contract quickly. Eight of the twelve closed at exactly the original list price, and the ten that never took a reduction went under contract in a median of eight days. Two took a reduction of about $10,000 and closed at 97.3 percent of original ask after 22 days. None closed above list. Richmond American holds its sheet price on most closings here, in the same way Century does at Averitt Landing.
Against One Lebanon Place and the Other Townhomes
Six new townhome communities in Lebanon closed five or more homes in the last twelve months. The Crossings is the most expensive of them, and the comparison that matters is with One Lebanon Place, a mile away.
| Community | Sales | Median | Sq Ft | Beds / Baths | Garage | Pool | Clubhouse | Dues / Year |
|---|---|---|---|---|---|---|---|---|
| The Crossings at Barton Village | 12 | $369,990 | 1,962 | 4 / 3.5 | 2-car | Yes | Yes | $2,760 |
| One Lebanon Place | 25 | $344,990 | 1,944 | 4 / 3 | 2-car | No | No | $2,100 |
| Woodbridge Glen townhomes | 19 | $319,990 | 1,481 | 3 / 2 | 1-car | Yes | No | $1,884 |
| Sweetbriar Place | 24 | $309,995 | 1,853 | 3 / 2.5 | 2-car | No | No | $2,784 |
| Addison Park | 46 | $307,990 | 1,418 | 3 / 2 | 1-car | No | No | $1,752 |
| Campbell Place | 47 | $261,990 | 1,363 | 3 / 2 | None | Yes | No | $2,220 |

One Lebanon Place is the same purchase minus two things and plus one. It is $25,000 less at the median for a four-bedroom two-car townhome within 18 square feet of the Kimberly. It does not have a pool or a clubhouse, and its association fee is $660 a year lower for that reason. It does include a refrigerator on every closing, which The Crossings does not. A buyer who will use the pool and clubhouse is paying about $25,000 and $660 a year for them; a buyer who will not is paying for something they do not want. That is the whole decision between the two, and it is a clean one.

Dues and Amenities
The association fee is $230 a month, $2,760 a year, on all twelve closings. The filing says it covers grounds maintenance, the association’s insurance, and maintenance of the pool, tennis and clubhouse facilities. The amenities on record for the community are a clubhouse, a pool, sidewalks and underground utilities. This page describes only what The Crossings’ own filings show and makes no claim about access to any other community’s facilities; confirm the specifics with the association. Pets are permitted and long-term rentals are allowed under the covenants on record.
Schools
All twelve homes on record carry the same assignment in Wilson County Schools. Note that the middle-school assignment differs from the other 37090 communities on this site, which file Southside for both elementary and middle.

How Buyer’s Agents Are Paid on New Construction
This is the part of buying a new home in The Crossings at Barton Village that trips people up, so here it is plainly. The builder’s sales representative works for the builder. That is their job and they do it well, but their obligation runs to the seller. A buyer’s agent works for you, and on new construction the builder typically pays that agent’s compensation out of the sale, at a rate the builder sets and publishes to agents. It is not added to your price. Builders price their inventory the same whether or not the buyer has an agent; the published price is the price, and there is no separate discount for walking in unrepresented. What changes is whether anyone in the room is looking out for you.
Since 2024, a buyer signs a written representation agreement with their agent before touring homes, and that agreement states what the agent’s compensation is and where it comes from. On a builder sale the builder’s published offer usually covers it in full, so the buyer pays nothing out of pocket for representation. If a particular builder’s offer is lower than the agreed amount, the agreement says how the difference is handled, and that is a conversation to have before the first model visit, not after.
One practical rule matters more than the rest: register your agent before your first visit. Most builders require that a buyer’s agent accompany the buyer or be named on the builder’s registration at the first contact, whether that is a model tour, a phone call, or an online form. A buyer who visits The Crossings at Barton Village alone, signs the sign-in sheet, and brings an agent in later will often find that the builder will not pay that agent, which leaves the buyer either unrepresented or paying for representation themselves. Call Patrick at 615-682-1718 before you drive out, and the registration is handled.
Why Work with Nashville Home Guru at Compass
None of the twelve closings at The Crossings involved a Compass or Parks agent, and this page says so rather than implying otherwise. What the team brings to a community like this one is the record: every Crossings closing, every relisting (and there have been many; the builder relisted this inventory at nearly eight filings per closing over the last year), the $15,000 end-unit premium, the two reductions, and the eight closings that held at sheet price. On a single-plan community that is nearly the whole negotiation, and it comes from the RealTracs record rather than the builder’s brochure.
Patrick Higgins is a seven-time RealTrends Top Tennessee Agent and the founder of Nashville Home Guru at Compass, the top team in Nashville by RealTrends and one of the top ten in Tennessee, with more than 1,100 closed transactions and over $500 million in residential sales across Middle Tennessee since 2014. With 100+ Google Reviews and 87 Zillow Reviews, the client record is public. Compass is the largest residential brokerage in the United States by sales volume, and after joining with Parks Real Estate in 2024, Compass agents represent roughly one in four homes sold in Tennessee; the listing side of a builder community is closed to outside brokerages by design, so buyer representation is the entire job here.
If you own here and are thinking about selling, a Crossings resale competes against Richmond American’s remaining Kimberly inventory at the same price, and the Compass 3-Phase Marketing Strategy exists for that. Homes pre-marketed through Compass Private Exclusive and Coming Soon sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction. Read how selling on your terms works.

Frequently Asked Questions About The Crossings at Barton Village
What do homes in The Crossings at Barton Village cost?
The median sale was $369,990 on twelve closings since the community opened in February 2026, with a range of $354,990 to $389,990. Every home is the same plan, the Kimberly, at 1,962 square feet; end units closed at a $384,990 median and interior units at $369,990. At $189 per square foot it is the most expensive new townhome community in Lebanon, about $25,000 above One Lebanon Place at the median.
Is The Crossings at Barton Village the same as Del Webb Barton Village?
No. Both sit in the Barton Village master plan and share a name, and that is the extent of it. Del Webb Barton Village is a Pulte community of single-family homes, age-restricted under its association covenants, at a $638,055 median. The Crossings at Barton Village is a Richmond American Homes community of three-story townhomes with its own association, no age restriction, and a $369,990 median. Bartons Cove and Pointe Barton are two more separate Lebanon communities with the Barton name.
Who builds The Crossings at Barton Village?
Richmond American Homes. The builder’s remarks name it on every filing; the listings are recorded under Sekisui House Communities TN, Richmond American’s parent company. All twelve closings on record are theirs, built in 2025. This is Richmond American’s only Lebanon community on the current record.
What is the Kimberly plan?
The only plan in The Crossings: four bedrooms, three and a half baths, 1,962 square feet on three stories, with a two-car garage on the ground floor and the bedrooms upstairs. The builder’s remarks describe nine-foot ceilings, eight-foot doors and white cabinetry. Exteriors are all brick with fiber cement. Every one of the twelve closings on record is a Kimberly; the only variation is end unit against interior, which carried a $15,000 premium at the median.
Does The Crossings at Barton Village have a pool?
Yes, and a clubhouse. The filings list a clubhouse, a pool, sidewalks and underground utilities, and the association fee covers maintenance of the pool, tennis and clubhouse facilities. It is the only townhome community in Lebanon with both a clubhouse and a pool on record. This page describes The Crossings’ own filings only; confirm amenity access details with the association.
What are the HOA dues at The Crossings at Barton Village?
$230 a month, or $2,760 a year, on all twelve closings. The fee covers grounds maintenance, the association’s insurance, and maintenance of the pool, tennis and clubhouse facilities. Pets are permitted and long-term rentals are allowed under the covenants on record.
What schools serve The Crossings at Barton Village?
Southside Elementary, West Wilson Middle School and Wilson Central High School, in Wilson County Schools. All twelve homes on record carry the same assignment. The middle-school assignment differs from the neighboring 37090 communities on this site, which file Southside for both elementary and middle. Confirm any specific address with the district.
Is The Crossings a good fit for a buyer who wants a new four-bedroom townhome with a pool and clubhouse under $400,000?
It is the only community in Lebanon that fits that description on the current record. Fifty-seven new four-bedroom townhomes closed in Lebanon over the last twelve months across seven communities, and The Crossings is the only one of the seven with a clubhouse and pool on record; every one of its twelve closings was a four-bedroom under $390,000. The nearest alternative is One Lebanon Place, the same four-bedroom two-car product for about $25,000 less with a refrigerator included and no pool or clubhouse. The decision between the two is whether the amenities are worth $25,000 and $660 a year in dues.
How does Patrick Higgins approach buying in The Crossings at Barton Village?
With the closed record, which on a single-plan community is nearly the whole negotiation. Every closing here is the same 1,962-square-foot Kimberly, so the questions are end unit or interior, which carried a $15,000 premium on record, and what the builder is offering on the specific unit. Eight of twelve closed at exactly sheet price in a median of eight days; two took a $10,000 reduction. Patrick tracks every Crossings closing and every relisting, and there have been nearly eight filings per closing here over the last year, so a buyer knows which units have cycled through the MLS and which are new to the market before making an offer.
Who is the best real estate agent for The Crossings at Barton Village in Lebanon TN?
Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent whose team ranks first in Nashville and among the top ten in Tennessee by RealTrends, with more than 1,100 closed transactions and over $500 million in residential sales across Middle Tennessee. His team tracks every Lebanon closing by community, builder and price using direct RealTracs MLS data, including all twelve Crossings sales and the end-unit premium on record. With 100+ Google Reviews and 87 Zillow Reviews, his client record is public and current.
Can I buy a Crossings at Barton Village townhome before it hits Zillow?
For builder inventory, sometimes: Richmond American releases units on its own schedule, and a buyer’s agent watching the community knows when a release or a price move is coming. For resales, which will begin as the first 2026 owners move, Compass Private Exclusive and Coming Soon give Compass buyers a look before the public MLS and the portals. Working with a Compass buyer’s agent costs the buyer nothing additional; the builder or seller pays the commission at closing.
What is my Crossings at Barton Village townhome worth in today’s market?
In a single-plan community seven months old, an automated estimate is working from twelve builder closings of the same floor plan, and it cannot tell an end unit from an interior one, which is a $15,000 difference on record. A resale here competes directly against Richmond American’s remaining Kimberly inventory, so the answer depends on what the builder is asking and accepting that month. Start with an instant estimate at nashvillehomeguru.hifello.com, then call 615-682-1718 for a pricing analysis built on the closed record.
Do I need my own agent to buy new construction in The Crossings at Barton Village, and who pays them?
You are not required to have one, but the builder’s representative works for the builder, and on new construction the builder typically pays your agent’s compensation out of the sale at a rate the builder sets. It is not added to your price, and walking in without an agent does not lower the price; builders sell their inventory at the published figure either way. Since 2024 a buyer signs a representation agreement before touring that states the agent’s compensation and its source, and on a builder sale the builder’s published offer usually covers it in full. The one thing to get right is timing: most builders require your agent to be registered at your first contact with the community, so call Patrick at 615-682-1718 before your first visit to The Crossings at Barton Village rather than after.
