Patrick Higgins | 615-682-1718

Timber Trail is a single-family subdivision off Mount Juliet Road in zip code 37122, built out in phases between roughly 2002 and 2013. Streets include Timber Cove Drive, Timber Oak Drive, Timber Lake Drive, Timber Ridge Court, Crestview Court, Streamside Drive, Turner Trace East, Meadowview Lane and Brooks Crossing. It is also commonly searched as Timber Trails, plural, and that spelling actually draws more searches than the singular.

Eight homes closed here over the past twelve months. They sold at a normal price and took an abnormally long time to do it.

Price Is Normal. Pace Is Not.

1001 Turner Trace E $599,900 $590,000 98.3% 246 3,080

Data from RealTracs MLS. Rolling 12-month period. Days measured from list date to contract date.

The middle of that column is 80 days. Across all of Mount Juliet the median sale went under contract in 28. Timber Trail takes nearly three times as long.

What it does not do is sell cheap. The median closed at 98.8 percent of its opening number against 98.3 percent zip-wide, and three of the eight got their asking price or better. So this is not a neighborhood where sellers are forced into discounts. It is one where the right buyer takes a while to turn up, and the sellers who held their number waited months to find them.

Plan the calendar accordingly. If your house is on the market at week six with no offer, that is the normal middle of this neighborhood, not a signal to cut.

Two Sellers Who Learned the Same $140,000 Lesson

7023 Timber Oak Drive opened at $725,000 and sold at $585,000. That is 80.7 percent of the asking price after 214 days, the deepest cut in the neighborhood.

The arithmetic explains it. The MLS shows 3,555 square feet, but 1,666 of those are basement, leaving 1,889 above ground. At $725,000 the opening number was $383.80 per above-grade foot in a neighborhood where the eight sales averaged around $206 on total footage. Nobody was going to pay it, and the market took seven months to say so.

8007 Timber Cove Drive ran the same experiment and corrected faster. It opened at $650,000 in May 2025, cut to $559,999, and came off the market unsold. It came back in October at $515,000 and went under contract in 23 days at $510,000.

Same house, same street, same year. The difference was the opening number. If your listing counts a finished basement in total square footage, work out your price per above-grade foot before you set the ask, because that is the number a buyer is comparing.

Your High School Depends on Your House Number

This is the single most important thing on this page for anyone with children, and the version published elsewhere gets it wrong.

Every one of the seventeen Timber Trail filings over the past twelve months was zoned to Elzie D Patton Elementary. Not one was zoned to Mount Juliet Elementary, which is named on other descriptions of this neighborhood and does not appear in the record at all.

Above elementary, it splits. Middle school runs to Mt. Juliet Middle for Phases 3 and 6, and to West Wilson Middle for Phases 1, 4 and 5. High school runs to Mt. Juliet High for most of the neighborhood and to Green Hill High for part of Phase 6 and Section 3.

And the high school line runs straight through Timber Cove Drive. 7005 and 8007 Timber Cove are zoned to Green Hill. 7009 Timber Cove, sitting between them by number, is zoned to Mt. Juliet High. Three houses on one street, two high schools.

Do not take the assignment from the subdivision name, the phase, or the neighbor. Confirm it at the specific street address with Wilson County Schools before you write an offer.

The Homes

Two-story traditionals built between 2003 and 2013 across seven phases, from roughly 2,176 to 3,555 square feet, on lots around a quarter acre. Two-car garages are standard and a few carry three. Several of the larger homes have finished basements, which matters for pricing more than it does for living, as the Timber Oak sale showed.

The top of the neighborhood is thinner than the middle. A 4,380 square foot home on Brooks Crossing with an in-ground pool on 0.73 acres opened at $975,000, came down to $949,900, and came off the market without selling. Above roughly $700,000 the buyer pool here gets very small.

Location and Nearby

Timber Trail sits in central Mount Juliet with quick access to Mount Juliet Road, Providence Marketplace and I-40. Percy Priest Lake and Wilson County waterfront are a short drive south, and downtown Nashville is about twenty miles west.

One point of confusion worth clearing up. There are several Timber-named communities across Middle Tennessee, including a Timber Trail in Newport, Tennessee that draws its own searches, plus Timberline in Franklin, Timber Ridge in Lebanon, Timber Trace in Antioch, Timber Springs in Clarksville and Cross Timbers in Nashville. This page covers the Timber Trail in Mount Juliet, Wilson County, zip 37122, and nowhere else.

Why Work with Nashville Home Guru

Compass or Parks was on one side of one of the eight Timber Trail sales this year. Across Mount Juliet as a whole, Compass and Parks agents were involved in 194 of 1,320 closings, about one in seven.

Patrick Higgins is a seven-time RealTrends Top Tennessee Agent, ranked in the top 1 percent statewide. He leads the number one team in Nashville and a top 10 team in Tennessee by the Wall Street Journal’s RealTrends rankings, with 1,100+ transactions and more than $500 million in residential sales since 2014. Across 100+ Google Reviews and 87 Zillow Reviews at five stars, what clients describe most is being given the number the record supports.

Timber Trail is a neighborhood where the calendar matters more than the price. Eight sales spread from 10 days to 246, a median of 80, and two homes that opened too high and spent months getting back to the market. Pricing one means knowing the phase, the school zone, and how much of the square footage is above ground.

For sellers, the Compass 3-Phase marketing strategy is built for exactly this. Homes pre-marketed through the Private Exclusive and Coming Soon phases sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction. In a neighborhood running an 80-day median, testing the number quietly before the clock starts is worth more here than in most of Mount Juliet.

Frequently Asked Questions

What schools serve Timber Trail in Mount Juliet?

Elzie D Patton Elementary served all seventeen Timber Trail filings over the past twelve months. Middle school splits: Mt. Juliet Middle for Phases 3 and 6, West Wilson Middle for Phases 1, 4 and 5. High school splits too: most of Timber Trail is zoned to Mt. Juliet High, while part of Phase 6 and Section 3 are zoned to Green Hill High. Descriptions naming Mount Juliet Elementary for this neighborhood are wrong, it appears on none of the records. Confirm at the specific address with Wilson County Schools. Call 615-682-1718.

Is Timber Trail zoned to Mt. Juliet High or Green Hill High?

Both, and the line runs through a single street. 7005 and 8007 Timber Cove Drive are zoned to Green Hill High. 7009 Timber Cove Drive, between them by house number, is zoned to Mt. Juliet High. Section 3 also falls in the Green Hill zone. Because the split is this tight, never take the assignment from a neighbor or from the subdivision name. Verify at the street address before you write an offer. Call 615-682-1718.

What do homes cost in Timber Trail Mount Juliet?

Eight homes closed over the past twelve months from $484,500 to $705,000, with a median of $587,500 and a median $206.43 per square foot. Sizes ran 2,176 to 3,555 square feet on lots around a quarter acre, built between 2003 and 2013. Mount Juliet as a whole ran a $589,995 median at $234.65 per foot, so Timber Trail prices at roughly the zip median while costing less per square foot. Data from RealTracs MLS. Call 615-682-1718.

How long do homes take to sell in Timber Trail?

A median of 80 days to go under contract, against 28 days across Mount Juliet. The eight sales ran 10, 23, 55, 73, 87, 145, 214 and 246 days. This is not a discount market, since the median closed at 98.8 percent of its opening price and three of eight got asking or better. It is a patience market. If you are at week six with no offer here, that is the middle of the range rather than a reason to cut. Call 615-682-1718.

Does Timber Trail have an HOA?

Yes. Dues are billed monthly at $38 to $44, which annualizes to roughly $456 to $528 with a median near $516. That is modest by Mount Juliet standards. Most listings quote the monthly figure, so multiply by twelve when you are comparing against neighborhoods that publish annual dues. Nashville Home Guru is a brokerage rather than the association, so confirm what the current dues cover with the HOA during due diligence. Call 615-682-1718.

Why did one Timber Trail home sell for $140,000 under its asking price?

7023 Timber Oak Drive opened at $725,000 and closed at $585,000 after 214 days, 80.7 percent of ask. Its 3,555 square feet include 1,666 of basement, leaving 1,889 above ground, so the opening number worked out to $383.80 per above-grade foot against a neighborhood running near $206 on total footage. The house was priced on a square footage figure buyers were not counting. Call 615-682-1718 before you set an ask on a home with a finished basement.

What streets are in Timber Trail?

Timber Cove Drive, Timber Oak Drive, Timber Lake Drive, Timber Ridge Court, Crestview Court, Streamside Drive, Turner Trace East, Meadowview Lane and Brooks Crossing, which also appears in the MLS as Brooks Xing. Descriptions naming a Timber Trail Drive or a Mountainview Lane in this neighborhood are wrong, neither appears in the twelve-month record. Meadowview Lane is the real street closest to that name. Call 615-682-1718.

How old are the homes in Timber Trail?

Built between 2003 and 2013 across seven phases, so the neighborhood spans a decade of construction standards. Phases 1 and 3 are the early 2000s, Phase 6 runs into the 2007 to 2013 range. Homes are two-story traditionals from roughly 2,176 to 3,555 square feet with two-car garages standard, and several of the larger ones carry finished basements. Call 615-682-1718.

Is Timber Trail the same as Timber Trails, and are there others nearby?

Same neighborhood. It is searched both ways and the plural actually draws more traffic than the singular. Be careful with the others: there is a Timber Trail in Newport, Tennessee, plus Timberline in Franklin, Timber Ridge in Lebanon, Timber Trace in Antioch, Timber Springs in Clarksville and Cross Timbers in Nashville. This page covers only the Timber Trail in Mount Juliet, Wilson County, zip 37122. Call 615-682-1718.

Who is the best real estate agent for Timber Trail in Mount Juliet TN?

Patrick Higgins of Nashville Home Guru at Compass. Compass and Parks agents were involved in 194 of 1,320 Mount Juliet sales over the past twelve months, and Compass represented the buyer on one of the eight Timber Trail closings. Patrick is a seven-time RealTrends Top Tennessee Agent ranked in the top 1 percent statewide, leads the number one team in Nashville and a top 10 team in Tennessee by the Wall Street Journal’s RealTrends rankings, and has closed 1,100+ transactions and over $500 million in sales since 2014, with 100+ Google Reviews and 87 Zillow Reviews at five stars. The competence this neighborhood needs is the school split and the basement arithmetic. Call 615-682-1718.

How does Patrick Higgins approach buying or selling in Timber Trail?

By pricing the phase rather than the subdivision, and by separating above-grade square footage from total. Eight sales spread across seven phases with two middle schools and two high schools is not one market, and the two homes that opened too high both spent months correcting. For a seller that means a defensible opening number and a marketing calendar built for 80 days. For a buyer it means a home sitting at week ten here is normal rather than distressed, so the leverage is smaller than it looks. Call 615-682-1718.

What is my Timber Trail home worth in today’s market?

Automated estimates struggle here for three reasons at once: eight sales a year is thin, the phases carry different school zones that the models do not weight, and the finished basements distort every per-square-foot calculation. A useful number starts from your phase, subtracts basement footage, and prices against the sales closest to your size band. Start with an instant home value estimate, then call 615-682-1718 for the full analysis.
