Westhaven at a Glance

Westhaven is a master-planned neighborhood on the west side of Franklin, in the 37064 zip code, about three miles west of downtown. Southern Land Company has been building it since 2003 and expects to finish in 2031. It is laid out like a small town: houses with front porches close to the street, garages on rear alleys, and a Town Center on Front Street with shops, restaurants, coffee and offices that most of the neighborhood can reach on foot or by golf cart. Pearre Creek Elementary sits inside the community.

Over the past twelve months 292 Westhaven homes sold at a median of $1,388,002: 244 houses at a median $1,543,612, 42 townhomes at $873,500 and 6 condominiums at $710,000. Prices ran from $575,000 to $5,700,000, at a median $474 per square foot. Every home sold was zoned to Pearre Creek Elementary, and 290 of 292 to Independence High School.

What a Westhaven House Costs

Most of the spread in Westhaven house prices is size. Here is what each price range bought over the past twelve months.

House price Sold Median size Median per sq ft Median days to contract Median sale vs first ask
Under $1,000,000 7 2,170 sq ft $436 25 97.2%

$3,000,000 and up 9 6,053 sq ft $635 24 99.1%

Data from RealTracs MLS. Rolling 12-month period, houses only.

Most Westhaven houses, 178 of the 244 sold, went for $1,000,000 to $2,000,000. Around $1,275,000 buys about 2,732 square feet; around $1,670,000 buys about 3,436. Above $3,000,000 the price per foot jumps to $635, and those 9 houses had a median of 6,053 square feet. Price a house against others in its own range, not against the neighborhood median.

Sold at or above first ask 102 of 167 120 of 225 122 of 244
Townhome median $889,900 $849,900 $873,500

Data from RealTracs MLS. Three consecutive 12-month periods.

House prices kept rising: the median went from $1,345,000 to $1,543,612, and the price per square foot from $441 to $478, part of it because the houses selling got larger. What changed more is the pace. The typical house now takes 42 days to go under contract instead of 31, and half of house sellers got their first asking price, down from 61% two years ago. Townhomes have held near $873,500. For a seller, that means buyers are taking longer and negotiating more than they did two years ago, so price for this market rather than that one.

New Homes and Resales

Westhaven is still being built, so every resale competes with new houses in the same neighborhood. In the past year 96 of the 292 sales were new construction, and 95 of those 96 were sold through Westhaven Realty, the on-site sales office that represents the builders. SLC Homebuilding built most of them (67 of 96); Ford Classic Homes built 12 of the larger ones at a $2,271,764 median.

Houses, past 12 months New construction Resale
Sold 83 161
Median sale price $1,574,555 $1,500,000
Median per sq ft $502 $463
Median days to contract 41 42
Median of first asking price 100.0% 97.3%
Sold at or above first ask 79 of 83 43 of 161

Data from RealTracs MLS. Rolling 12-month period, houses only. New construction means homes sold as new by the builder.

New houses sold for about $39 more per square foot, and nearly all of them at or above the builder’s asking price, because options and lot premiums are added to the contract. Resale sellers had a harder year. Only 43 of 161 got their first asking price, and the median resale closed at 97.3% of it. If you’re comparing the two, compare what they closed at per foot, not what they asked.

How Long a Westhaven Resale Takes, and What Waiting Costs

The longer a Westhaven resale sat, the less of its first price it kept.

Resales, past 12 months Sold Median price Median sale vs first ask At or above first ask
Within a week 21 $1,300,000 99.1% 10 of 21
8 to 30 days 60 $1,345,000 98.1% 21 of 60
31 to 90 days 80 $1,377,000 96.9% 10 of 80
More than 90 days 35 $1,366,000 93.3% 5 of 35

Data from RealTracs MLS. Rolling 12-month period, resales of every home type, measured from listing to contract. New homes are left out because their listing clock includes construction time.

Resales that went under contract in the first month kept about 98% or more of their first price. Past 90 days the median was 93.3%, on a $1,366,000 median home a gap of roughly $80,000 against the fastest sales. Another 20 resale homes, 13 houses and 7 townhomes, came off the market without selling, at a median first asking price of $1,637,500. That is 20 of the 216 resale homes offered in the past year. The first month is when a Westhaven resale keeps its price, so set the number to sell in that window. More on timing in how long it takes to sell a home in Westhaven.

HOA Dues and the Transfer Fee

Westhaven dues depend on the home type and section, and houses are billed both ways: 129 of the 244 houses sold in the past year billed quarterly and 114 monthly. Annualized, house dues ran $1,296 to $9,564 a year with a median of $3,188, about $266 a month; the middle half paid $2,532 to $3,380. Townhome dues are higher because they include more exterior upkeep: $5,952 to $9,768 a year, median $8,316. Condominium dues ran $5,100 to $7,968.

There is also a one-time transfer fee at closing. On the 166 sales that reported one, it ran $85 to $6,302 with a median of $1,885, about 0.14 percent of the sale price. Dues cover the Residents Club, pools, trails and parks; golf is a separate membership. Get the current dues and fee for your address in writing during due diligence.

The 55-Plus Section

Westhaven includes a section that its homeowners association restricts to residents 55 and older, built by SLC Homebuilding on streets including Bolton Street, Cleaver Street, Townsend Boulevard, Morris Street, Edwin Road, Boundary Street and Camley Street. Over three years 94 homes sold there, a mix of houses, villas and townhomes, at a median $1,147,260; in the past year 23 sold at a median $1,332,804 and $537 per square foot. Southern Land Company broke ground in 2025 on Astor Club, the section’s own clubhouse with pools, fitness, dining and pickleball, which it expects to finish in fall 2027. The association sets the age rules; ask for the covenants before you write an offer.

The Homes

Westhaven houses were built from 2003 through 2026 in traditional styles, and most sit on small lots: the median house sold in the past year was on 0.17 acres, with 111 of 244 carrying three-car garages. Four bedrooms is the most common layout, and 151 of the 244 houses had the primary bedroom on the main floor. Townhomes run 1,394 to 4,290 square feet. Condominiums are a small share of sales, several of them on Front Street in the Town Center.

Amenities and the Town Center

The Residents Club is about 15,000 square feet with a fitness center, a 37-seat theater and drop-in childcare. The pools include a 119-foot water slide and a lazy river, and there are tennis and pickleball courts, parks, a lake and miles of paved trails. Westhaven Golf Club is a private 18-hole course with separate membership. The Town Center on Front Street has restaurants, a coffee shop, shops and offices, and the neighborhood holds events through the year.

Schools Serving Westhaven

All 292 Westhaven homes sold in the past year were zoned to Pearre Creek Elementary, which sits inside the neighborhood. For middle school, 283 were zoned to Hillsboro Elementary/Middle and 8 to Legacy Middle and 1 to Grassland Middle. For high school, 290 were zoned to Independence High and 2 to Franklin High. All are Williamson County Schools. Because the middle and high school assignments vary by address, verify the zone for a specific home with the district.

Comparing Westhaven

If you are weighing Westhaven against another planned community, Fairington versus Westhaven compares the two Southern Land Company neighborhoods, and Berry Farms versus Westhaven compares two Franklin communities built around a town center. SouthVale and Starnes Creek sell new construction in a similar price range without a town center.
