New construction does not negotiate. In Wright Farm, twelve of the fourteen homes built since 2023 closed at exactly 100.0 percent of the opening price. Resale is where the room is: the two deepest discounts of the year were both older homes, at 90.0 and 90.9 percent of ask.

High school by house number. In Timber Trail, 7005 and 8007 Timber Cove Drive are zoned to Green Hill High and 7009 Timber Cove, between them, is zoned to Mt. Juliet High. The published description of that neighborhood also names an elementary school that appears on zero of its seventeen filings.

Four bays sell for less than three. Across the zip, three-car homes ran an $860,000 median. Four-car homes ran $740,000, took 62 days against 32, and closed at the weakest share of ask in the whole dataset. And two of the six neighborhoods commonly named for big garages are at or below the zip average for them.
