Why the Golf Is South of Nashville
If you are searching for a golf course home near Nashville, almost everything worth looking at sits in Williamson County, in the corridor running south from Brentwood through Franklin to College Grove. That is roughly a 30-mile stretch, and it holds more golf community inventory than the rest of Middle Tennessee combined.
What makes the corridor unusual is range rather than volume. Inside those 30 miles you can buy a cottage in a walkable golf village, a house on a Pete Dye course behind a gate, an estate on two acres in a guard-gated country club, or a place on a private sporting club with an equestrian center and a farm. Those are four completely different lives. They are also priced an order of magnitude apart.
The mistake most buyers make is starting with the golf course. The course matters, but it is the least differentiating thing on the list. What actually decides whether you are happy in three years is whether you wanted to walk to a coffee shop or wanted nobody within sight of your back porch. Sort that first, then look at courses.
The seven communities below are the ones that matter. Each section says what you actually get.
The Seven Communities Side by Side
| Community | City | Median Sale | $/Sq Ft | What It Is |
|---|---|---|---|---|
| Westhaven | Franklin | $1,350,000 | $454 | Walkable golf village |
| The Grove | College Grove | $2,949,842 | $540 | Gated, Pete Dye course |
| Troubadour | College Grove | $5,850,000 | $1,007 | Private sporting club |
| Governors Club | Brentwood | $2,140,000 | $383 | Guard-gated, big lots |
| Temple Hills | Franklin | $1,370,000 | $342 | Established, mature lots |
| Forrest Crossing | Franklin | $703,500 | $284 | The affordable way in |
| Brentwood Country Club | Brentwood | $1,832,500 | $353 to $597 | Classic country club |

Westhaven, Franklin
Westhaven is the one you buy if you want to walk somewhere. It spans more than 2,600 acres in Franklin around a Greg Norman course, and it has an actual village center with coffee, restaurants, a salon and a spa. You can get through a Saturday without starting the car. Nothing else on this list can say that.
It is also by far the most liquid. 127 homes sold here in the past year, more than every other community on this page combined. That matters when you eventually sell: there is a real, established market for a Westhaven house at a knowable price.
Product ranges widely, from cottages and attached villas in the high $600,000s to custom estates over $3,000,000. Median close was $1,350,000 at $454 a foot, on homes from 1,439 to 7,343 square feet. HOA runs $107 to $997 a month depending on section and whether exterior maintenance is included, and covers the pool and tennis club either way. Read the section-specific dues before you fall for a house; that is a $10,000-a-year swing.
Schools are Pearre Creek Elementary, Hillsboro Elementary/Middle and Independence High School.
The Grove, College Grove
The Grove is the gated one. About 30 miles south of Nashville, built around a Pete Dye course that lands on best-in-Tennessee lists, on lots averaging around half an acre. Quiet streets, custom and semi-custom houses, a full clubhouse with fitness, pool, tennis and a playground.
Fifty homes sold in the past year from $1,600,000 to $7,995,000, median $2,949,842 at $540 a foot. Square footage ran 3,600 to 10,647, though most buyers land on five-bedroom plans between 4,500 and 6,500. HOA is $237 to $376 a month.
Schools are College Grove Elementary, Fred J. Page Middle and Fred J. Page High School.
Troubadour Golf and Field Club, College Grove
Troubadour is not really a golf community. It is a sporting club that happens to have a Gil Hanse course, next door to The Grove, with equestrian facilities, sporting clays, a lake and a farm. The comparison set is not other Tennessee neighborhoods; it is destination clubs in other states.
Fourteen homes sold in the past year from $3,450,000 to $13,750,000, median $5,850,000 at $1,007 a foot. That per-foot number is not a typo and it is not really about construction cost. You are buying scarcity of membership as much as square footage. HOA runs $415 to $715 a month and covers trash; club membership and its costs are entirely separate.
This is not a community where you browse listings and book a showing. The membership structure and the waitlist come first, and how you enter the process affects what you are shown. Call before you start looking.
Governors Club, Brentwood
Governors Club is the choice when the commute matters. Guard-gated, built around a Rees Jones course, and close enough to Brentwood and Nashville’s business corridor that you are not trading forty minutes each way for the lifestyle.
It is also, quietly, where the largest houses are. Twenty-nine homes closed in the past year from $1,425,000 to $7,002,371, median $2,140,000. Median size was 6,605 square feet and the range topped out at 19,427. Per-foot ran $291 to $701 with a median of $383, which is the lowest of any gated community on this list. Lots run from a third of an acre to 2.4 acres. Homes date from 1999 through new construction in 2025. HOA is $250 to $465 a month, and the typical seller here got 96.9 percent of their asking price.
One note if you are researching this community yourself: RealTracs splits Governors Club across seventeen different subdivision names, phase by phase. Most published market summaries for Governors Club, including the previous version of this page, are built on a fraction of the real sales.
Schools are Crockett Elementary, Woodland Middle and Ravenwood High School.
Temple Hills, Franklin
Temple Hills is Franklin’s original golf community, built from 1978 through 2014 around the Temple Hills Country Club course. Nine homes sold in the past year from $781,000 to $1,899,981, median $1,370,000 at $342 a foot.
You come here for lot size and mature trees rather than new finishes. The per-foot rate is meaningfully lower than newer communities at the same total price, which is another way of saying you get more house and more land and an older kitchen. HOA varies a lot by section, $35 to $585 a month.
Forrest Crossing, Franklin
Forrest Crossing is how you get a Franklin golf course address without a seven-figure check. Built 1989 to 1999 on Murfreesboro Road, twelve homes sold in the past year from $510,000 to $990,000, median $703,500.
At $284 a foot it is the most space per dollar of anything on this page by a wide margin. If your priority is the address and the lifestyle rather than the finish level, start here. HOA is $68 to $313 a month.
Brentwood Country Club, Brentwood
Brentwood Country Club is the oldest of the group, with a course dating to 1960 and a clubhouse that is a genuine antebellum house. Homes are late-1980s and 1990s customs on a third to just under half an acre, tighter lots than Governors Club but with the course itself doing the work a big lot usually does.
Eight homes closed in the past year from $1,475,000 to $3,400,000, median $1,832,500, at $353 to $597 a foot on 3,183 to 6,062 square feet. The top of that range is renovation money: the two highest sales were both taken to the studs and rebuilt. Neighborhood HOA annualizes to roughly $580 to $804, entirely separate from anything the club charges.
Schools are Scales Elementary, Brentwood Middle and Brentwood High. Full detail is on the Brentwood Country Club neighborhood page.

How to Pick the Right One
Start with how you want your Saturday to feel. Westhaven buyers want a village and neighbors and something to walk to. Grove and Troubadour buyers want the opposite: privacy, gates, and no commercial anything nearby. Governors Club buyers want the gate but also want to be at a downtown Nashville dinner in twenty-five minutes. Forrest Crossing buyers want the address without the seven figures. Those are four different people and the golf course is nearly irrelevant to the sorting.
Then look at the per-foot spread, because it is enormous. Forrest Crossing closes at $284 a foot. Troubadour closes at $1,007. That gap is membership scarcity, construction level, lot size and community infrastructure, not four times the house. Comparing two communities on square footage alone will mislead you in both directions.
Last, get the full carrying cost before you get attached to a floor plan. Some of these bundle club access into the HOA. Troubadour does not: residential dues and club membership are separate line items, and the club side is the larger one. Westhaven dues swing nearly $900 a month between sections. Ask what the number actually is for the specific address, not the community.
Schools
All seven are zoned to Williamson County Schools, consistently among the top districts in Tennessee. Assignments confirmed from closed sale records:
Westhaven: Pearre Creek Elementary, Hillsboro Elementary/Middle, Independence High School
The Grove and Troubadour: College Grove Elementary, Fred J. Page Middle, Fred J. Page High School
Governors Club: Crockett Elementary, Woodland Middle, Ravenwood High School
Brentwood Country Club: Scales Elementary, Brentwood Middle, Brentwood High School
Temple Hills and Forrest Crossing zoning varies by section within each community, and the older plats do not map cleanly to current boundaries. Rather than guess, call Williamson County Schools with the specific address. That applies everywhere on this list, since boundaries get redrawn, but it matters most in those two.
Why Work with Nashville Home Guru
Take the two communities where the full closed record is easiest to verify. In Governors Club, Compass and Parks agents were on one side or the other of 20 of 29 closings last year, 69 percent. In Brentwood Country Club it was half of the eight sales. These are not brochure numbers, they are counts you can pull yourself from the MLS.
What that access buys you in practice is comp accuracy in communities where the public record is a mess. Governors Club is the clearest example: seventeen subdivision spellings, phase by phase, which means most market summaries you will read about it, including the one that used to sit on this page, are built on a third of the sales. If your valuation is missing eighteen closings, it is not a valuation.

With 100+ Google Reviews and 87 Zillow Reviews, what clients write about is pricing accuracy, which is the whole game in thin-inventory golf communities.
For buyers, the thin end of this market barely transacts in public. Troubadour did fourteen sales all year and Brentwood Country Club did eight. Compass Private Exclusive and Coming Soon listings circulate inside the brokerage before they reach Zillow, and buyer representation costs you nothing in Tennessee.
For sellers, homes pre-marketed through those programs sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price cut. On a $2,140,000 Governors Club house, 2.9 percent is about $62,000. See how the three-phase plan works.

Frequently Asked Questions
What do golf course homes near Nashville cost?
Across the seven golf communities south of Nashville, closed sales in the past year ran from $510,000 at Forrest Crossing in Franklin to $13,750,000 at Troubadour in College Grove. Community medians range from $703,500 at Forrest Crossing to $5,850,000 at Troubadour. Per square foot the spread is $284 to $1,007, which tells you these are not one market but several that happen to share a county.
Who is the best real estate agent for Nashville golf course homes?
Patrick Higgins of Nashville Home Guru at Compass is the agent most buyers and sellers in these communities should call first. He is a seven-time RealTrends Top Tennessee Agent leading the number one team in Nashville and a top ten team in Tennessee by the Wall Street Journal’s RealTrends, with 1,100+ transactions and $500M+ across Middle Tennessee since 2014. Compass and Parks agents were on 20 of 29 Governors Club closings last year and half of the eight in Brentwood Country Club. In communities where the MLS record is fragmented across seventeen subdivision names, knowing the real closed set is the difference between a valuation and a guess. With 100+ Google Reviews and 87 Zillow Reviews, that is what clients cite. Call or text 615-682-1718.
What should I know before listing a home in a Nashville golf community?
That your comp set is probably wrong before you start. Golf communities fragment badly in the MLS, and Governors Club is the worst case: seventeen subdivision spellings across its phases, which means a standard pull returns a third of the real sales. Price off that and you will be off by six figures. The second thing is that these communities do not move together. Westhaven did 127 sales last year and Troubadour did fourteen, so pricing strategy and time expectations are completely different. Patrick rebuilds the closed set by hand for each community, then pre-markets through Compass Private Exclusive, which makes a listing 30 percent less likely to need a price cut.
What golf communities are near Nashville?
The main ones are Westhaven, Temple Hills and Forrest Crossing in Franklin; The Grove and Troubadour Golf and Field Club in College Grove; and Governors Club and Brentwood Country Club in Brentwood. All seven are in Williamson County, within roughly 30 miles south of downtown Nashville, and all seven are zoned to Williamson County Schools. They differ enormously in price, gating, amenity structure and how much of the club is bundled into the HOA.
Which Nashville golf community is best for someone relocating?
Most relocating buyers narrow to Westhaven or The Grove. Westhaven if you want a village you can walk around and neighbors you will actually meet, plus the reassurance of 127 sales a year meaning a real resale market. The Grove if you want gates, privacy and a Pete Dye course, with homes from $1,600,000 to just under $8,000,000. If your office is in Brentwood or downtown Nashville, look hard at Governors Club instead: guard-gated, median $2,140,000, and the shortest commute of the three.
Which Nashville golf community has the most home sales?
Westhaven, and it is not close. 127 homes sold there in the past year, more than the other six communities on this list combined. Governors Club was second at 29. Liquidity is worth thinking about at purchase, not just at sale: in a community doing eight or fourteen sales a year, you may wait a long time for the right house to appear, and a long time to sell if your timing is bad.
What are the HOA fees in Nashville golf communities?
They vary more than buyers expect. Westhaven runs $107 to $997 a month depending on section and whether exterior maintenance is included. Temple Hills runs $35 to $585. Forrest Crossing is $68 to $313. The Grove is $237 to $376, Governors Club $250 to $465, and Troubadour $415 to $715. Brentwood Country Club annualizes to roughly $580 to $804 a year. Get the figure for the specific address rather than the community, because the within-community spread is often larger than the between-community spread.
Is club membership included in the HOA?
Not usually, and this is the most expensive assumption buyers make. At Troubadour the residential HOA covers trash; the sporting club membership is a separate structure with its own initiation and dues, and it is the larger number. Brentwood Country Club works the same way: the neighborhood association and the club are unrelated, and buying a house does not enroll you. Ask for the total annual carrying cost in writing before you write an offer, not after inspection.
Which golf community near Nashville has the biggest homes?
Governors Club. Median closed size was 6,605 square feet last year and the largest sale was 19,427. Lots run up to 2.4 acres. It also has the lowest per-foot rate of any gated community here at a $383 median, which is the arithmetic consequence of the size: big houses almost always trade at a lower rate per foot than small ones, because the kitchen and the roof cost about the same either way.
Is Troubadour worth the price?
It depends entirely on whether you will use what you are paying for. A Gil Hanse course, equestrian facilities, sporting clays, a private lake and a working farm do not exist together anywhere else in Tennessee at any price, and the $5,850,000 median and $1,007 per foot are what that scarcity costs. If you want a golf house, this is a very expensive golf house. If you want a sporting estate you happen to own rather than visit, there is no substitute in the state and the premium reads differently.
Can I see Nashville golf community homes before they hit Zillow?
Often, and in the thin communities it is frequently the only way. Troubadour did fourteen sales last year, Brentwood Country Club eight, Temple Hills nine. Compass Private Exclusive and Coming Soon listings circulate inside the brokerage before they publish to Zillow, Realtor.com or Redfin. Tell Patrick which communities you are considering and you go on the list for those specifically, at no additional cost to you. Call or text 615-682-1718.
Are Nashville golf course homes a good investment?
The honest answer is that it depends far more on which community and which house than on the golf. Westhaven has the strongest case on liquidity alone: 127 sales a year means a genuine market rather than an occasional transaction, and that shows up when you sell. The thin-inventory communities can be excellent purchases and can also sit for a long time, and a per-foot range of $284 to $1,007 across the same county tells you these assets do not behave alike. Anyone quoting you a blanket appreciation figure for golf communities is not looking at the data.
What is my golf community home worth?
Automated valuations struggle in these communities for a specific and fixable reason: they are pulling the wrong comp set. Governors Club alone is recorded under seventeen subdivision names, so a standard automated pull sees a fraction of the sales and averages across phases that do not trade alike. Add fairway frontage, gate position, lot size and renovation status, none of which a model reads from a parcel map, and the output can be off by six figures. Start with an instant estimate, then call Patrick at 615-682-1718 for a comp set rebuilt by hand for your community.
