The Asking Price in Scales Farmstead Is a Starting Point
Sixteen homes closed in Scales Farmstead over the past twelve months. Fifteen of them closed below their original asking price. None closed above it. One closed at it.
That is the highest below-ask rate of any Nolensville community with more than ten sales, and it is not a sign of a slow market. The fifteen that came in under ask closed at an average of 95.97 percent of the opening number in a median of 11 days. The one home that got its full price took 31. Sellers here open high, buyers offer about four percent under, and the deal is done in under two weeks. If you are buying, the list price is the seller’s opening bid. If you are selling, the four percent is already priced into what buyers will offer, so the question is whether you want it built into the ask or negotiated out of it.
The deepest cut in the window was 1008 Lawson Ln, which opened at $1,999,000 and closed at $1,800,000 seventeen days later. At 6,074 square feet it is the largest home in the community’s record and the top sale in it.

The Homes in Scales Farmstead
Scales Farmstead runs off Clovercroft Road on the Williamson County side of Nolensville, with sales in the window on Lawson Lane, Spruell Drive, Tulley Court, Marco Street, Broadgreen Lane, Herring Trail, Palladian Lane and Vickery Park Drive. Every home that sold is two stories, and 14 of the 16 put the primary bedroom on the main level.
Five builders appear in the agent remarks on those 16 sales: Drees Homes on five, Turnberry Homes on three, and Celebration Homes, Hidden Valley Homes and Patterson Homes on one each. Nine of the sixteen listings name a floor plan, which is what production and semi-custom building looks like. The streetscape varies because the builders did, not because each house was drawn from scratch.
Brick is the signature. Eleven of the 16 are all-brick or all-brick with stone, hardboard or stucco accents, a 69 percent all-brick rate against 48 percent for the zip. Ten of the 16 have a three-car garage. Homes run 2,595 to 6,074 square feet with a median of 3,549, three to five bedrooms, two to five full baths, built 2017 to 2023.
Lots are where the range is. The smallest sale sat on 0.13 acres and the largest on 0.63, a five-to-one spread inside one community, with a median of 0.31. That spread is the pricing story, covered below.

| HOA dues, annualized | $1,200 to $1,428 |
| Median property tax | $3,590 |
| County | Williamson (16 of 16) |
Data from RealTracs MLS. Rolling 12-month period.
The median tax bill of $3,590 runs about $690 a year above the zip’s $2,900, which is what a $976,635 median price does in Williamson County. Over four years the community’s median has held between $944,000 and $995,000 every year, so the twelve-month figure is not a spike.
Price the Lot, Not the Square Footage
In most communities a bigger house costs less per foot. In Scales Farmstead it does not. Price per square foot barely moves with size here: the smallest third of homes closed at $308.90 a foot, the middle third at $282.03, the largest third at $308.93. There is no ladder.
What moves the per-foot number is the lot. Split the 16 sales at the median lot size and the homes on the smaller half closed at $281.05 a foot; the homes on the larger half closed at $315.31. The houses on the larger lots were somewhat bigger, 3,900 square feet against 3,330, but not enough to explain a $34 per foot gap. On a 3,500 square foot house that is about $120,000 of lot premium.
So the comp that matters for a Scales Farmstead home is the one on a similar lot, not the one with a similar floor plan. A 3,400 square foot house on 0.15 acres and the same plan on 0.45 acres are not the same sale, and pricing one off the other is how a listing ends up either sitting or leaving money on the table.

Amenities and HOA Dues
The amenity field on the 16 closed sales records a pool on 14, sidewalks on 14, a playground on 12, a clubhouse on 10, walking trails on 9, underground utilities on 8, and a park on 2. That is the community’s amenity set as the listing agents filed it.
Tennis is a disagreement in the record. The fee field says dues cover pool, tennis and club maintenance on all 16 filings. The amenity field records tennis courts on 2 of 16. One of those fields is wrong, and this page does not pick. If a court matters to you, confirm it with the association before you rely on it.
Dues are $1,200 to $1,428 a year, with 15 of 16 filings billing monthly and one billing annually. Every section pays inside that band. There is no separate tier for any part of the community, and Scales Farmstead Estates, which appears as its own subdivision string, has one sale in four years and pays the same. Read the annual figure and the billing frequency together; a $116 monthly number and a $1,392 annual number are the same dues.
Schools Serving Scales Farmstead
All 16 sales are in Williamson County. Fifteen record Jordan Elementary and one records Johnson Elementary. All 16 record Sunset Middle School and Nolensville High School.
The elementary assignment is not unanimous, and that one Johnson filing is the reason to check the specific address with Williamson County Schools rather than assuming Jordan. Assignment goes by lot, and the district rezones.
Why Work with Nashville Home Guru in Scales Farmstead
A Compass, Parks or Pilkerton agent was involved in 5 of the 16 Scales Farmstead closings in the window, 31 percent, and on this community the network was on the listing side five times and the buying side twice. That is a listing practice here, which matches a community where the list price does the negotiating.
Patrick Higgins is a seven-time RealTrends Top Tennessee Agent and leads the number one team in Nashville, with 1,100+ transactions and $500M+ in career sales across Middle Tennessee. With 100+ Google Reviews and 87 Zillow Reviews behind that record, the work on a Scales Farmstead listing is the lot comparison above, done on your street, and an opening number that leaves the four percent where you want it.
Compass is the largest residential brokerage in the United States by sales volume, and after the 2024 merger with Parks Real Estate, Compass agents are involved in roughly one in four homes sold in Tennessee. For sellers, the Compass 3-Phase Marketing Strategy is measurable: homes pre-marketed through Private Exclusive and Coming Soon sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction. In a community where 15 of 16 took one, that last figure is the one to read twice. More at selling your home on your terms, and the zip-wide picture is on the Nolensville home prices page.

Frequently Asked Questions About Scales Farmstead
How much do homes in Scales Farmstead cost?
Over the past twelve months, 16 homes closed between $778,500 and $1,800,000, with a median of $976,635 and a median of $303.88 per square foot. The bottom of the range is 2308 Dugan Dr at 2,595 square feet; the top is 1008 Lawson Ln at 6,074. Over four years the annual median has stayed between $944,000 and $995,000.
Who built the homes in Scales Farmstead?
Five builders are named in the remarks on the 16 closed sales: Drees Homes on five, Turnberry Homes on three, and Celebration Homes, Hidden Valley Homes and Patterson Homes on one each. Nine of the listings cite a named floor plan, so this is production and semi-custom construction from several builders rather than custom work.
What are the HOA dues in Scales Farmstead?
$1,200 to $1,428 a year across every section, billed monthly on 15 of 16 filings and annually on one. The fee field says dues cover pool, tennis and clubhouse maintenance, plus grounds maintenance on 12 of 16. There is no separate dues tier for any section of the community.
What schools serve Scales Farmstead?
The community is in Williamson County. Fifteen of 16 sales record Jordan Elementary and one records Johnson Elementary. All 16 record Sunset Middle School and Nolensville High School. Confirm the elementary assignment for the specific address with the district.
Does Scales Farmstead have a pool and clubhouse?
The amenity field records a pool on 14 of 16 sales and a clubhouse on 10, along with a playground, sidewalks and walking trails. Tennis is recorded on 2 of 16 in the amenity field and on all 16 in the fee field, so ask the association which is right.
Do most homes in Scales Farmstead have a three-car garage?
Ten of the 16 do; six have two-car garages. It is closer to standard than optional, and one of the reasons the community’s per-foot price does not follow house size the way it does elsewhere.
Do homes in Scales Farmstead sell for asking price?
Almost never. Fifteen of 16 closed below the original ask, one at it, none above. The homes that closed under ask did so at an average of 95.97 percent in a median of 11 days, faster than the one full-price sale at 31 days. Buyers here offer about four percent under and sellers take it quickly.
Is Scales Farmstead a fit for a buyer who wants a larger lot?
Some of it is. Lots run from 0.13 to 0.63 acres, and that spread is the widest inside any one Nolensville community at this price. The larger lots carry a per-foot premium of about $34 over the smaller ones, so a half-acre site here prices closer to $315 a foot than the $281 the smaller lots command. Search by lot size, not by plan.
How does Patrick Higgins approach pricing a home in Scales Farmstead?
Two things first: the lot, and the four percent. Price per square foot here tracks lot size rather than house size, so the comp set is built from homes on similar lots, not similar plans. Then the opening number is set knowing that 15 of the last 16 buyers paid under it and closed in eleven days, so the ask either carries that room deliberately or does not. Who is the best real estate agent for Scales Farmstead in Nolensville TN?
Patrick Higgins of Nashville Home Guru at Compass. He is a seven-time RealTrends Top Tennessee Agent leading the number one team in Nashville, with 1,100+ transactions and $500M+ in career sales, and he carries 100+ Google Reviews and 87 Zillow Reviews at a 5.0 average. His Compass and Parks network was involved in 5 of the 16 Scales Farmstead closings over the past year, five of them on the listing side.
Can I buy a Scales Farmstead home before it hits Zillow?
Yes. Compass Private Exclusive and Coming Soon listings are shown to Compass buyers before they syndicate to the portals, and a Compass buyer’s agent can show them at no additional cost to you. In a community where reduced homes go under contract in eleven days, that head start is the difference between seeing the house and seeing the sold sign.
What is my Scales Farmstead home worth in today’s market?
An automated estimate will price your house off its square footage, and in this community square footage is the wrong variable. It will not see that a home on 0.55 acres and the same plan on 0.15 acres closed $34 a foot apart, and it will not know that the opening numbers it reads were four percent above where the deals landed.
