Homes for Sale in Fiddler’s Glen
As of August 20, 2026 there is one home actively listed in Fiddler’s Glen — 7513 Scottish View Way at $969,900, a 2,811-square-foot resale on 0.32 acres built in 2023. Nothing is under contract and nothing is marked coming soon. The live sheet below is the authoritative count.
That single listing understates what is actually available here, because Pulte is still building in Fiddler’s Glen. Builder inventory does not always sit on the MLS as an active listing the way a resale does — some of it is quoted, contracted and delivered without ever appearing in a public search. If you want a new home in this community rather than a resale, the MLS is the wrong place to look and calling is the right one.
Resale or builder inventory — I can tell you what is actually available in Fiddler’s Glen this week, including what never hits the MLS.

Seven closings, August 2025 through August 2026, from RealTracs MLS — the complete sold record, listed by address. Four of the seven were sold by the builder as new construction or model homes; three were resales from private owners.

Source: RealTracs MLS, all closed Fiddler’s Glen sales with closing dates between August 26, 2025 and August 4, 2026. Retrieved August 20, 2026. “First Ask” is the original list price, before any reductions. “Type” is the MLS construction status: New and Model are builder sales, Resale is an existing home sold by its owner.
The “First Ask” column is the one to study. All seven homes sold below their original asking price — a median of 95.5% of the first number that went on the listing, and in one case 85.1%. The 3,458-square-foot new build at 7720 Second Fiddle Way opened at $999,000 and closed at $850,000, giving up $149,000 over 86 days. The resale at 7250 Fiddlers Glen Drive opened at $975,000 and closed at $902,000 after 110 days. Only one of the seven, 7780 Second Fiddle Way, finished above its final asking price — and even that one had already been cut from $910,000 to $874,900 first.
The second thing worth seeing is that price per square foot runs almost perfectly backwards to size. The smallest home, 2,639 square feet, sold at $342 a foot. The largest, 3,458 square feet, sold at $246 — the lowest in the community and nearly $100 a foot below the smallest. If you are pricing a Fiddler’s Glen home off a per-foot figure you saw somewhere, you will be wrong in a predictable direction: too high on a big house, too low on a small one.

The Builder Is Not Sold Out
This is the correction that matters most on this page, because it changes what you should do next. Fiddler’s Glen is not a resale-only community. Four of the seven closings in the last twelve months were builder sales — three marked New and one a Model home — and Pulte Homes Tennessee was the listing office on three of the seven.
More to the point, the builder still has listings that have not sold. Of the eight Fiddler’s Glen listings that were cancelled or expired in the period, four were Pulte listings, including two marked “To Be Built” at $929,980 and $1,134,000. A to-be-built listing is a lot with a plan attached. Those do not exist in a community that has finished selling.
What this means practically: if you want new construction here, do not judge availability by what you see on the MLS. Builder inventory is frequently quoted and contracted without ever appearing as a public active listing, which is exactly why a search can show one home while the builder has several. Ask, and ask specifically about lots as well as standing inventory.
Failed Listings: Eight Did Not Sell
Seven listings were cancelled and one expired over the same twelve months in which seven sold. More homes failed to sell in Fiddler’s Glen than succeeded. That is not a distress signal — several of the failures are the same homes relisting and eventually closing, and four are builder listings including the two that were never built. But it is context you should have before you assume a $900,000 listing here will find a buyer at $900,000.
A concrete example: 7263 Fiddlers Glen Drive was listed at $950,000, cut to $900,000, and cancelled after 91 days. It came back at $900,000 and expired after another 40. That is 131 days across two attempts with no sale, on a house that is a near-twin of 7780 Second Fiddle Way — 2,816 square feet, 0.32 acres, built 2024 — which sold for $864,000. The difference between the two outcomes is roughly $36,000 of asking price and a willingness to take it.
The pattern across the whole community is consistent: every home that sold took a cut from its opening price, and the homes that would not take a cut did not sell. Median time to a closing was 53 days, with one taking 110. This is not a market where you list high and wait for the market to come to you.
Lots, the STEP Sewer System and What Ownership Costs
Lots on the seven sales ran 0.31 to 0.47 acres, median 0.41 — larger than Pine Creek and High Park Hill, both at 0.27, and just below Kings Chapel at 0.45 and Hardeman Springs at 0.48. Homes ran 2,390 to 3,458 square feet, median 3,334, built 2023 to 2025, with three to five bedrooms and two or three full baths. Six of the seven have three-car garages. Four of the seven have the primary bedroom on the main level. None of the seven has a pool.
Every home in Fiddler’s Glen is on a STEP system — Septic Tank Effluent Pump — and if you are moving from Franklin, Brentwood or Cool Springs you have probably never owned one. It is worth understanding before you make an offer. A STEP system is a hybrid: each house has its own tank, but instead of a conventional drain field, a pump moves the liquid effluent into a shared low-pressure line serving the community. In practice that means you still have a tank to pump on a schedule, plus a pump that is your responsibility and will eventually need replacing, and you are tied to a community system rather than a municipal one. It is neither the septic system a rural buyer expects nor the city sewer a suburban buyer expects. Ask for the tank’s service history and the pump’s age during due diligence.
Water is city water on all seven records. HOA dues are $120 a month, $1,440 a year, covering common area grounds maintenance and community upkeep. There is no pool and no clubhouse. Confirm the current amount and what it includes with the association before writing an offer.
Recorded property taxes on the seven sales ran $705 to $4,696, median $1,994 — and that spread needs explaining rather than averaging. The two $705 figures sit on brand-new homes and reflect a land-only assessment from before the house was finished. They are not what those owners will pay going forward. If you are buying new construction here, budget against the $4,696 end of the range, not the $705 end, and expect a substantial jump at the next Williamson County reassessment.
The Streets in Fiddler’s Glen
Three streets appear in the Fiddler’s Glen MLS record: Fiddlers Glen Drive, Second Fiddle Way and Scottish View Way. The MLS files the community under four different subdivision labels — Fiddlers Glen, Fiddlers Glen Sec1, Fiddlers Glen Sec2 and, on one record, Fiddler’s Glen with an apostrophe — which is why a search on any single label will show you only part of the neighborhood. The sheets on this page search all four.
Fiddlers Glen Drive carried the higher prices in the last year: three sales at $902,000, $925,000 and $1,050,000, on lots of 0.41 to 0.47 acres. Second Fiddle Way carried four sales at $780,000, $850,000, $864,000 and $937,500 on lots of 0.31 to 0.46. That is a real spread, but with three and four sales respectively I would not hand you a street-level hierarchy. What is reliably true is that the larger lots clustered on Fiddlers Glen Drive, and the newest construction clustered on Second Fiddle Way.
Schools Serving Fiddler’s Glen
All seven Fiddler’s Glen records list Arrington Elementary School, Fred J. Page Middle School and Fred J. Page High School — no split, no ambiguity, consistent across every section. That is worth noting because it is not true everywhere in Arrington; nearby Burning Tree Farms is genuinely split between two elementary zones.
Arrington Elementary is on Cox Road, one of Williamson County’s newer elementary schools. Page Middle and Page High share a campus on Arno Road in Franklin. Williamson County Schools is consistently among Tennessee’s highest-rated districts, and that is a durable part of demand across this whole corridor. School zoning does change, so confirm the assignment for a specific address with the district before you buy.
How Fiddler’s Glen Compares
Fiddler’s Glen is the most affordable named community in Arrington with meaningful sales volume. Zip code 37014 recorded 138 closings at a median of $1,516,153 — Fiddler’s Glen sits at 59% of that.
| Community | Sales | Median Price | Median Lot | Median Days |

The trade Fiddler’s Glen offers is clear once the numbers are side by side. You give up nothing on lot size to High Park Hill or Pine Creek — 0.41 acres against 0.27 for both — and you pay $406,720 less than High Park Hill and $155,500 less than Pine Creek at the median. What you give up is amenities and speed. High Park Hill carries Club at Kings Chapel access with a pool and restaurant; Fiddler’s Glen has no pool and no clubhouse. And High Park Hill’s median home goes in 10 days against 53 here, which cuts both ways: it means less competition when you are buying, and more patience required when you are selling.
Location and Daily Life
Fiddler’s Glen sits in the rolling country of Arrington, Tennessee, off the Murfreesboro Road and I-840 corridor, on Fiddlers Glen Drive, Second Fiddle Way and Scottish View Way. I-840 is minutes away, Cool Springs runs about 15 to 20 minutes, downtown Nashville 30 to 40 minutes north, and Murfreesboro about 20 to 25 minutes east. Nolensville is roughly 10 minutes for everyday errands.
Arrington Vineyards, co-owned by Kix Brooks of Brooks and Dunn, is minutes from the community — roughly 95 acres of vineyard, tasting rooms and live music on weekends from spring through fall. Hatcher Family Dairy, Delvin Farms and Castle Gwynn, home of the Tennessee Renaissance Festival each May, are all nearby and give this stretch of Williamson County a character that the newer corridors closer to Franklin do not have.
Who Is Actually Selling Fiddler’s Glen
Listing side, this is a builder-led market: Pulte Homes Tennessee listed three of the seven sales, with Onward Real Estate on two and Keller Williams Realty and John Jones Real Estate on one each.
My own share, stated plainly as it is on every neighborhood page on this site: Compass represented the buyer on 2 of the 7 Fiddler’s Glen sales — 28.6%, at 7732 Second Fiddle Way ($780,000) and 7780 Second Fiddle Way ($864,000). Both were buy-side; Compass did not list a home here in the period. That is a real footprint in this community and I would rather give you the precise number than a vague claim about market presence.
What Is My Fiddler’s Glen Home Worth?
Seven sales, and every one of them closed below its opening price. Pricing this community correctly the first time matters more than it does almost anywhere else in Arrington. Start with a confidential estimate, then call for a CMA that accounts for your plan, your lot and your street.
Fiddler’s Glen Questions, Answered
Everything below comes from the RealTracs MLS record for Fiddler’s Glen as of August 20, 2026, covering the twelve months prior. Where a figure is community knowledge rather than MLS data, I say so.
Are there homes for sale in Fiddler’s Glen right now?
One home is actively listed as of August 20, 2026: 7513 Scottish View Way at $969,900, a 2,811-square-foot resale on 0.32 acres built in 2023. Nothing is under contract. But that count understates availability, because Pulte is still building here and builder inventory is often contracted without ever appearing as a public MLS listing. Call 615-682-1718 and I will tell you what is actually available, resale and builder both.
Is Fiddler’s Glen sold out?
No. Four of the seven homes that closed in the last twelve months were builder sales — three marked New and one a Model home — and Pulte Homes Tennessee was the listing office on three of the seven. Pulte also holds cancelled listings here including two marked “To Be Built,” at $929,980 and $1,134,000. A to-be-built listing is a lot with a plan attached, which does not exist in a finished community. If you want new construction in Fiddler’s Glen, ask about lots as well as standing inventory.
What do homes in Fiddler’s Glen sell for?
Seven homes closed in the twelve months ending August 20, 2026, from $780,000 to $1,050,000, at a median of $902,000 and an average of $901,214, totalling $6,308,500. Price per square foot ran $246 to $342, median $307. That median is 59% of the zip code 37014 median of $1,516,153 across 138 sales, which makes Fiddler’s Glen the most affordable named Arrington community with real transaction volume.
Do homes in Fiddler’s Glen sell for asking price?
Not one of the seven sold for its original asking price. Every single one took a cut, closing at a median of 95.5% of the first number on the listing and in one case 85.1% — a new build that opened at $999,000 and closed at $850,000. Against the final asking price after reductions, the median was 98.7%, with one sale above ask, two at ask and four below. Median time to closing was 53 days, ranging from 21 to 110.
What is a STEP system and does Fiddler’s Glen have one?
Yes — every Fiddler’s Glen record is on a STEP system, short for Septic Tank Effluent Pump. It is a hybrid between septic and city sewer: each home has its own tank, but instead of a conventional drain field a pump moves the liquid effluent into a shared low-pressure line serving the community. You still pump the tank on a schedule, the pump is your responsibility and will eventually need replacing, and you are tied to a community system rather than a municipal one. If you are coming from Franklin or Brentwood on city sewer, ask for the tank service history and the pump’s age during due diligence.
What are the HOA fees in Fiddler’s Glen?
$120 per month, $1,440 a year, covering common area grounds maintenance and community upkeep. There is no pool and no clubhouse, which is what keeps the figure where it is. Buyers who want pool access at a similar price point should look at High Park Hill, where Club at Kings Chapel membership comes with the home — though its median sale price is $1,308,720, some $406,720 above Fiddler’s Glen. Confirm the current dues and what they include with the association before you write an offer.
How big are the lots in Fiddler’s Glen?
Lots on the seven sales ran 0.31 to 0.47 acres, median 0.41. That is meaningfully larger than Pine Creek or High Park Hill, both at a 0.27-acre median, and close to Kings Chapel at 0.45 and Hardeman Springs at 0.48 — communities selling at roughly double the price. Getting a 0.41-acre lot for a $902,000 median is the clearest argument for this community. The larger lots clustered on Fiddlers Glen Drive; the newer construction clustered on Second Fiddle Way.
What schools serve Fiddler’s Glen?
All seven records list Arrington Elementary School, Fred J. Page Middle School and Fred J. Page High School, consistent across every section — no split and no ambiguity, which is not true of every Arrington community. All three are Williamson County Schools. Zoning does change over time, so confirm the assignment for a specific address with the district before you buy.
Who built Fiddler’s Glen?
The MLS lists Pulte Homes Tennessee as the listing office on every builder sale and listing in the community. The homes are widely described as John Wieland plans — John Wieland Homes is a Pulte brand, so that is entirely plausible — but no MLS record names John Wieland, and I am not going to state plan names, standard features or warranty terms as verified fact when the export does not carry them. If a specific home’s plan or its remaining structural warranty matters to your decision, ask and I will confirm it with the builder rather than repeat it.
How does Fiddler’s Glen compare to Pine Creek and High Park Hill?
Fiddler’s Glen is the cheapest of the three and has the largest lots. Medians: Fiddler’s Glen $902,000 on 7 sales, Pine Creek $1,057,500 on 10, High Park Hill $1,308,720 on 25. Median lot: 0.41 acres against 0.27 for both of the others. What you give up is amenities and liquidity — High Park Hill includes Club at Kings Chapel access with pool and restaurant and moves its median home in 10 days, against 53 days here. Fiddler’s Glen is the buy if land per dollar is what you care about; High Park Hill is the buy if amenities and resale speed are.
