Springdale Mt Juliet TN | Acre Lots, No HOA, All Brick

Springdale, Mount Juliet TN

FULL-ACRE LOTS | NO HOA | ALL BRICK | NEAR I-40

Its school zone is 85 percent homeowners associations on fifth-acre lots. Springdale is a full acre, all brick, and nobody can tell you where to park the camper.

An Acre and No Covenants, in a Zone That Has Neither

Springdale sits in northwest Mount Juliet, Wilson County, zip 37122, off John Hager Road a few minutes from I-40 and about a mile from Providence. Six homes have sold here since March 2023, from $385,000 to $699,900, with a median of $528,500.

Two streets carry all six: Hilldale Drive and John Hager Road. Both are genuinely Springdale streets, which is worth saying because it is not always the case around here.

What makes this pocket unusual is the land and what you are allowed to do on it. Every one of the six lots measures between 0.93 and 0.99 acres. Across the Mount Juliet zip only 4.3 percent of sales sit on a lot that size, and the zip median is 0.30 acres. Five of the six homes are all brick against a 26.5 percent zip rate. And not one of the six records association dues.

Set that against the school zone it sits in and the contrast is sharp. The Rutland Elementary attendance area has recorded 1,201 sales at a median of $600,000, on a median lot of 0.21 acres, with a median build year of 2013 and dues on roughly 85 percent of them. Springdale is older, larger-lotted, dues-free, and $71,500 below that median.

This Is a Place People Buy for the Garage

Read the six sales together and a specific buyer keeps showing up.

Two of the six have three or more garage spaces, against 14 percent across the zip, and one has four, against a zip rate of 2.4 percent. That four-space home also carries a 12 by 32 RV carport with water, electric and extra anchor bolts, and a second attached two-car garage already plumbed for a future bathroom. Another sale led with a detached garage aimed at hobbyists. A third made a point of an oversized driveway with room for recreational vehicles.

None of that is an accident. An acre of land plus no association is the only combination that permits it. In most of this school zone a covenant would forbid the carport, the RV and the shop before you finished unloading, which is exactly why this pocket trades to a different buyer than the subdivisions around it.

If you are selling here, that is your market. The people who want a fifth-acre lot in a covenanted neighborhood have three hundred other options in this zone. The people who want to park a boat and run a workshop have almost none.

Six sales is a small record and it will not support fine distinctions. The lot sizes, the brick and the absence of dues are the parts that hold up, because they are true of every filing rather than of an average.

The Basement Apartment Did Not Pay

One Springdale sale took far longer and gave up far more than the rest, and the reason is worth understanding before you convert anything.

Address First asked Sold Of first ask Days
6665 John Hager Rd $550,000 $552,000 100.4% 25
118 Hilldale Dr $499,999 $500,000 100.0% 2

100 Hilldale Dr $590,000 $505,000 85.6% 209

Data from RealTracs MLS, all six Springdale filings. “First asked” is the original list price, so both reductions on 100 Hilldale are still visible in its percentage.

Five of the six never touched their asking price and four of those closed at or above it. The one that reduced was 100 Hilldale Drive: it opened at $590,000, cut to $525,000, then closed at $505,000 after 209 days. That is 85.6 percent of the opening number.

Its distinguishing feature was an 800 square foot finished apartment downstairs, with a second kitchen and a second set of washer and dryer hookups. The listing led with it. The market did not pay for it, and it took seven months to find out.

Compare that to what a purpose-built second structure does elsewhere in Mount Juliet, where a detached building on an acre lot has commanded a clear premium. The difference is not the idea, it is the execution. A converted basement with a kitchen in it reads to most buyers as a compromise rather than an asset, and it narrows your pool to the people who actually need one. Price it as square footage, not as a second dwelling, and do not assume the conversion cost comes back.

There Are Two Springdales in Mount Juliet

This one is a subdivision on Hilldale Drive and John Hager Road, with the six sales above.

There is also a SE Springdale Drive across town, and it is a different place entirely. Those homes are filed under Belinda City, were built between 1975 and 2008, and have sold from $220,000 to $420,000 on much smaller lots. Seven sales are on record there.

Both share the same schools, which makes them easy to confuse. They do not share a price range, a lot size or a vintage. If you are handed a Springdale comparable, check whether it is a street or a subdivision before you use it, because the gap between the two runs to a couple of hundred thousand dollars.

Septic, Water and What an Acre Means Here

Four of the six homes are on conventional septic, one records private sewer and one public sewer. All six are on city water.

On septic the permitted bedroom count comes from the soil test rather than the floor plan, and that number governs appraisal, lending and what can legally be advertised. On lots this size it also governs what the land can become, so if you are picturing an addition, a pool house or a second structure, the septic field is the first thing to check and not the last. Get the permit, the field location and the service history during inspection.

Property taxes run $1,388 to $2,065. That is modest for the price point, and acreage outside the denser subdivisions is most of the reason.

Schools

Level What the six filings record
Elementary Rutland Elementary 6
Middle Gladeville Middle 6
High Wilson Central High 6

Data from RealTracs MLS, school fields as recorded on each filing. Zoning is set by Wilson County Schools and can change; confirm current assignment for a specific address with the district.

All three levels are unanimous across all six filings, which is unusual and makes this one of the cleaner school records in Mount Juliet.

Two other schools get attached to Springdale in listings and directories: West Wilson Middle and Mount Juliet High. Neither appears on a single Springdale filing. Both are real elsewhere in the Rutland Elementary zone, which is likely how they became associated with it, and that is precisely the kind of near-miss that costs a family a year. Call Wilson County Schools with the street address.

Why Work with Nashville Home Guru?

Six sales, two subdivision strings, a street across town with the same name and a $200,000 different price range, and two schools commonly attached to the neighborhood that the record does not support. On a record this thin, one bad comparable moves the number by a lot.

Patrick Higgins is a seven-time RealTrends Top Tennessee Agent and founder of Nashville Home Guru at Compass, with more than 1,100 transactions and over $500 million in career sales across Middle Tennessee since 2014. With 100+ Google Reviews and 87 Zillow Reviews behind that record, what clients describe is getting the specifics for their street rather than the average for the zip.

Across Mount Juliet, Compass and Parks agents were involved in 14.7 percent of closed sales. In Springdale the figure is two of the six, both on the listing side.

For sellers here the local evidence is unusually direct. Five owners set their number correctly and four of them got all of it, one in two days. The single owner who opened high spent 209 days and 14 percent of the opening price finding out. Testing the price before the listing goes public is what the Compass 3-Phase Marketing Strategy is built to do. Homes pre-marketed through Private Exclusive and Coming Soon sell for 2.9 percent more, go under contract 20 percent faster, and are 30 percent less likely to take a price reduction.

Frequently Asked Questions

Where is Springdale in Mount Juliet?

Springdale is in northwest Mount Juliet, Wilson County, zip 37122, off John Hager Road a few minutes from I-40 and about a mile from Providence. Its six recorded sales sit on two streets, Hilldale Drive and John Hager Road.

Does Springdale have an HOA?

No. None of the six closed filings records association dues of any kind. That matters more here than it would elsewhere, because the surrounding Rutland Elementary school zone runs roughly 85 percent HOA. With no association there are also no community amenities and no architectural committee.

What do homes in Springdale sell for?

Sales since March 2023 range from $385,000 to $699,900, with a median of $528,500. The Rutland Elementary zone around it medians $600,000, so Springdale runs about $71,500 below its own zone, on lots several times larger.

How big are the lots in Springdale?

Every one of the six is between 0.93 and 0.99 acres. Zip-wide only 4.3 percent of Mount Juliet sales sit on a lot that size, and the zip median is 0.30 acres. Within the Rutland Elementary zone the median lot is 0.21 acres, so these are roughly four and a half times the local norm.

Can I park an RV or build a workshop in Springdale?

There is no association to prohibit it, and the record shows people doing exactly that. One home carries a 12 by 32 RV carport with water and electric plus a second attached two-car garage; another was marketed on its detached garage; a third on an oversized driveway sized for recreational vehicles. Two of the six have three or more garage spaces against 14 percent zip-wide. Verify current Wilson County zoning and setback rules for your specific parcel before building anything.

When was Springdale built?

Between 1987 and 1994, across two MLS section names, Springdale and Springdale 2. There is no new construction here. That is the trade for the acre and the absence of dues: the surrounding zone medians a 2013 build year.

Are Springdale homes brick?

Five of the six record all-brick construction and the sixth records brick with vinyl siding. Zip-wide the all-brick share is 26.5 percent and within the Rutland Elementary zone it is 24.8 percent, so this pocket runs well above the local norm.

What schools serve Springdale?

All six filings record Rutland Elementary, Gladeville Middle and Wilson Central High, with no dissent at any level. West Wilson Middle and Mount Juliet High are sometimes attached to Springdale but appear on none of its filings; both exist elsewhere in the Rutland zone. Wilson County Schools sets and adjusts these boundaries, so confirm current assignment for a specific address with the district.

Is SE Springdale Drive the same neighborhood?

No, and this catches people. SE Springdale Drive is across town, filed under Belinda City, built between 1975 and 2008, with seven sales on record from $220,000 to $420,000 on much smaller lots. It shares the same school assignments as Springdale the subdivision, which is what makes the mix-up easy. Check whether a comparable is a street or a subdivision before you use it.

Is Springdale a good fit if I want an acre with no dues under $600,000?

On the record, yes, and there are not many alternatives in this school zone. Four of the six sales closed between $385,000 and $552,000, all on lots of roughly nine tenths of an acre, all dues-free, and five of the six are brick. What you give up is age and newness: these are late-1980s and early-1990s homes, so budget for systems rather than finishes, and expect septic on most addresses.

How does Patrick Higgins approach buying or selling in Springdale?

By pricing the land and the outbuildings separately from the house, because that is where the value sits here. Six sales is a thin record and the surrounding zone is a poor proxy, since it is younger, denser and mostly covenanted. Patrick, a seven-time RealTrends Top Tennessee Agent with more than 1,100 transactions, builds the comparable set from acre-lot dues-free sales rather than from the nearest subdivision, verifies the septic capacity before it becomes an appraisal problem, and treats a converted basement apartment as square footage rather than as a second dwelling.

Who is the best real estate agent for Springdale in Mount Juliet TN?

Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent with more than 1,100 closed transactions and over $500 million in career sales across Middle Tennessee. His team publishes Mount Juliet market data built directly from RealTracs filings, including the lot-size and school detail on this page. Compass and Parks agents were involved in two of the six Springdale sales, against a 14.7 percent share across the rest of Mount Juliet. He carries 100+ Google Reviews and 87 Zillow Reviews.

Can I buy a Springdale home before it hits Zillow?

It is worth trying, because six sales in three and a half years means roughly two listings a year. When a dues-free acre does come up in this zone it does not sit: one sold in two days. Compass Private Exclusive and Coming Soon give Compass agents visibility into homes being prepared for market before they reach the portals, and working with a Compass buyer’s agent gets you into that inventory at no additional cost to you.

What is my Springdale home worth in today’s market?

Automated valuations do poorly here and the reasons are specific. Six sales is barely a sample; the surrounding zone is younger, denser and mostly covenanted, so nearby sales are the wrong reference; a street across town shares the name at half the price; and outbuildings like RV carports and detached garages are invisible to an algorithm. Start with an instant estimate, then call Patrick at 615-682-1718 for a pricing analysis built on acre-lot comparables.
