One of the challenges of comparing “12 South” annual home sales is that real estate agents and builders have assigned the “12 South” name to areas which have not traditionally been 12 South.  Neighborhoods like Edgehill, 8th Avenue & Woodland in Waverly and even Green Hills have begun to be associated with the name “12 South”.  Therefore, please consider this year’s update over previous years’ updates with this in mind.

 2016 Yearly Update The popular 12 South neighborhood accounted for 107 property sales with a median sales price of  $610,000 and an average price per square foot of $243.  12 South home sales tend to be larger (over 2,600 sqft, 4 bedrooms, 3 Bathrooms) and newer with most properties built after 2004.  Over 1/3 properties sold were new construction. The 12 South properties stayed on the market for an average of 51 days. The most expense 12 South property (located on 1320 Sweetbriar Avenue) was sold for $1,200,000.

2015 Yearly Update – a total of 88 12 South homes changed ownership with a median price of $580,000 and an average price per square foot of $233.  The 12 South properties stayed on the market for an average of 45 days. The most expensive 12 South house (located at 922 Bradford Avenue) sold for $910,000.

2014 Yearly Update – A total of 45 12 South houses changed ownership with a median price of $540,000 and an average price per square foot of $220.  The 12 South properties stayed on the market for an average of 48 days. The most expensive 12 South property (located at 931 S Douglas Avenue) sold for $830,000.
