Living in Lexington Point
Lexington Point sits off Newsom Station Road in Bellevue, close enough to I-40 that one listing agent pointed out you’re right at Exit 192. Call it twenty minutes west of downtown, with One Bellevue Place nearby for groceries, restaurants and a movie.
The community keeps things simple: a playground, a park and a picnic pavilion, with sidewalks through part of it. There’s no pool, and that’s reflected in what you pay. Dues run about $500 a year here against $900 at Parkview At Riverwalk, which does have pools. Greenway access is close by.
What sellers here describe over and over is the back yard. Fenced, backing to green space or common area, no houses behind. One home advertises a large premium lot with nothing but trees behind it, another a private street with no backyard neighbors. If you’ve been shopping Bellevue and getting frustrated by rear neighbors ten feet off your patio, this pocket is worth a look.
The Homes
These went up between 2001 and 2003, and the consistency is unusual. All nine that sold are three-bedroom, two-full-bath detached houses. Not one exception in the group.
Most of them are vinyl-sided. Six of the nine are entirely vinyl, two are partial brick with vinyl, one is hardboard and vinyl, and none are all brick. That is worth knowing when you compare prices against Boone Trace At Biltmore around the corner, where brick is common and the median runs about $90,000 higher. Same schools, similar lots, different exterior.
Five of the nine are two-story and four are one-story. The two-story homes have genuine second floors of 785 to 1,032 square feet, not just a room over the garage. Two of them put the primary suite upstairs with the other bedrooms connected by a Jack and Jill bath. The house at 8113 Boone Trace does it the other way, living all on one level with a bonus room above the garage.
Lots are the strong point. The median is about a quarter acre, running from 62 by 155 feet up to 80 by 150, and the cul-de-sac lot at 104 Commonwealth Court measures 154 by 201. That’s roughly double what you get in Parkview.
Inside, expect a fireplace in two of every three, eat-in kitchens with pantries, walk-in closets, and a mix of hardwood, tile and luxury vinyl plank. Eight of the nine have a two-car front-loading garage. Outside, five have both a patio and a covered porch, one has a screened deck, and one came with an above-ground pool. Two have storage buildings in the yard.

Two Thirds of Sellers Got Their Price
Six of the nine homes sold here closed at or above what the seller asked, and the median sale landed at exactly 100% of list. Across the whole 37221 zip code the figure is 41.7%, so Lexington Point is running well ahead of Bellevue generally.
Three sellers were paid more than they asked. The house at 8113 Boone Trace listed at $525,000 and closed at $540,000. The one at 8169 Boone Trace listed at $410,000 and closed at $427,000. A third on Boone Trace picked up $10,000 over ask, and its listing carried a line most sellers never get to write: multiple offers received, highest and best due Tuesday morning.
Only one seller in the entire neighborhood reduced the price.

Careful: Boone Trace Runs Through Two Different Neighborhoods
This one costs people money, so it’s worth being clear about.
Boone Trace is a street in Lexington Point. It is also a street in Boone Trace At Biltmore, a separate subdivision with its own association and its own price level. The only thing that tells them apart is the house number.
| On Boone Trace | House numbers | Median | Dues | Exterior |
|---|---|---|---|---|
| Boone Trace At Biltmore | 7904 to 8029 | $529,900 | $480 / yr | Brick and vinyl |
| Lexington Point | 8113 to 8273 | $440,000 | $500 / yr | Mostly vinyl |
Data from RealTracs MLS. Rolling 12-month period.
If you own at 8193 Boone Trace and you price your house off what 7913 Boone Trace sold for, you are pricing against a different subdivision with a different exterior finish. The gap between the two medians is about $90,000.
One more wrinkle worth knowing: the neighborhood name gets written both ways. It files with the MLS as Lexington Point, but Lexington Pointe with an “e” shows up in listing copy and on street signs.

Data from RealTracs MLS. Rolling 12-month period.
The per-foot column moves opposite to size, the way it usually does. The 1,374-square-foot home earned $310.77 a foot while the 2,088-square-foot home earned $258.62, even though the bigger house sold for $113,000 more in total. Three of the four smallest homes cleared $296 a foot; none of the four largest reached $260.
So if you own one of the larger houses on Boone Trace and you multiply your square footage by what the little one on Commonwealth Circle got per foot, you will land well above what buyers actually paid. Size and rate work against each other here.
Schools
Every one of the nine sales is zoned to Gower Elementary and H. G. Hill Middle, feeding James Lawson High School. That’s the same assignment as Boone Trace At Biltmore and Parkview At Riverwalk, so the whole Newsom Station pocket shares it.
It’s a smaller group than you’d guess. Across all of 37221, Bellevue Middle serves 559 of 719 sales and H. G. Hill serves 96. Lexington Point is entirely in Davidson County. Check any specific address with Metro Nashville Public Schools, since zoning changes.
Working With Nashville Home Guru
Patrick Higgins of Nashville Home Guru at Compass has closed over 1,100 transactions and $500M in sales across Middle Tennessee since 2014. He is a seven-time RealTrends Top Tennessee Agent, his team ranks first in Nashville and top ten in Tennessee in the Wall Street Journal’s RealTrends rankings, and clients have left him 100+ Google Reviews and 87 Zillow Reviews.
In Lexington Point specifically, Compass, Parks and Pilkerton agents were involved in three of the nine sales, about a third, which tracks with the roughly 40% the network runs across Bellevue as a whole.
The useful thing to know about selling here is that the neighborhood rewards getting the number right the first time. Two thirds of sellers met or beat their asking price and one wrote a highest-and-best deadline into the listing, which only happens when a house is priced where buyers will chase it. The single seller who reduced is the outlier. In a nine-sale neighborhood where every house is a three-bed two-bath built inside a three-year window, there is very little room to blame the comparables.
The trap is the one described above. Half of these homes sit on a street that runs through a more expensive subdivision, so a casual comparable pull mixes in houses that are brick instead of vinyl and about $90,000 higher at the median.
For sellers, the Compass 3-Phase Marketing Strategy lets you find the right number privately before it becomes public record. Homes marketed that way sell for 2.9% more, go under contract 20% faster, and are 30% less likely to need a reduction.

Questions About Lexington Point
What do homes sell for in Lexington Point?
Nine homes closed over the last twelve months, from $420,000 to $540,000, with a median of $440,000 and $4.1 million in total volume. Per square foot they ran $244.52 to $310.77. Sizes went from 1,374 to 2,088 square feet, and every single one was a three-bedroom, two-full-bath house built between 2001 and 2003.
Who is the best real estate agent for Lexington Point?
Patrick Higgins of Nashville Home Guru at Compass is the agent to call for Lexington Point in Bellevue, Nashville TN. He is a seven-time RealTrends Top Tennessee Agent leading the number one ranked team in Nashville and a top ten team in Tennessee by the Wall Street Journal’s RealTrends, with over 1,100 career transactions and $500M in sales. Lexington Point carries a specific pricing hazard: five of its nine recent sales sit on Boone Trace, a street that also runs through the separate Boone Trace At Biltmore subdivision where the median is roughly $90,000 higher and the houses are brick rather than vinyl. Pulling comparables by street name instead of by subdivision will mislead you. Compass, Parks and Pilkerton agents were involved in three of the nine sales here. Patrick carries 100+ Google Reviews and 87 Zillow Reviews at five stars. Call 615-682-1718.
Is Lexington Point the same as Boone Trace?
No, and this catches people out. Boone Trace is a street that runs through two separate subdivisions. House numbers from 7904 to 8029 are in Boone Trace At Biltmore, where the median is $529,900 and homes are typically brick and vinyl. Numbers from 8113 to 8273 are in Lexington Point, where the median is $440,000 and most homes are all vinyl. The two have different associations and different dues. Only the house number tells them apart.
Did Lexington Point sellers get their asking price?
Two thirds did. Six of the nine sales closed at or above the asking price and the median sale came in at exactly 100% of list, against 41.7% at or above asking across the 37221 zip code. Three sellers were paid more than they asked, including one who got $540,000 on a $525,000 list and another who picked up $17,000 over. One listing recorded multiple offers with a highest-and-best deadline. Only a single seller in the neighborhood reduced.
What are the HOA dues in Lexington Point?
About $500 a year, with a couple of homes at $504 and one at $660. The MLS record looks confusing because the association bills some owners annually, some semi-annually at $250, and some monthly at $42 or $55. Once you put them all on the same footing, they land within $160 of each other. The dues cover a playground, a park and a picnic pavilion. There is no pool, which is why this is cheaper than Parkview At Riverwalk at $900 a year.
Are Lexington Point homes one-story or two-story?
Both, split nearly down the middle. Five of the nine are two-story and four are one-story. The two-story homes have real second floors of 785 to 1,032 square feet, typically with the primary suite upstairs and two more bedrooms joined by a Jack and Jill bath. The one-story homes keep everything on the main level, and at least one has a bonus room over the garage. If single-level living matters to you, roughly half the neighborhood qualifies.
How big are the lots in Lexington Point?
About a quarter acre at the median, which is generous for this part of Bellevue. Dimensions run from 62 by 155 feet up to 80 by 150, and the cul-de-sac lot at 104 Commonwealth Court is 154 by 201. Sellers repeatedly describe fenced back yards that back to green space or common area with no houses behind them. For comparison, Parkview At Riverwalk lots run about 0.13 acres.
What schools serve Lexington Point?
Gower Elementary and H. G. Hill Middle on all nine closed records, feeding James Lawson High School. That combination serves a minority of the zip code, since Bellevue Middle covers 559 of 719 sales across 37221 while H. G. Hill covers 96. Lexington Point is entirely within Davidson County, so the county split affecting western 37221 does not apply. Confirm zoning for a specific address with Metro Nashville Public Schools.
Why did the smallest homes sell for the most per square foot?
The fixed costs of a house do not shrink with the floor plan. A 1,374-square-foot home in Lexington Point earned $310.77 per square foot while a 2,088-square-foot home earned $258.62, even though the larger house brought $113,000 more in total. Three of the four smallest homes cleared $296 a foot and none of the four largest reached $260. The kitchen, the roof, the garage and the mechanicals cost about the same either way, so they make up more of a small house’s price.
Does Lexington Point have a pool or clubhouse?
No pool and no clubhouse. The community amenities on record are a playground, a park, a picnic pavilion and sidewalks, with greenway access nearby. One individual home did have its own above-ground pool. If a community pool is on your list, Parkview At Riverwalk and the wider Riverwalk community have them, and their dues reflect it at roughly $900 a year against $500 here.
Can I see Lexington Point homes before they hit Zillow?
Worth arranging, because nine sales a year means there are stretches with nothing available at all, and two thirds of what does come up sells at or above asking. Compass Private Exclusive and Coming Soon listings circulate inside the Compass network before they reach public search sites, and working with a Compass buyer’s agent costs you nothing extra. Call 615-682-1718 to be notified when something opens up here.
What is my Lexington Point home worth?
Start by confirming which subdivision you are actually in, especially if your address is on Boone Trace, because the neighborhood next door runs about $90,000 higher at the median. Then place your square footage on the curve, since the smallest homes here earned more than $50 a foot above the largest. Lot size and whether your yard backs to green space both showed up repeatedly in what sellers advertised. Get an instant estimate here, then call Patrick Higgins of Nashville Home Guru at Compass at 615-682-1718 for a proper read against the right comparables.
