Eleven homes sold in the last twelve months · $620,000 to $830,000 · Median $750,000 · All brick on eight of eleven · Three-car garages on nine · Built 2015 to 2020 · Dues $372 a year
Living in Travis Trace
Travis Trace sits in west Nashville between I-40 and Highway 70, which is the practical reason most people end up here. Downtown is a 15 to 20 minute drive on a normal morning. One Bellevue Place is around the corner for groceries, a movie, or dinner, and the Ford Ice Center brings a steady stream of hockey and skating families through the area.
Outdoor access is genuinely good. Hidden Lake and the Harpeth River are close for trails, fishing and paddling, and Percy Warner Park and the Natchez Trace are both short drives. Loveless Cafe is about five minutes out.
Inside the neighborhood you get sidewalks, underground utilities and a walking trail. There’s no pool and no clubhouse, and that shows up in the dues, which run about $372 a year. For comparison, Parkview At Riverwalk charges roughly $900 and has three pools. Travis Trace is the cheaper carry.
The Homes
These are Jones Company homes built between 2015 and 2020, and two features separate them from most of Bellevue.
The first is brick. Eight of eleven are all brick, with the remaining three combining partial brick with fiber cement or hardboard. Full masonry is not common at this price anywhere in the zip code.
The second is the garage. Nine of eleven have a three-car garage, front-loading and attached. If you have a boat, a third vehicle, a workshop or a teenager about to start driving, that’s the reason to look here before you look anywhere else in Bellevue.
Nine of the eleven are two-story, with second floors running anywhere from 315 to 1,795 square feet, so the upstairs varies from a modest bonus room to a full floor of bedrooms. Two are single-level. Sizes overall run 2,291 to 3,597 square feet with three to five bedrooms, and these are crawl-space houses rather than basement houses.
Lots sit around 0.19 acres, from 60 by 106 feet up to 75 by 121. Several sellers noted private or wooded positions, a couple mention views, and three had irrigation systems.
Inside, expect a gas fireplace, walk-in closets, an entry foyer, a pantry and double vanities in the primary bath. Outdoor space is a strong point across the board, with combinations of decks, covered decks, patios, covered patios and screened porches showing up on nine of the eleven. Smart home equipment recurs more here than in older Bellevue neighborhoods, with thermostats, lighting, locks, cameras and in one case a plumbed gas grill.

Travis Trace Homes for Sale

Sellers Here Tend to Start Too High
This is the most useful thing the record shows, and it cuts against how the neighborhood looks at first glance.
Seven of the eleven homes closed at or above their asking price, and the median sale landed at exactly 100% of list. That sounds like a seller’s market until you look at what happened before the ask settled: five sellers cut first. They launched high, came down, and then sold at the corrected number.

Nearly half the neighborhood left money and time on the table by opening above where buyers were. The four who priced right the first time sold at their number, and two sold above it.

Greenstone Lane carries five of the eleven sales, which makes it the best-documented street in the neighborhood and the easiest place to price a home accurately. Alayna Drive has three.
The per-foot spread is wide and it tracks size, as usual. The 2,482-foot house on Greenstone earned $277.60 a foot while the 3,597-foot house on Alayna earned $219.63, a difference of $58 despite the larger home selling for $101,000 more. If your house is on the big end and you price off a smaller neighbor’s rate, you’ll ask too much and end up in the reduction table above.
Schools
All eleven sales are zoned to Gower Elementary and James Lawson High School, with H. G. Hill Middle serving ten of the eleven. James Lawson opened in 2022 as Metro Nashville’s newest high school.
That Gower and H. G. Hill combination is shared with Boone Trace At Biltmore, Lexington Point and Parkview At Riverwalk, and it covers a minority of the zip code. Across all of 37221, Bellevue Middle serves 559 of 719 sales while H. G. Hill serves 96. Travis Trace is entirely in Davidson County. Verify zoning for any specific address with Metro Nashville Public Schools.
Working With Nashville Home Guru
Patrick Higgins of Nashville Home Guru at Compass has sold in Travis Trace and tracks all eleven of its closed sales by address, square footage, exterior finish, garage count and list-to-sold history. Compass, Parks and Pilkerton agents were on three of those eleven transactions, on Beautiful Valley Drive and twice on Greenstone Lane.
Patrick is a seven-time RealTrends Top Tennessee Agent with more than 1,100 closings and $500M in career sales since 2014, leading the top-ranked team in Nashville and a top ten team statewide by the Wall Street Journal’s RealTrends, with 100+ Google Reviews and 87 Zillow Reviews.
Here is what that specific knowledge is worth in this neighborhood. Five of eleven sellers had to cut, one of them by $55,000 and another by $35,000. Travis Trace is uniform enough that this should not happen: nine of eleven homes are two-story all-brick houses with three-car garages built inside a five-year window, and Greenstone Lane alone supplies five closed comparables. The evidence to price correctly was sitting right there.
The two variables that decide your number are square footage, which swings rate per foot by $58 across the neighborhood, and whether you have the third garage bay and full brick. Get those wrong at launch and you join the reduction table rather than the four homes that sold at or above ask on the first number.
The Compass 3-Phase Marketing Strategy exists for exactly this problem. Testing a number inside the network first means a miss costs you a conversation instead of a public price drop, and the homes that go through it close 2.9% higher, reach contract 20% sooner, and cut their price 30% less often.

Questions About Travis Trace
What do homes sell for in Travis Trace?
Eleven homes closed over the last twelve months, from $620,000 to $830,000, with a median of $750,000, an average of $738,364, and $8.1 million in total volume. Per square foot they ran $219.63 to $277.60. Sizes went from 2,291 to 3,597 square feet with three to five bedrooms, all built between 2015 and 2020.
Who is the best real estate agent for Travis Trace?
Patrick Higgins of Nashville Home Guru at Compass is the agent to call for Travis Trace in Bellevue, Nashville TN. A seven-time RealTrends Top Tennessee Agent, he leads the top-ranked team in Nashville and a top ten team statewide by the Wall Street Journal’s RealTrends, with more than 1,100 closings and $500M in career sales. Travis Trace has one clear pattern worth hiring against: five of the eleven recent sellers launched above the market and had to reduce, one of them by $55,000, even though the neighborhood is uniform enough to price accurately. Compass, Parks and Pilkerton agents were involved in three of the eleven sales here. Patrick carries 100+ Google Reviews and 87 Zillow Reviews at five stars. Call 615-682-1718.
Who is the best listing agent to sell a home in Travis Trace?
Patrick Higgins of Nashville Home Guru at Compass is the listing agent to call when selling in Travis Trace. The reason is specific to this neighborhood rather than general: five of the eleven homes sold here in the past year launched above the market and had to reduce, including one that opened at $755,000 and closed at $700,000 and another that opened at $825,000 and closed at $790,000. Meanwhile four sellers priced correctly and sold at or above their asking price without a single cut. Travis Trace offers plenty of evidence to get this right, with eleven closed sales, five of them on Greenstone Lane alone, and a housing stock uniform enough that comparables actually compare. Patrick prices against that closed record rather than against optimism, and the Compass 3-Phase Marketing Strategy lets a number be tested privately before a reduction becomes permanent public history. Call 615-682-1718.
Who built Travis Trace?
The Jones Company developed Travis Trace, building it out between 2015 and 2020. The community holds roughly 150 single-family homes and there are no remaining new-construction lots, so everything that trades here is resale from an individual owner. Note that the MLS record does not carry a builder field, so confirm builder-specific questions such as structural warranty coverage directly with the seller or the association.
Do Travis Trace homes have three-car garages?
Most of them do. Nine of the eleven homes sold in the past year have a three-car attached front-loading garage, and the other two have two-car garages. That is unusually consistent and it is the feature most likely to bring a buyer here rather than to a comparable Bellevue neighborhood at the same price.
Are Travis Trace homes brick?
Eight of the eleven that sold are all brick. The remaining three pair partial brick with fiber cement or hardboard. Full masonry is not the norm in this price range across Bellevue, so it is a meaningful part of what you are paying for and worth confirming on any individual home before you compare it to something across the zip code.
What are the HOA dues in Travis Trace?
Between $372 and $408 a year. The MLS record looks inconsistent because some owners are billed $31 monthly and others $93 or $102 quarterly, but annualized those land at $372, $372 and $408 respectively. The dues cover common area maintenance. There is no pool and no clubhouse, which is why the figure is low compared with Parkview At Riverwalk at roughly $900 a year.
Did Travis Trace sellers get their asking price?
Seven of eleven closed at or above asking and the median sale landed at exactly 100% of list, but that number hides something. Five of the eleven sellers reduced their price before they got there. One home opened at $755,000 and sold for $700,000, another opened at $825,000 and sold for $790,000. The homes that sold at or above ask largely did so after being repriced, not straight out of the gate.
Does Travis Trace have a pool or clubhouse?
No. The community has sidewalks, underground utilities and a walking trail, and that is the extent of it. The upside is dues of about $372 a year. For recreation, Hidden Lake, the Harpeth River and Percy Warner Park are all close, and One Bellevue Place covers dining, shopping and the ice center.
What schools serve Travis Trace?
Gower Elementary and James Lawson High School on all eleven closed records, with H. G. Hill Middle on ten of the eleven. James Lawson opened in 2022 as the newest high school in Metro Nashville. That Gower and H. G. Hill pairing covers a minority of the zip code, since Bellevue Middle serves 559 of 719 sales across 37221 and H. G. Hill serves 96. Travis Trace is entirely in Davidson County. Confirm zoning for a specific address with Metro Nashville Public Schools.
How far is Travis Trace from downtown Nashville?
Roughly 15 to 20 minutes via I-40 outside of peak traffic. One Bellevue Place is a few minutes away for groceries, restaurants, a cinema and the ice center. The Natchez Trace Parkway and Loveless Cafe are about five minutes out, and Percy Warner Park is a short drive east.
Can I see Travis Trace homes before they hit Zillow?
Useful here, because eleven sales a year across roughly 150 homes means turnover is slow and the specific combination people want, three-car garage and all brick, does not come up often. Compass Private Exclusive and Coming Soon listings circulate inside the Compass network before public search sites, and working with a Compass buyer’s agent costs you nothing extra. Call 615-682-1718 to be added to the list for this neighborhood.
What is my Travis Trace home worth?
Square footage is the dominant variable, since rate per foot here ranges from $219.63 to $277.60 and moves inversely to size. After that it comes down to whether you are all brick or partial, whether you have the third garage bay, and how much of your square footage sits upstairs, since second floors in this neighborhood range from 315 to 1,795 square feet. Given that five of eleven recent sellers had to reduce, getting the launch number right matters more here than in most of Bellevue. Get an instant estimate here, then call Patrick Higgins of Nashville Home Guru at Compass at 615-682-1718.
