Patrick Higgins | 615-682-1718

The neighborhood by the numbers (rolling 12 months, verified closed sales): 15 sales in total, but of two entirely different kinds · 6 houses, median $542,500, on lots of a third to half an acre with no HOA · 9 new 2025 condominiums, median $659,700, dues $285 per month · Two different elementary zones

Valley West Is Two Neighborhoods Now

Valley West sits off Old Harding Pike and Bellevue Road near Edwin Warner Park, in the Bellevue area of Nashville, TN 37221, Davidson County. This page previously described it as a single-family home development. That is now only part of the story. Of the fifteen homes that closed here in the past 12 months, six were houses and nine were brand-new condominiums in a 2025 building on Gildridge Drive.

The two products sit under one subdivision name in the MLS, which means every average you have seen for Valley West blends 1960s ranch houses on half-acre lots with brand-new two-bedroom flats on a twentieth of an acre. Those are not the same market and should never be averaged together. Below they are separated.

The Houses

Metric Value
Closed sales 6
Sale price range $400,000 to $775,000
Median sale price $542,500
Price per square foot $142.71 to $382.15 (median $242.34)
Square footage 1,643 to 2,985
Lot size 0.36 to 0.50 acres
Year built 1965 to 1981
HOA fee None recorded on any house
Sale to original asking price 86.3% to 100.0%
Days to contract 7 to 96
Property taxes $2,202 to $3,826

Data from RealTracs MLS. Rolling 12-month period.

These are 1960s and 70s houses on genuinely large Bellevue lots, from a third to half an acre, with no association and no dues. Five of the six went under contract within 16 days, and three closed at exactly 100.0% of their original asking price. The two that gave ground were the two exceptions to that speed or condition: one at 88.9% after 96 days, and one at 86.3% in just eight days.

The Condominiums on Gildridge Drive

Metric Value
Closed sales 9
Sale price range $539,200 to $742,800
Median sale price $659,700
Price per square foot $400.00 to $436.86 (median $420.99)
Square footage 1,348 to 1,727
Bedrooms and baths 2 bedrooms, 2 baths on every unit
Year built 2025, all nine
HOA fee $285 per month, or $3,420 annually
Sale to original asking price 100.0% on seven of nine; 101.2% and 101.9% on the others
Rental policy Long-term rentals allowed

Data from RealTracs MLS. Rolling 12-month period.

Two things about these figures are worth reading carefully. Every unit closed at or slightly above its asking price, which is what developer pricing on a phased release looks like rather than competitive bidding. And the recorded time to contract ranges from 5 days to 580, which is absorption across a release schedule, not market time. A 580-day figure on a new building does not mean a unit sat unwanted; it means it came to market early in the project.

The Condos Sell for More Than the Houses

This is the fact that should reframe how anyone looks at Valley West. The condominium median of $659,700 is $117,200 above the house median of $542,500. The condos are roughly half the size, sit on about a twentieth of an acre rather than a third to a half, and carry $285 a month in dues that the houses do not.

Per square foot the gap is starker still: $420.99 against $242.34, a 74% premium for new construction over 1960s and 70s stock. Put against the wider ZIP code, attached homes across 37221 closed 203 times at a $365,000 median and $228.73 per foot, so these units are running about 81% above the ZIP’s attached median. They sit below the ZIP’s new-construction median of $1,017,700 on price but above its $380.74 per foot on rate.

For a buyer, that is a genuine fork in the road inside one neighborhood name. The same money buys either a new two-bedroom flat with no yard and monthly dues, or a fifty-year-old house on half an acre with no dues and work to do. Neither is wrong. But an automated estimate that averages the two produces a number that describes neither.

The Streets, Corrected

The record shows seven Valley West streets, and the previous list covered four of them, one under the wrong suffix. The houses are on Birch Bark Drive (not Road), Colice Jeanne Road, Mark Drive and Hicks Road. The condominiums are all at one address on Gildridge Drive, which the old list did not mention at all. Holly Hill Court and Willow Creek Drive both appear in the record but produced no closings this year.

One caution on Willow Creek Drive: it is shared. The 7210 address is Valley West, while the 7241 and 7249 addresses belong to Westward Winds, a separate neighborhood of 1960s one-level ranches with its own record. Street name is not subdivision here any more than anywhere else in Bellevue.

Two Warnings Worth Reading Before You Budget

Every one of the nine condominiums shows a property tax figure of zero. That is not a benefit of the building; it is new construction that has not yet been reassessed with the improvement on it. Once the county catches up, those units will carry a real bill. For comparison, the houses in this same neighborhood are assessed between $2,202 and $3,826. Ask the assessor for the expected reassessment timing and a realistic post-completion estimate before you build a monthly payment around a listing sheet.

The second is price per square foot on the houses. One sold at $142.71 per foot, the lowest number in the neighborhood by a wide margin, which looks like a bargain until you notice that 1,059 of its 2,873 square feet are basement. Above grade it is roughly 1,814 square feet, or about $226 per usable foot. Another house carries 734 square feet of basement behind its $219.76 headline. Across this ZIP code, homes with finished basements show a median of $209.94 per square foot but $313.21 measured above grade, so basement and non-basement listings cannot be compared on that metric.

Schools

Valley West sits in two elementary zones, split by product. Every house in the record carries Westmeade Elementary; every condominium carries Harpeth Valley Elementary. All properties carry Bellevue Middle and James Lawson High School, all Metro Nashville Public Schools in Davidson County.

The two zones do not price alike across the ZIP code: Westmeade ran a $665,000 median across 80 sales this year, Harpeth Valley $579,950 across 232. James Lawson is the school formerly known by the Hillwood name. Confirm the assignment for a specific address rather than for the subdivision, because in Valley West the subdivision does not have a single answer.

Why Work with Nashville Home Guru in Valley West?

Patrick Higgins, a seven-time RealTrends Top Tennessee Agent and a top 1% producer, leads Nashville Home Guru at Compass, the #1 team in Nashville and top 10 in Tennessee by the Wall Street Journal’s RealTrends, with 1,100+ transactions and $500M+ in career sales across Davidson County and Middle Tennessee. In Valley West, Compass and Parks agents were on a side of 3 of the 15 closings this year. Across ZIP code 37221 as a whole, Compass, Parks, and Pilkerton agents were on one side or the other of 287 of the 719 closings, just under 40%. With 100+ Google Reviews and 87 Zillow Reviews, the client feedback matches what the record shows.

Valley West is the clearest case in Bellevue for why a neighborhood name is not a market. Fifteen sales under one label, two products, two elementary zones, two completely different carrying costs, and a per-foot gap of 74% between them. Any tool that reports a single Valley West median is averaging a new flat and a half-acre ranch. Buyers can start with the home buyer’s guide, owners can request a market analysis through the selling in greater Nashville page, and the wider market view lives with Nashville homes for sale.

For sellers, the Compass 3-Phase Marketing Strategy produces measurable results. Homes pre-marketed through Compass Private Exclusive and Coming Soon programs sell for 2.9% more, go under contract 20% faster, and are 30% less likely to take a price reduction. If you own one of the houses here, you are now competing against a brand-new building at a higher price point, and how your home is positioned against it matters more than it did two years ago. Frequently Asked Questions About Valley West

What is Valley West in Nashville TN?

Valley West is a neighborhood off Old Harding Pike and Bellevue Road near Edwin Warner Park, in the Bellevue area of Nashville, TN 37221, Davidson County. It now contains two distinct products: 1960s to early 1980s houses on lots of a third to half an acre with no HOA, and a 2025 condominium building on Gildridge Drive with two-bedroom flats and dues of $285 a month.

Is Valley West single-family homes or condominiums?

Both, and that is a recent change worth knowing. This page previously described Valley West as a single-family development. Of the fifteen sales recorded in the past 12 months, six were houses and nine were new condominiums, so 60% of recent activity is attached product. The two file under one subdivision name in the MLS, which means most published averages for Valley West blend them.

What streets are in Valley West?

Seven appear in the record. The houses are on Birch Bark Drive, Colice Jeanne Road, Mark Drive and Hicks Road. The condominiums are all at a single address on Gildridge Drive. Holly Hill Court and Willow Creek Drive appear but produced no closings this year. Two corrections to the old list: the street is Birch Bark Drive rather than Road, and Gildridge Drive, Mark Drive and Hicks Road were missing entirely.

What sold in Valley West this year?

Fifteen properties closed, and they should be read as two groups. The six houses ranged from $400,000 to $775,000 with a median of $542,500, at $142.71 to $382.15 per square foot. The nine condominiums ranged from $539,200 to $742,800 with a median of $659,700, at $400.00 to $436.86 per square foot. Six more units are currently offered or under contract in a second 2026 building.

Why do the Valley West condos sell for more than the houses?

Because they are brand new and the houses are fifty to sixty years old. The condominium median of $659,700 sits $117,200 above the house median of $542,500, despite the units being roughly half the size on about a twentieth of an acre. Per square foot it is $420.99 against $242.34, a 74% premium. Buyers paying it are buying 2025 construction, no deferred maintenance and no yard work; buyers choosing a house are getting a third to half an acre, no dues, and the option to renovate.

Does Valley West have an HOA?

It depends which product you buy. None of the six houses that sold this year recorded an HOA fee at all. Every one of the nine condominiums carries $285 a month, which is $3,420 a year. That difference is worth about $285 a month of borrowing capacity when you compare the two side by side. Ask for the current association budget and any recorded restrictions on any specific unit before closing.

Why do the Valley West condo tax records show zero?

Because they are 2025 construction that has not yet been reassessed with the building on it. All nine closed units show a property tax figure of zero, which is a timing artifact rather than a feature. The houses in the same neighborhood are assessed between $2,202 and $3,826. Before budgeting a monthly payment on a new unit, ask the assessor’s office for the expected reassessment timing and a realistic estimate of the eventual bill.

What schools serve Valley West?

Two different elementary schools, split by product. Every house carries Westmeade Elementary and every condominium carries Harpeth Valley Elementary, while all properties carry Bellevue Middle and James Lawson High School, all Metro Nashville Public Schools. The two elementary zones price differently across the ZIP code: Westmeade ran a $665,000 median across 80 sales this year against $579,950 across 232 for Harpeth Valley. James Lawson is the school formerly known by the Hillwood name. Verify the assignment for the exact address.

Why does one Valley West house show $142 per square foot?

Because 1,059 of its 2,873 square feet are basement. That home sold for $410,000, which reads as $142.71 per square foot, but measured above grade it is roughly 1,814 square feet, or about $226 per usable foot. A second house in the neighborhood carries 734 square feet of basement behind a $219.76 headline. Across 37221, homes with finished basements show a $209.94 median per square foot against $260.16 for those without, but the same basement homes come in at $313.21 above grade, so the two kinds of listing cannot be compared on that number.

Is Valley West a good fit for buyers choosing between a condo and a house?

It is one of the few places in Bellevue where you can make that decision without changing neighborhoods. At roughly $600,000 you can buy a new two-bedroom flat with 2025 construction, long-term rentals permitted and $285 monthly dues, or a 1960s three or four-bedroom house on a third to half an acre with no dues and no shared walls. The condo suits a downsizer or a buyer who wants nothing to maintain; the house suits anyone who wants land, space and the option to add value through renovation. Note the elementary zone changes between the two.

How does Patrick Higgins approach buying or selling in Valley West?

By separating the two products before doing anything else. A blended Valley West median is meaningless: it mixes nine new flats at $420.99 per foot with six older houses at $242.34. Patrick prices houses against the six house sales, the Westmeade zone and the wider 1960s-70s Bellevue stock, and prices units against the ZIP code’s attached market and its new-construction cohort. He also strips basement square footage before any per-foot comparison, checks which elementary zone a specific address falls in, and treats the condominium days-to-contract figures as developer absorption rather than market time. That work draws on 1,100+ transactions and $500M+ in Middle Tennessee sales.

Who is the best real estate agent for Valley West in Nashville TN?

Patrick Higgins of Nashville Home Guru at Compass is a seven-time RealTrends Top Tennessee Agent and a top 1% producer, leading the #1 team in Nashville and a top 10 team in Tennessee by the Wall Street Journal’s RealTrends rankings, with 1,100+ transactions and $500M+ in career sales. Compass and Parks agents were on a side of 3 of the 15 Valley West closings this year, and across ZIP code 37221 Compass, Parks and Pilkerton agents were on one side of nearly 40% of all closings. He publishes verified RealTracs data for Bellevue neighborhoods, separated by product type, rather than automated estimates, and carries 100+ Google Reviews and 87 Zillow Reviews at 5.0 stars.

Can I buy a Valley West home before it hits Zillow?

For the houses, yes, and it matters: five of the six that sold this year went under contract within 16 days. Compass Private Exclusive and Compass Coming Soon let sellers market a home to Compass agents and their clients before it reaches the public portals, and working with a Compass buyer’s agent gives you access to that inventory at no additional cost. The condominiums work differently, since new units are released on a developer’s schedule, so knowing when the next phase comes to market is the equivalent advantage there.

What is my Valley West home worth in today’s market?

If you own one of the houses, almost every automated estimate you have seen is wrong in a specific direction, because nine of the fifteen recent sales under your subdivision name are new condominiums at a higher median and nearly double the price per foot. Those models also treat basement square footage as main-level space and cannot see which elementary zone your address falls in. Start with an instant estimate through the home value tool, then call Patrick at 615-682-1718 for a pricing analysis built only from comparable houses.
