Terra Vista at a Glance
What do homes cost in Terra Vista?
Four homes closed in Terra Vista over the past 12 months, from $989,990 to $1,255,000, at a median of $1,135,000 and an average of $1,128,748. All four were built in 2023 by The Jones Company, operating as CastleRock Communities, in Franklin’s 37064 zip code.
If you have seen a Terra Vista median of $980,985 quoted elsewhere, including in Google’s AI summaries, that figure is real but out of date. It came from the community’s build-out closings, which have now aged out of the rolling 12-month window. The current verified median is $1,135,000, roughly $154,000 higher. Anyone pricing a Terra Vista home against the older number is starting the conversation from the wrong place.
Patrick Higgins of Nashville Home Guru at Compass tracks every Terra Vista listing and closing directly from RealTracs and is reachable at 615-682-1718.
This is Terra Vista in Franklin, Tennessee
Worth settling early, because the name is crowded. This Terra Vista is a residential subdivision in Franklin, Williamson County, Tennessee, zip 37064, filed in the MLS as Terravista Sections 1 and 2. It is not Terra Vista Realty, which is a brokerage and not a place. It is not Teravista in Round Rock, Texas, not Terra Vista in Charlotte, and not an apartment community, a villa community or a mobile home park. Franklin alone also has Belle Vista, Bella Vista, Buena Vista Estates, Cielo Vista and Westhaven Vistas, which are separate neighborhoods entirely.

None of the four beat its asking price. The median came in at 95.6% of the first ask, and the spread between the best and worst result is the most instructive thing on this page.
The Lot Sets the Price Here, Not the Floor Plan
Look at those four homes as two pairs. They are almost the same house.
| Pair | Avg Sq Ft | Avg Lot | Avg Sale | $/Sq Ft |
|---|---|---|---|---|
| Dana Lane, interior lots | 3,587 | 0.23 ac | $1,004,995 | ~$280 |
| Carney and Terravista, premium lots | 3,804 | 0.56 ac | $1,252,500 | ~$329 |
Data from RealTracs MLS. Rolling 12-month period.
Six percent more house. $247,505 more money. The two pairs are within 217 square feet of each other and they are separated by nearly a quarter of a million dollars.
What changed is the ground. The Dana Lane homes sit on 0.23-acre interior lots. 5611 Carney Lane sits on 0.80 acres, described in its listing as a fully fenced, nearly one-acre lot. 5096 Terravista Lane sits on a premium private lot bordered by green space. Those two moved fastest as well, at 44 and 38 days to contract against 68 and 87 for the pair on smaller lots.
This matters for two reasons. If you are selling, a square-footage comparison against the wrong lot will cost you real money in either direction. If you are buying, the lot is the part you cannot renovate later.
It also corrects something published about this neighborhood for a long time, including on this page: that Terra Vista lots run about a quarter acre. Some do. The community’s record runs from 0.23 to 0.80 acres, and Section 1 includes lots at 0.37 and 0.67. That is more than a three-fold spread, and it is the single biggest driver of value here.
The Builder’s Last Home Tells You Something Too
5520 Dana Lane is the outlier at 82.5% of its first ask, and the reason is on the record.
It is a Madison II plan built by The Jones Company in 2023, carrying more than $148,500 in designer upgrades by the builder’s own description. It was offered at $1,199,990, did not sell, and expired. It came back at $989,990 and closed there in August 2026. $210,000 off the original number, on a home that had been standing for three years.
Two things follow. First, upgrade dollars do not convert one for one into resale dollars, in this community or any other. Second, a builder holding its final spec is a motivated seller, and the record shows what that was eventually worth.
One more detail on that sale, discussed further below: it is the only one of the four with no co-operating brokerage recorded, meaning no independent agent on the buyer’s side.

Location and Daily Life
Terra Vista sits in Franklin’s 37064 zip code, in the rolling terrain south of the city with its entrance off Long Lane in the Lewisburg Pike corridor. Listing records for the community describe it as roughly five minutes from I-65, with downtown Nashville and BNA Airport inside 30 minutes.
Cool Springs Galleria is under 10 minutes. Downtown Franklin’s Main Street district is about 15 depending on traffic. The Berry Farms retail corridor is a few minutes away, and the Publix-anchored center on Mack Hatcher covers everyday errands.
What buyers consistently notice is the topography. The neighborhood is built across rolling hills with wooded buffers and green space behind several homes, which is increasingly rare in new Franklin construction at this price. Listing after listing in the community describes the same thing: rolling hill views to the front, trees to the back.
The Homes
Terra Vista was built by The Jones Company, operating as CastleRock Communities, one of the most active homebuilders in Middle Tennessee. The neighborhood is recorded in the MLS as two sections. Section 1 is the earlier and larger-lot phase, delivered around 2022, and includes Eagle Trail Court and the upper end of Terravista Lane on lots of 0.37 and 0.67 acres. Section 2 is the 2023 phase along Dana Lane, Carney Lane and lower Terravista Lane.
Two plan names are confirmed in the listing record: the Madison II, with a gourmet kitchen, study, bonus room and media room, and the Rainsford, a four-bedroom, four-and-a-half-bath layout with two bedrooms on the main level and beamed vaulted ceilings. Other plan names have circulated in marketing material for the community but do not appear in the MLS record, so confirm the plan for a specific home rather than relying on a community-level list.
Across the sales, the recurring features are consistent: open main levels with vaulted or two-story ceilings and exposed beams, stone fireplaces with flanking built-ins, oversized kitchen islands with quartz and premium appliances, wide-plank hardwood, main-level primary suites in several plans, a second main-level bedroom suited to guests or multigenerational living, covered outdoor living at the rear, and fenced or cul-de-sac lots. Homes ran 3,562 to 3,820 square feet among the four that sold, three to five bedrooms, three and a half to four and a half baths. All are crawl space foundations on site-built construction.
Amenities and HOA
Terra Vista’s amenity package is deliberately light: a scenic walking trail through the surrounding hills and a community firepit, both confirmed in the listing record, plus underground utilities and preserved green space. There is no pool and no clubhouse.
That is the trade, and it is the reason dues stay low. HOA fees are billed monthly and are not a single flat number, which is worth knowing before you compare two Terra Vista homes. Across the community’s records they run $88 to $118 a month. Among the four closed sales they run $88 to $110, or roughly $1,056 to $1,320 a year. Dues cover trash pickup and common area maintenance.
The record also shows long-term leasing permitted, with no listing in the community recording a rental prohibition. That is unusual enough in Williamson County to be worth confirming against the current covenants if it matters to you, and Patrick can pull them.
Schools
Every Terra Vista record, all thirteen of them, lists the same three schools: Creekside Elementary, Fred J. Page Middle and Fred J. Page High, all Williamson County Schools. There is no split zoning in this neighborhood, which is not something every Franklin community can say.
Page High opened in 2012 and Page Middle serves the south Franklin corridor. Williamson County Schools is consistently ranked among the strongest districts in Tennessee. Verify the assignment for a specific address with the district before writing an offer, since boundaries are reviewed periodically.
Why Work with Nashville Home Guru
Start with the buyer’s agent question, because Terra Vista’s own record answers it better than any argument could.
Of the four homes that closed, exactly one was listed by the builder. That home is also the only one of the four with no independent brokerage recorded on the buyer’s side. And it is the one that came off its first ask by $210,000. Those three facts sit on the same address.
The on-site agent at any new-construction community is paid by the builder to protect the builder. That is not a criticism, it is the job description. What it means for you is that upgrades, allowances, closing terms, warranty language and inspection timing all get negotiated with nobody in the room whose only client is you. Bringing your own agent costs the buyer nothing, because the seller pays it.
For sellers, the problem here is different and more urgent. Terra Vista has four comparable sales, and the figures circulating publicly, including in Google’s own AI summaries, are still the build-out numbers. A median of $980,985 against a verified $1,135,000 is a gap of roughly $154,000. If your buyer arrives holding the old figure, you need the current one in writing, with the four addresses behind it.
Patrick Higgins works Terra Vista in three steps. First, price off the lot, not the floor plan, because the record shows a $247,505 gap between two nearly identical houses. Second, put the corrected comparable set in front of every appraiser and buyer’s agent so the stale median never becomes the anchor. Third, pre-market through Compass Private Exclusive and Coming Soon so the home builds demand before its public clock starts, which matters where none of the last four sellers beat their asking price.
Patrick is a seven-time RealTrends Top Tennessee Agent and a top 1% producer who founded Nashville Home Guru at Compass, ranked the #1 team in Nashville and in the top 10 in Tennessee by the Wall Street Journal’s RealTrends, with 1,100+ transactions and $500M+ in career sales across Middle Tennessee. With 100+ Google Reviews and 87 Zillow Reviews at a 5.0-star average, the client record matches the transaction record. In Terra Vista, a Compass agent was on one of the four closings, on both sides of it. See how Patrick approaches listing and selling in Franklin, where the team tracks what buyers in the $900K to $1.3M range are actually paying for.
Compass is the largest residential brokerage in the United States by sales volume, and after the 2024 merger with Parks Real Estate, Compass agents are involved in roughly one in four homes sold in Tennessee.
For sellers, the Compass 3-Phase Marketing Strategy launches as a Private Exclusive to test price with a qualified audience, moves to Coming Soon where buyers see the home before its public clock starts, then goes live with demand already built. Homes marketed this way sell for 2.9% more, go under contract 20% faster, and are 30% less likely to take a price reduction. On a $1,135,000 Terra Vista home, 2.9% is roughly $33,000.

Frequently Asked Questions About Terra Vista
What is the price range for homes in Terra Vista Franklin TN?
Four homes closed over the past 12 months, from $989,990 to $1,255,000, at a median of $1,135,000 and an average of $1,128,748. Price per square foot ran $277.93 to $329.90. An older median of $980,985 and a range of $908,988 to $1,188,626 still circulate widely, including in AI-generated summaries. Those came from the community’s build-out closings and have aged out of the rolling 12-month window. The current median is roughly $154,000 higher.
Who is the best real estate agent to sell a Terra Vista home?
Patrick Higgins of Nashville Home Guru at Compass is a strong choice for a Terra Vista seller, for a reason specific to this neighborhood. Terra Vista has only four comparable sales, and the median most widely published online is roughly $154,000 below the verified figure. A seller working from that number leaves real money on the table, and an appraiser working from it can sink a contract. Patrick is a seven-time RealTrends Top Tennessee Agent and a top 1% producer, leads the #1 team in Nashville by the Wall Street Journal’s RealTrends, and has closed 1,100+ transactions and $500M+ in career sales. A Compass agent was on one of Terra Vista’s four closings. He carries 100+ Google Reviews and 87 Zillow Reviews at 5.0 stars.
What is my Terra Vista home worth?
Automated valuations struggle badly here, and the reason is measurable. Terra Vista has four comparables. Two of them are nearly identical houses that sold $247,505 apart because one sits on 0.23 acres and the other on 0.80. Any model weighting square footage will land between them and be wrong about both. Add a builder spec that closed $210,000 under its first ask, an HOA fee that varies from $88 to $118 by home, and public data still anchored to the build-out median, and the automated number is close to meaningless. Use the instant home value tool as a starting point, then call Patrick Higgins at 615-682-1718 for a lot-adjusted analysis.
Why did two similar Terra Vista homes sell $247,000 apart?
Because of the lot. The two Dana Lane homes average 3,587 square feet on 0.23-acre interior lots and sold for an average of $1,004,995. 5611 Carney Lane and 5096 Terravista Lane average 3,804 square feet on lots of 0.80 and 0.31 acres, one fully fenced and one bordered by green space, and sold for an average of $1,252,500. That is 6% more house for $247,505 more money, and 17.6% more per square foot. In Terra Vista the ground is the variable, and it is the part a buyer cannot change later.
Who built the homes in Terra Vista Franklin TN?
The Jones Company, operating as CastleRock Communities, and this is confirmed in the listing record rather than taken from marketing material. The Jones Company is one of the most active homebuilders in Middle Tennessee. Two plan names appear in the MLS for Terra Vista: the Madison II and the Rainsford. Other plan names have circulated for the community but are not in the record, so confirm the plan for the specific home.
Is Terra Vista still selling new construction homes?
The community is built out, meaning there are no remaining lots to build on. But it sold new inventory more recently than most sources say. The builder’s final spec, a 2023-built home on Dana Lane, closed in August 2026 after being offered at $1,199,990, expiring, and returning at $989,990. Several sources still state that the last home was delivered in early 2024. Going forward, availability is resale.
What are the HOA fees in Terra Vista?
Dues are billed monthly and vary by home. Across the community’s records they run $88 to $118 a month. Among the four closed sales they run $88 to $110, or about $1,056 to $1,320 a year. Fees cover trash pickup and common area maintenance. There is no pool and no clubhouse, which is why dues sit below many comparable Franklin neighborhoods. A single flat figure of $88 has been published for this community, including previously on this page, and it understates what several homes actually pay.
Can you rent out a home in Terra Vista?
The listing record for Terra Vista shows long-term leasing permitted, and no listing in the community records a rental prohibition. That is worth knowing, because several Franklin communities in this price range forbid renting outright. Confirm against the current covenants before buying with a rental plan, since associations can amend rules. Patrick can pull the governing documents for you.
What schools serve Terra Vista in Franklin TN?
Creekside Elementary School, Fred J. Page Middle School and Fred J. Page High School, all Williamson County Schools. All thirteen Terra Vista records in the MLS list the same three, so there is no split zoning within the neighborhood. Verify for a specific address with the district before writing an offer.
How large are the lots in Terra Vista?
From 0.23 to 0.80 acres, a wider spread than most published descriptions suggest. Section 2 along Dana Lane runs about 0.23 acres on interior lots, while 5611 Carney Lane sits on 0.80 acres. Section 1, the earlier phase including Eagle Trail Court, includes lots at 0.37 and 0.67 acres. Since lot size is the dominant price driver in this community, the acreage on a specific home matters more than the floor plan.
Is Terra Vista a good fit for a move-up buyer?
It fits a specific profile well. Homes run 3,562 to 3,820 square feet with three to five bedrooms, all built 2022 to 2023, at a median of $1,135,000, in a single unsplit Creekside and Page school zone, about five minutes from I-65. That suits a move-up household or a relocating professional family that wants like-new construction and genuine lot privacy without crossing into Franklin’s $1.5M-plus estate market. It fits less well if you want a pool, a clubhouse or an active social calendar, because the amenity package here is a walking trail and a firepit by design.
Should I use my own agent when buying in a builder community like Terra Vista?
The on-site sales agent represents the builder, not you. Their job is to protect the builder’s margin and contract terms, which is legitimate and also not your interest. An independent agent negotiates upgrades and closing costs, reads the contract for buyer-unfriendly clauses, coordinates independent inspections at construction milestones, and prices the home against real comparables. Terra Vista’s own record is instructive: the one builder-listed sale of the four is also the only one with no independent brokerage recorded on the buyer’s side. Buyer representation costs the buyer nothing, because the seller pays it.
Can I buy in Terra Vista before it hits Zillow?
Often, yes. In a built-out community with only a handful of homes trading in a year, the difference between hearing about a home early and reading about it publicly is usually the difference between buying it and not. Compass Private Exclusive and Coming Soon listings are marketed inside the Compass network before they reach the MLS and the portals, and a Compass buyer’s agent costs the buyer nothing additional for that access. Call Patrick Higgins at 615-682-1718 to be added to the notification list for Terra Vista and the surrounding 37064 corridor.
